3.0 SITE AND PROJECT DESCRIPTION <br />3.1 Site Conditions <br />The subject site is located at the southeast corner of the intersection of South Broadway Street <br />and East Edinger Avenue in Santa Ana, California. The site address is 1501 South Broadway <br />Street. The site is bounded to the north by East Edinger Avenue, to the west by South Broadway <br />Street, to the east by a single family residence, and to the south by the Alta Med Medical Group <br />building. <br />The site is a nearly rectangular-shaped parcel, 0.26* acres in size. The site is presently <br />developed with a gasoline service station. The station includes a small mini-mart structure, 985* <br />ft2 in size, located in the east-central region of the site and three pump islands covered by a <br />common canopy. The fuel pumps are located in the west-central area of the site and the <br />underground storage tanks (USTs) are located in the northeast corner of the site. An existing 6- <br />foot high block wall is located along the eastern property line. Landscape planters are located in <br />the northwest corner of the site and along the southern property line. The ground surface cover <br />throughout the remainder of the site consists of asphaltic concrete and Portland cement <br />concrete pavements. <br />Topographic information for the subject site was obtained from the ALTA survey. The ALTA <br />survey indicates that the site topography is relatively flat. The site topography ranges from a <br />topographic high of 74.82 feet msI (mean sea level) in the eastern area of the site and a <br />topographic low of 72.66 feet msI in the southwest corner of the site. <br />3.2 Proposed Development <br />Based on the site plan provided by Travis Companies, Inc., the existing mini-mart will be <br />demolished in its entirety. The existing canopy, pump islands, and USTs are to remain in place. <br />A new convenience store, 1,175* M in size will be constructed along the eastern perimeter of <br />the site, in the area of the existing mini-mart. The building will be constructed in a zero-lot line <br />condition, immediately adjacent to the eastern property line. A new trash enclosure will be <br />constructed at the southeast corner of the property. New asphaltic concrete pavements and <br />landscaping will be constructed to the south of the proposed building. <br />Based on the architectural plans that were provided to our office, the new convenience store will <br />be a single story structure of wood-frame and masonry block construction, typically supported <br />on a conventional shallow foundation system with a concrete slab-on-grade floor. Detailed <br />structural information was not available at the time of this report.
