603284-001 <br />1.0 INTRODUCTION <br />1.1 Site Location and Description <br />The approximately 7.1-acre site is located at 1901 and 1919 North Fairview <br />Street in the City of Santa Ana, California (latitude 33.76184° and longitude - <br />117.90095°). The site and immediate vicinity are shown on Figure 1, Site <br />Location Map. <br />The site is currently occupied by vacant buildings, which are to be demolished to <br />accommodate the proposed development. Topographically, the site is generally <br />level with sheet flow drainage over paved surfaces from north to south and into <br />the storm drain system, which empties into the concrete-lined Santa Ana River <br />channel and levee located approximately 200 feet south and east of the site. <br />Riverview Golf Course, located several hundred feet northeast of the 17th Street <br />overcrossing, is located along both sides of the Santa Ana River. The river <br />channel is unlined along this section which allows irrigation water and seasonal <br />runoff to percolate into the subsurface. <br />The surrounding areas consist of residential buildings to the south, east, and <br />west; and a mixed-use commercial building to the north. According to the ALTA <br />Survey prepared by Thienes Engineering, the ground surface at the site ranges <br />from approximately Elevation (El.) +101 feet mean sea level (msl) in the northern <br />portion to El. +99.5 feet msI in the southern portion. <br />The existing northerly building is rectangular in shape, three-stories in height, <br />and has approximately 38,250 square feet of total floor area. This building is <br />reportedly a steel frame structure with wood framed floors and roof supported on <br />shallow spread footings. <br />The existing southerly building is a 42,600-square-foot, single-story concrete tilt- <br />up structure supported on spread footings. <br />1.2 Purpose and Scope <br />The purpose of this study was to conduct a geotechnical exploration program in <br />general accordance with the California Building Code (CBC).
