Alliance Residence October 18,2016 <br />J.N.: 2530.00 <br />Page 1 <br />1.0 INTRODUCTION <br />1.1 PURPOSE AND SCOPE <br />The purposes of our work was to evaluate geotechnical conditions within the proj ect area as reported <br />in the referenced Group Delta Consultants report (June 17, 2016) and Southern California <br />Geotechnical report (February 12, 2015), as well as to provide conclusions and recommendations <br />relevant to the design and construction of the proposed mixed-use development at the subject site. <br />The scope of this investigation included the following: <br />• Review of the referenced geologic and seismic data for the site and surrounding area <br />• Review of aerial photographs contained in our library for the site and surrounding area <br />• Review of the referenced geotechnical reports prepared by Group Delta Consultants and <br />Southern California Geotechnical <br />• Review of the referenced Rough Grading Plans <br />• Engineering analyses of data obtained from our review <br />• Evaluation of site seismicity, liquefaction potential, and settlement potential <br />• Preparation of this report <br />1.2 SITE LOCATION AND DESCRIPTION <br />The subject site comprises roughly 18.84-acres at the north corner of the intersection of Red Hill <br />Avenue and Dyer Road, in the City of Santa Ana, California. The property is bordered by <br />commercial and office buildings to the northwest and northeast, by Dyer Road to the southwest and <br />by Red Hill Avenue to the southeast. The location of the site and its relationship to the surrounding <br />areas is shown on Figure 1, Site Location Map. <br />The subject site was previously occupied by a large concrete tilt-up office building with associated <br />asphalt concrete drive aisles, parking stalls and local landscape elements. We understand that <br />demolition operations have initiated within the property and portions of the large building have been <br />demolished along with the pavement and landscape elements. We understand that the remaining <br />portion of the existing building will be protected in place within the proposed development and <br />tenant improvements to the existing building will be performed by the current building owner or <br />their representatives. Several small to large stockpiles of crushed concrete, crushed asphalt concrete <br />and various miscellaneous debris piles exist at various locations within the site. The site is currently <br />bounded by chain link fencing. <br />ALBUS-KEEFE & ASSOCIATES, INC.
