Alliance Residence October 18,2016 <br />J.N.: 2530.00 <br />Page 3 <br />1.3 PROPOSED DEVELOPMENT <br />The proposed development will consist of 4- to 5-story, podium and wrap-style, apartment buildings <br />with lower level commercial/retail elements surrounding three, 6- to 7-level parking structures. The <br />project will include multiple outdoor courtyards, a central park, pools, clubhouses, and fitness <br />centers. The project site is shown in Figure 1. <br />All structures are anticipated to be constructed on grade. The proposed residential buildings are <br />planned to be supported primarily on post-tensioned mat foundations. The average mat pressure is <br />anticipated to be between 400 and 600 psf. Higher localized pressure may occur at the locations of <br />interior and exterior walls which would impose line loads of about 5 and 3 kips per linear foot for <br />interior and exterior walls, respectively. The maximum column load in the amenity and retail space <br />is about 150 kips and 400 kips, respectively. The maximum column loads of the parking structures <br />will be on the order of 1500 kips. <br />2.0 RESEARCH AND REVIEW <br />We have reviewed the referenced reports prepared by Group Delta Consultants (GDC) dated June <br />17, 2016 and Southern California Geotechnical (SCG) dated February 12, 2015. A total of twelve, <br />8-inch diameter, hollow-stem auger borings were excavated by GDC to depths ranging from 51.5 <br />feet to 101.5 feet below the ground surface and a total of six, 8-inch diameter, hollow-stem auger <br />borings were excavated by SCG to depths ranging from 20 feet to 55 feet beneath the ground <br />surface. In addition, a total of 14 Cone Penetration Tests (CPT's) were advanced under the direction <br />of GDC to a maximum depth of 125 feet beneath the ground surface. The boring logs and plots of <br />CPT data are included in Appendix A. Approximate boring and CPT locations are indicated on the <br />enclosed Geotechnical Map, Plate 1. <br />Laboratory testing reported by GDC and SCG included in-situ moisture contents and dry densities, <br />Atterberg limits, grain size distributions, triaxial consolidated isotropically undrained compression <br />(CIUC), one dimensional consolidation, expansion index, soil corrosivity, maximum <br />density/optimum moisture, and Resistance R-value. Laboratory test results from the referenced <br />GDC and SCG reports are included in Appendix B. <br />Selected geologic publications and maps for the site and nearby vicinity (see references) were also <br />reviewed. Data from these sources were utilized to develop some of our findings and conclusions <br />presented in this report. <br />ALBUS-KEEFE & ASSOCIATES, INC.
