THE CONTRACTOR SHALL BE RESPONSIBLE FOR DELIVERING A COMPLETE AND USABLE <br />FACILITY WHICH WILL FUNCTION PER THE DESIGN INTENT OF THE CONSTRUCTION DOCUMENTS. <br />THE INTENT OF THESE DRAWINGS IS TO PROVIDE DIRECTION TO BUILD AND COMPLETE THE <br />CONSTRUCTION OF TENANT IMPROVEMENTS OF AN EXISTING GROUND FLOOR LEASED AREA <br />FOR FOOD SERVICE PURPOSES AND LOCATED IN CALIFORNIA. <br />2. EXECUTE WORK IN ACCORDANCE WITH ANY AND ALL APPLICABLE FEDERAL, STATE & <br />LOCAL CODES, REGULATIONS, LAWS, ORDINANCES AND MANUFACTURER'S <br />RECOMMENDATIONS AND TRADE AND REFERENCE STANDARDS. IN CASE OF CONFLICT, MOST <br />STRINGENT REQUIREMENTS SHALL APPLY. REFER TO BUILDING AND SITE DATA AND PROJECT <br />STATISTICS FOR REFERENCE CODE INFORMATION. <br />3. THE DRAWINGS AND SPECIFICATIONS WERE PREPARED TO THE BEST OF OUR <br />KNOWLEDGE TO CONFORM WITH 2022 CALIFORNIA BUILDING CODE AS ADAPTED AND <br />AMENDED BY THE GOVERNING REGULATORY AGENCIES. SHOULD THE CONSTRUCTION BE <br />DELAYED BEYOND IMMEDIATE PERMITTING, THESE DRAWINGS SHOULD BE REVIEWED FOR <br />CONFORMITY WITH LOCAL AND NATIONAL REQUIREMENTS. REFERENCE AND INCORPORATE PROJECT MANUAL AND ALL CONSULTANT/OWNER <br />SPECIFICATIONS, SURVEYS, AND TESTING REPORTS AS PART OF THE COMPLETE <br />CONSTRUCTION DOCUMENT SET. <br />5. EACH AND EVERY PART OF THE BUILDING (FRAMING, FINISHES, EQUIPMENT, ELECTRICAL, <br />PLUMBING, MECHANICAL AND STRUCTURAL BUILDING SYSTEMS) SHALL BE INSTALLED AND <br />CONNECTED BY THE CONTRACTOR AND BE FULLY OPERATIONAL. CONTRACTOR IS REQUIRED <br />TO PROVIDE AND CONNECT ALL UTILITIES REQUIRED FOR SUCH ITEMS. ALL WORK AND <br />NECESSARY RELATED WORK REQUIRED TO PROVIDE A FULLY OPERATIONAL BUILDING WITHIN <br />THE SCOPE OF WORK SHALL BE INCLUDED IN THE TOTAL BID, INCLUDING ALL NECESSARY <br />LABOR, MATERIALS, EQUIPMENT, TAXES, FEES, SPECIAL INSPECTIONS, INSURANCE, ETC. <br />6. CONTRACTOR IS FULLY RESPONSIBLE FOR COORDINATING SUBCONTRACTORS AND ALL <br />MEANS AND METHODS OF INSTALLATION AND SEQUENCING RELATED TRADES. <br />7. CONTRACTOR SHALL VERIFY ALL EXISTING CONDITIONS AND ALL DIMENSIONS BY FIELD <br />MEASUREMENT AND SHALL TAKE ANY AND ALL MEASUREMENTS NECESSARY TO VERIFY THE <br />DRAWINGS OR PERFORM THE WORK PROPERLY . IMMEDIATELY NOTIFY THE DESIGNER OF ANY <br />DISCREPANCIES AND OBTAIN CLARIFICATION BEFORE PROCEEDING WITH THE AFFECTED <br />WORK. ANY DISCREPANCIES SHALL BETWEEN THE DRAWINGS AND THE DIMENSIONS SHALL <br />NOT BE THE REASON FOR ANY EXTRA COST OR DELAY IN THE EXECUTION OF THE WORK AND <br />SHALL BE PERFORMED PER THE INTENT OF THE CONTRACT DOCUMENTS AT NO EXTRA COST <br />TO THE OWNER (THE ARCHITECT SHALL B E CONSULTED IN ALL CASES WHERE CUTTING INTO A <br />PORTION OF THE BUILDING IS EITHER DESIRABLE OR NECESSARY SO THAT THE SATISFACTORY <br />REINFORCEMENT MAY BE PROVIDED) <br />8. OTHER WORK NOT INCLUDED IN THIS CONTRACT WILL BE EXECUTED DURING THE <br />CONTRACT TIME, INCLUDING BUT NOT EXCLUSIVE TO FURNITURE INSTALLATION AND <br />TELECOMMUNICATION CABLING. MAKE ALL PROVISIONS FOR NOT IN CONTRACT (N.I.C.) ITEMS, <br />COOPERATE WITH PERSONNEL AND PROVIDE ACCESS TO AREAS, SERVICES, ETC. <br />COORDINATED CONSTRUCTION ACTIVITIES UNDER THIS CONTRACT WITH N.I.C. ACTIVITIES SO AS <br />NOT TO IMPEDE THEIR WORK AND SCHEDULE. <br />9. COORDINATE SPACE REQUIREMENTS AND INSTALLATION OF ELECTRICAL, <br />TELECOMMUNICATION, PLUMBING, MECHANICAL, AND SECURITY SYSTEM WORK. ESTABLISH <br />ROUTING FOR PIPING, WIRING, DUCTWORK, AND CONDUIT PARALLEL WITH THE LINE OF THE <br />BUILDING U.O.N. UTILIZE SPACES EFFICIENTLY TO MAXIMIZE ACCESSIBILITY FOR OTHER <br />INSTALLATIONS, FOR MAINTENANCE, AND FOR REPAIRS. IN FINISHED AREAS CONCEAL PIPING, <br />DUCTWORK WIRING AND CONDUITS. <br />10. THE CONTRACTOR SHALL APPLY FOR AND OBTAIN AT HIS EXPENSE, ALL PERMITS <br />REQUIRED BY REGULATORY AGENCIES. THE CONTRACTOR'S COSTS SHALL INCLUDE THE COST <br />OF PROPER INSURANCE AS REQUIRED BY STATE AND LOCAL LAWS. NATIONAL BUILDING <br />REGULATIONS OR CODES TO ADEQUATELY PROTECT PERSONS AND PROPERTY. A COPY OF <br />SUCH INSURANCE COVERAGE SHALL BE FURNISHED TO THE OWNER AND LANDLORD PRIOR TO <br />COMMENCEMENT OF ANY WORK. <br />11. PRIOR TO BEGINNING WORK, PROVIDE CERTIFICATE OF INSURANCE, PAYMENT AND <br />PERFORMANCE BONDS AS REQUIRED. <br />12. LIEN WAIVERS AND PAYMENT AFFIDAVITS SHALL BE REQUIRED FROM THE CONTRACTOR, <br />SUBCONTRACTOR, AND VENDORS AT ALL PROGRESS PAYMENTS AND FINAL PAYMENT BEFORE <br />ANY PAYMENT NEED BE MADE BY THE OWNER. <br />13. ALL WORK PERFORMED BY CONTRACTOR AND SUBCONTRACTORS SHALL BE <br />WARRANTED FOR CORRECTION OR REPLACEMENT OF DEFECTIVE WORK FOR THE PERIOD OF <br />1 YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION. <br />14. THE CONTRACTOR SHALL NOT DETAIL, ORDER AND/OR FABRICATE ANY MATERIAL <br />WITHOUT FIRST COORDINATING THE SAME WITH ACTUAL FIELD CONDITIONS. THE CONTRACTOR <br />ALONE IS RESPONSIBLE THE PROPER FITTING AND CONNECTION OF MATERIALS AND <br />EQUIPMENT. <br />15. INSTALL PREFABRICATED ITEMS AND FINISHES IN ACCORDANCE WITH MANUFACTURER'S <br />RECOMMENDATIONS. PREPARE ALL ADJOINING FINISHES, FRAMING AND FLASHINGS PER <br />MANUFACTURER'S RECOMMENDATIONS WHERE MAINTENANCE OR INSTALLATION <br />INSTRUCTIONS ARE NOT PROVIDED OR ARE IN CONFLICT WITH THE DRAWINGS OR <br />SPECIFICATIONS, THE FURNISHING CONTRACTOR SHALL PROVIDE COPIES TO ALL AFFECTED <br />SUBCONTRACTORS <br />16. ALL ITEMS LISTED OR CALLED OUT ON THE DRAWINGS BY MANUFACTURER AND MODEL <br />NUMBER ARE TO SET PERFORMANCE STANDARDS FOR QUALITY AND FUNCTION. PROCEDURES SUBMITTAL PREPARATION - CONTRACTOR MAY USE ANY OR ALL OF THE <br />FOLLOWING OPTIONS: <br />A. SUBCONTRACTORS AND SUPPLIERS PROVIDE ELECTRONIC (PDF) SUBMITTALS TO <br />CONTRACTOR VIA THE SUBMITTAL EXCHANGE WEBSITE. <br />B. CONTRACTOR SHALL TRANSMIT EACH SUBMITTAL TO ARCHITECT USING THE SUBMITTAL <br />EXCHANGE WEBSITE, WWW.SUBMITTALEXCHANGE.COM. <br />22.3. ALLOW DESIGNER ONE WEEK TO REVIEW AND COMMENT. DESIGNER REVIEW WILL BE <br />FOR CONFORMANCE WITH DESIGN CONCEPT ONLY. <br />22.4. DESIGNER REVIEW COMMENTS WILL BE MADE AVAILABLE ON THE SUBMITTAL <br />EXCHANGE WEBSITE FOR DOWNLOADING. THE REPRESENTATIVE SHALL NOT BE CHANGED EXCEPT WITH THE <br />CONSENT OF THE OWNER. THE REPRESENTATIVE SHALL BE IN FULL CHARGE OF THE WORKS <br />AND ALL INSTRUCTIONS GIVEN TO THE REPRESENTATIVE SHALL BE BINDING. <br />31. THE CONTRACTOR SHALL MAINTAIN A COMPLETE SET OF THE CONTRACT DRAWINGS FOR <br />RECORD MARK-UP PURPOSES THROUGHOUT THE CONTRACT TIME. MARK UP THESE <br />DRAWINGS DURING THE COURSE OF WORK TO SHOW BOTH CHANGES AND ACTUAL <br />INSTALLATION IN SUFFICIENT FORM TO COMPRISE A COMPLETE RECORD FOR THE OWNER'S <br />PURPOSES. GIVE PARTICULAR ATTENTION TO WORK WHICH WILL BE CONCEALS AND <br />DIFFICULT TO MEASURE AND RECORD AT A LATER DATE, AND TO WORK WHICH MAY REQUIRE <br />SERVICING OR REPLACEMENT DURING THE LIFE OF THE PROJECT. BIND PRINTS INTO <br />MANAGEABLE SETS WITH DURABLE PAPER COVERS LABELED "AS-BUILT DRAWINGS", AND <br />TRANSMIT TO OWNER. <br />32. THE ARCHITECT OF RECORD SHALL BE THE LEAD POINT OF CONTACT FOR ALL <br />QUESTIONS, CLARIFICATIONS, AND REQUESTS FOR INFORMATION. ALL CHANGES TO THE <br />CONTRACT DOCUMENT AND RESULTING CHANGES TO THE CONTRACT SUM (IF ANY) OR <br />CHANGES IN THE PROJECT DURATION (IF ANY) WILL BE ISSUED AND/OR APPROVED BY <br />OWNER AND ARCHITECT OF RECORD. <br />33. CONSTRUCTION PROGRESS MEETINGS SHALL OCCUR WEEKLY AND BE ATTENDED BY <br />CONTRACTOR, ARCHITECT AND/OR OWNER. MEETINGS SHALL BE AT THE JOB SITE OR BY <br />TELECONFERENCE <br />JOB SITE PREPARATION, PROTECTION AND MAINTENANCE <br />1. BEFORE BEGINNING WORK VERIFY LOCATION OF ALL EXISTING UTILITIES. MAINTAIN ALL <br />SYSTEMS, SUCH AS BUT NOT LIMITED TO, WATER, SEWER, POWER, TELEPHONE, ETC. THAT <br />SUPPLY THIS AND OTHER BUILDINGS ON THE SITE OR ADJACENT SITES DURING ALL PHASES <br />OF THE WORK. <br />2. SCHEDULE AND PERFORM WORKS SO THAT OTHER TENANTS IN THE BUILDING ARE NOT <br />DISTURBED. SCHEDULE ALL WORK FOR REGULAR BUSINESS HOURS UNLESS OTHERWISE <br />NOTED BY BUILDING REGULATIONS OR THE CONTRACT DOCUMENTS. PROVIDE 48 HOURS <br />NOTIFICATION TO ALL AFFECTED PARTIES OF ANY INTERRUPTIONS REQUESTED.
