WALL LEGENDMARK <br />KEY DESCRIPTION <br />?? <br />1.THE WORD 'CONTRACTOR' MEANS THE GENERAL CONTRACTOR, AND WHERE APPLICABLE <br />BY TRADE, SUBCONTRACTORS. IT IS THE SOLE RESPONSIBILITY OF THE GENERAL <br />CONTRACTOR TO COORDINATE THE WORK OF ALL TRADES AS THEY AFFECT ONE <br />ANOTHER. <br />2.CONTRACTOR SHALL BE USED TO REPRESENT ALL THE SUBCONTRACTORS, MATERIAL <br />SUPPLIERS AND OTHER TRADES NECESSARY FOR THE SUCCESSFUL COMPLETION OF THE <br />WORK. <br />3.CONTRACTOR SHALL BE RESPONSIBLE FOR REVIEWING ALL NOTES PRIOR TO FINALIZING <br />CONSTRUCTION CONTRACT. <br />4.CONTRACTOR SHALL BE RESPONSIBLE FOR ALL REQUIRED SAFETY PRECAUTIONS AND <br />THE METHODS, TECHNIQUES, OR PROCEDURES TO PERFORM HIS/HER WORK. <br />5.CONTRACTOR IS TO PROVIDE THE ARCHITECT AND ANY OTHER MEMBER OF THE DESIGN <br />TEAM, A 48-HOUR MINIMUM ADVANCE NOTICE PERIOD FOR ALL REQUESTED AND <br />REQUIRED FIELD REVIEWS. <br />6.THE CONTRACTOR SHALL MAINTAIN LIABILITY INSURANCE TO PROTECT HIMSELF AND <br />HOLD THE OWNER AND ARCHITECT HARMLESS FROM ANY AND ALL CLAIMS FOR DAMAGES <br />OF PERSONAL OR BODILY INJURY, OR DEATH, OR PROPERTY DAMAGE DURING <br />THE COURSE OF THE CONTACT. NOTHING CONTAINED IN THESE DRAWINGS OR <br />IN ANY ACCOMPANYING CONTRACT DOCUMENTS SHALL CREATE ANY CONTRACTUAL <br />RELATIONSHIP BETWEEN. <br />7.THE CONTRACTOR AND THE ARCHITECT. THE APPROVAL OF PLANS AND SPECIFICATIONS <br />DOES NOT PERMIT THE VIOLATION OF ANY APPLICABLE CODE, CITY ORDINANCES OR <br />STATE LAWS. IF THE CONTRACTOR PERFORMS ANY WORK CONTRARY TO APPLICABLE <br />LAWS, ORDINANCES, AND RULES AND REGULATIONS, WITHOUT GIVING PRIOR WRITTEN <br />NOTICE TO THE ARCHITECT , S/HE SHALL ASSUME FULL RESPONSIBILITY THEREIN, AND <br />WILL BEAR ALL COST ATTRIBUTABLE HERETO. <br />8.CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING APPROVAL BY THE BUILDING <br />INSPECTOR OF ALL CONCEALED WORK BEFORE CLOSING UP. THE OWNER SHALL PAY FOR <br />AND THE CONTRACTOR SHALL ACQUIRE THE BUILDING PERMIT. THE CONTRACTOR SHALL <br />ACQUIRE ALL OTHER PERMITS, COMPLIANCE REQUIREMENTS, AND INSPECTIONS <br />NECESSARY FOR THE PROPER EXECUTION OF THE WORK IN ACCORDANCE WITH <br />APPLICABLE CODES AND GOVERNING REGULATIONS. <br />9.ALL MATERIALS AND WORK SHALL CONFORM TO ALL GOVERNING BUILDING CODES AND <br />REGULATIONS. <br />10.ALL PAINT, STAIN AND OTHER MATERIALS MUST COMPLY WITH LOCAL, STATE, AND <br />FEDERAL AIR POLLUTION CONTROL MANDATES. THE CONTRACTOR SHALL PROVIDE <br />TEMPORARY BRACES, SHORING AND GUYS REQUIRED TO SUPPORT ALL LOADS TO WHICH <br />THE BUILDING STRUCTURE AND COMPONENTS, ADJACENT SOILS AND STRUCTURES, <br />UTILITIES AND RIGHTS-OF-WAY MAY BE SUBJECTED DURING CONSTRUCTION. <br />11.CONTRACTOR SHALL KEEP PREMISES SECURE, CLEAN AND HAZARD FREE AT ALL TIMES <br />WITH ALL DEBRIS REMOVED AT THE END OF THE DAY. <br />12.WORK SHALL BE PERFORMED IN A SAFE MANNER OBSERVING ALL STANDARD OSHA <br />CODES. <br />13.CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING EQUIPMENT, MATERIALS AND <br />WORK IN NEAT, CLEAN, ORDERLY AND SAFE CONDITION AT ALL TIMES. AT THE <br />COMPLETION OF CONSTRUCTION, REMOVE ALL EXCESS MATERIALS AND REFUSE FROM <br />THE SITE. LEAVE ALL SURFACES WITHIN CONSTRUCTION SITE FREE FROM DUST, DIRT, <br />AND STAINS. THE CONTRACTOR SHALL REPAIR OR REPLACE ANY SURFACES OR ITEMS <br />DAMAGED BY CONSTRUCTION TO THE SATISFACTION OF THE ARCHITECT AND OWNER. <br />UPON COMPLETION OF WORK, ALL WORK AREAS SHALL BE LEFT BROOM CLEAN AND <br />DEBRIS SHALL BE REMOVED FROM THE SITE BY THE CONTRACTOR. <br />14.THE CONTRACTOR SHALL PROVIDE THE NECESSARY STORAGE SPACE FOR THE <br />PROTECTION OF DOCUMENTS, TOOLS, AND MATERIALS AT THE SITE. <br />15.CONTRACTOR SHALL PROVIDE TEMPORARY POWER, WATER, AND TOILET FACILITIES ON <br />THE JOB SITE IF NECESSARY OR REQUIRED BY LOCAL CODE. BUILDING ADDRESS SHALL <br />BE PROVIDED ON THE BUILDING IN SUCH A POSITION AS TO BE LEGIBLE FROM THE <br />STREET. (SECTION 501.2) THE PLUMBING AND ELECTRICAL SUBCONTRACTORS SHALL <br />PROVIDE AND INSTALL ROUGH PLUMBING AND FINAL HOOK-UP FOR ALL THE SPECIFIED <br />FIXTURES, EQUIPMENT, CABINETRY, FURNISHINGS AND ALL OTHER ITEMS REQUIRED BY <br />LOCAL CODES. <br />16.THE CONTRACTOR SHALL COORDINATE AND SCHEDULE ALL WORK WITH THE APPROVAL <br />OF THE OWNER. CONTRACTOR SHALL PROVIDE THE OWNER WITH A FULL CONSTRUCTION <br />SCHEDULE PRIOR TO THE START OF ANY WORK. <br />17.THE CONSTRUCTION SCHEDULE SHALL BE UP TO DATE AT ALL TIMES AND BE PRINTED <br />AND ON SITE AND/OR AVAILABLE TO THE OWNER AT ALL TIMES. <br />18.THE CONTRACTOR SHALL NOTIFY THE OWNER OF ANY DELAYS OR CHANGE OF SCHEDULE. <br />19.THE GENERAL CONTRACTOR SHALL MAINTAIN A FULL SET OF DRAWINGS, SPECIFICATIONS, <br />AND APPROVED SHOP DRAWINGS AND ALL REQUIRED PERMITS AND PERMIT DRAWINGS <br />ON THE JOBSITE AT ALL TIMES. THEY SHALL BE MADE AVAILABLE TO THE OWNER AND <br />ARCHITECT ON REQUEST. BEFORE SUBMITTING ANY PROPOSAL, IT SHALL BE THE <br />RESPONSIBILITY OF THE GENERAL CONTRACTOR TO FAMILIARIZED HIM/HERSELF WITH ALL <br />CONDITIONS AT THE SITE RELATIVE TO EXITING WORK, MATERIALS TO BE MATCHED, <br />WORKING SPACE AVAILABLE, ACCESS, AND ALL OTHER ASPECTS AFFECTING THE SCOPE <br />OF THE WORK TO THE MAKING OF AN INTELLIGENT BID. NO INCREASE IN COST OR <br />EXTENSION IN PERFORMANCE TIME WILL BE CONSIDERED FOR FAILURE TO KNOW THE <br />SITE CONDITIONS. <br />20.CONTRACTOR SHALL ERECT AND MAINTAIN TEMPORARY BARRICADES AND DUST-PROOF <br />PARTITIONS A NEEDED FOR PROTECTION AGAINST ACCIDENT, AND SHALL CONTINUOUSLY <br />MAINTAIN ADEQUATE PROTECTION OF HIS WORK AND THE OWNER'S PROPERTY FROM <br />DAMAGE OR LOSS ARISING IN CONNECTION WITH CONSTRUCTION. <br />21.UNLESS ITEMS ARE SPECIFICALLY ITEMIZED IN CONTRACT DOCUMENTS AS NOT IN <br />CONTRACT (NIC), THEY WILL BE ASSUMED TO BE INCLUDED IN THE ESTIMATE OR <br />CONTRACT PRICE. <br />22.ANY ALLOWANCE ITEMS SHALL BE SPECIFICALLY IDENTIFIED AS ALLOWANCE AND <br />INCLUDED IN THE ESTIMATE OR CONTRACT PRICE. <br />23.CONTRACTOR SHALL IMMEDIATELY NOTIFY THE OWNER OF ANY EXTRA COSTS ARISING <br />FROM THE EXECUTION OF HIS CONTRACT OR SUBCONTRACTS AND SHALL RECEIVE <br />OWNER'S WRITTEN APPROVAL OF SAME PRIOR TO STARTING THE WORK. <br />24.CONTRACTOR SHALL NOT USE ANY POTENTIALLY HAZARDOUS MATERIAL OR PRODUCTS IN <br />THE CONSTRUCTION AND SHALL ADVISE OWNER OF ANY POTENTIALLY HAZARDOUS <br />MATERIAL OR PRODUCTS RECOMMENDED, SELECTED, OR SPECIFIED PRIOR TO <br />PURCHASING OR INSTALLING. <br />25. NO HAZARDOUS MATERIALS WILL BE STORED AN/OR USED WITHIN THE BUILDING WHICH <br />EXCEED THE QUANTITIES AS REGULATED BY APPLICABLE CODES OR GREEN BUILDING <br />PRACTICES, WHICH EVER IS MORE STRICT.
