The minimum net clear opening width dimension <br />shall be 20 inches. <br />b. The minimum net clear opening height dimension <br />shall be 24 inches. <br />c. The minimum net clear opening area shall be 5.7 <br />square feet (820 square inches) <br />d. The openings shall have the bottom of the clear <br />opening not greater than 44 inches measured from <br />the floor. <br />BATHROOMS: <br />1. All shower enclosures, regardless of shape, shall have a minimum finished interior <br />area of not less than 1024 square inches (0.66 m2) and shall be capable of <br />encompassing a 30 inch diameter (0.76 m) circle. The minimum area and <br />dimensions shall be maintained to a point 70 inches (1.8 m) above the shower drain <br />outlet. (Plumbing Code Section 408.6) <br />2. Bathtub and shower floors, walls above bathtubs with a showerhead, and shower <br />compartments shall be finished with a nonabsorbent surface. Such wall surfaces <br />shall extend to a height of not less than 6 feet above the floor (R307.2). <br />3. Provide ultra low flush water closets for all new construction. Existing shower heads <br />and toilets must be adapted for low water consumption. <br />4. A min 12" sq. access panel to the bathtub trap slip joint connection is required. <br />(Plumbing Code Section 402.10) <br />LAUNDRY ROOM: <br />1. Clothes dryer(s) located in an area that is habitable or containing fuel burning <br />appliances shall be exhausted to the outside or to an area which is not habitable and <br />does not contain other fuel burning appliances (but not beneath the building or in the <br />attic area). (M.C. 504.4.2.1) <br />2. A 4" clothes dryer moisture exhaust duct is limited to a 14 feet length with two elbows <br />from the clothes dryer to the point of termination. Reduce this length by 2 feet for <br />every elbow in excess of 2. (M.C. 504.3.2, M.C. 908) <br />MEANS OF EGRESS: <br />1 At least one bathroom and one bedroom on the entry level shall provide a doorway <br />with a net clear opening of not less than 32 inches (812.8 mm), measured with the <br />door positioned at an angle of 90 degrees from the closed position; or, in the case of <br />a two- or three-story single family dwelling, on the second or third floor of the dwelling <br />if a bathroom or bedroom is not located on the entry level. The power source for smoke detectors shall be as follows: <br />a. In new construction smoke detectors shall receive their primary power from the <br />building wiring and shall be equipped with a battery backup. (907.2.11.4, R314.4) <br />b. In existing SFD, smoke detectors may be battery operated. (907.2.11.6, R314.4) <br />2. Carbon monoxide alarm is required. (915.4, & R315) <br />3.
