<br />1.(E) FOUNDATION BELOW THE 2-STORY STRUCTURE CONSISTS OF THE FOLLOWING:
<br />1.1.AT UNITS: RAISED WOOD FLR W/ INT POSTS & PADS, AND RAISED CONC. STEMS AT PERIMETER AS SHOWN ON DETAIL 1/SD1.
<br />1.2.AT GARAGES: SLAB ON GRADE FOUNDATION W/ PERIMETER FOOTINGS (12" X 12") AND 4" SLAB ON GRADE
<br />2.(E) RAISED FOUNDATION BRACING WALLS: NO DEFICIENCIES OBSERVED OR APPLICABLE GIVEN THE PERIMETER FOUNDATION WALLS ARE
<br />FULL HEIGHT CONCRETE STEMS, A FAVORABLE SOUND FOUNDATION SYSTEM NOT REQUIRING BRACING WALL RETROFITS VS WOOD FRAMED
<br />BRACED FOUNDATION WALLS.
<br />3.(E) ANCHORAGE DEFICIENCIES: ANCHOR BOLTS WERE NOTED DURING ESSE'S SITE ASSESSMENTS. THERE ARE PROVIDED ALONG THE
<br />LENGTH OF THE PERIMETER STEM WALLS. NO LOCAL MANDATE TO RETROFIT THOSE CONDITIONS FOR THE (E) BUILDING NOT UNDERGOING
<br />A SEISMIC UPGRADE. NONETHELESS, OWNER & ESSE DETERMINED AN ANCHOR BOLT CONNECTION UPGRADE ALONG THE WEST WING
<br />WOULD BENEFIT THE STRUCTURE'S STRENGTH DURING A SEISMIC EVENT. DETAIL 6/SD1 IS PROVIDED FOR THE REQUIRED PLATE UPGRADE.
<br />4.DAMAGES IN THE (E) RAISED 1ST FLOOR & 2ND FLOOR WOOD DIAPHRAGMS: DAMAGES IN THE FORM OF OPENINGS IN THE FLOOR OR
<br />DAMAGE 1X DECKING WERE ENCOUNTERED & SHALL BE REPAIRED. ALTHOUGH ESSE DOES NOT PROVIDE FULL INSPECTIONS OF THE
<br />EXISTING STRUCTURE DAMAGES, AS THE ENGINEER OF RECORD, IT IS DEEMED THAT THE NUMBER & SIZE OF THE OPENINGS/DAMAGE
<br />UNCOUNTED DO NOT CREATE DEFICIENCIES IN THE STRUCTURE'S OVERALL STRUCTURAL SYSTEM CAPACITIES. HOWEVER, THE OPENINGS
<br />OR DAMAGES PRESENT LOCALIZED DEFICIENCIES AND SHALL BE REPAIRED PER DETAIL 7/SD3.
<br />5.DAMAGE IN THE (E) 1ST & 2ND STORY WALL BRACED SYSTEMS: DAMAGE TO DIAGONAL MEMBERS OF THE BRACING WALL SYSTEM WERE
<br />FOUND DURING ESSE'S SITE ASSESSMENTS. THE DAMAGE WAS FOUND IN MULTIPLE LOCATIONS. THE NUMBER OF IMPACTED WALLS IS
<br />RELATIVELY LOW AND SOME CAN BE ATTRIBUTED TO (E) PLUMBING WORK COMPLETED DURING THE ORIGINAL CONSTRUCTION.
<br />ADDITIONALLY, THE MAJORITY OF CUT BRACES FALL IN THE WEST WING OF THE BUILDING. THE DAMAGES CAN HAVE AN IMPACT ON THE
<br />BUILDING'S STRUCTURAL INTEGRITY IF LEFT UNREPAIRED OR IF NOT REPLACED WITH AN ALTERNATE SYSTEM. ESSE'S DESIGN APPROACH
<br />USES A COMBINATION OF BOTH.
<br />5.1.REPAIR OF (E) DAMAGED OR CUT DIAGONAL SHALL BE MADE BY INSTALLING NEW SHEAR PANEL AS NOTED PLAN & WHERE POSSIBLE. IN
<br />SOME CONDITIONS WERE THE REPAIR CANNOT BE COMPLETED DUE TO CONFLICT WITH (E) OR (N) MEP, IT IS ACCEPTABLE TO FORGO
<br />THE RETROFIT WHERE A NEW LATERAL SYSTEM IS BEING PROVIDED IN LINE OF THE SUBJECT ARE & AS OUTLINED PER NOTE #.2 BELOW.
<br />ENGINEER IS NOT RESPONSIBLE FOR LOCATING ALL CONDITIONS. INSTEAD THAT IS THE RESPONSIBILITY OF THE CONTRACTOR.
<br />5.2.A NEW LATERAL SYSTEM CONSISTING OF 2 ADDED WOOD SHEAR WALLS, ONE EACH DIRECTION, WITHIN THE EAST WING WITH ADDED
<br />DIAGRAM SHEAR TRANSFER, CONVENTIONAL HOLDOWNS, AND (N) INTERIOR FOOTINGS BELOW EACH WALL. SEE FRAMING PLAN.
<br />6.(N) 15 32" FLOOR SHEATHING WAS INSTALLED DURING THE MOST RECENT WORK PERFORMED TO THE INTERIORS OF THE UNITS. IN DETAIL
<br />15/SD3, ESSE PROVIDES THE REQUIRED NAILING TO PROPERLY CONNECT THE ADDED FLOOR SHEATHING INTO THE 1X DECKING DIAPHRAGM
<br />& IN RESULT PROVIDED NEWLY ADDED DIAPHRAGM STRENGTH. NOTE THAT ESSE DID NOT MAKE AN ATTEMPT TO ANALYZE THE DIAPHRAGM
<br />STRUCTURAL CAPACITY & DOES NOT BELIEVE THAT IT IS REQUIRED.THE (E) 1X DECKING IS INSTALLED DIAGONALLY, AND UNLIKE A STRAIGHT
<br />DECKING INSTALLATION, DIAGONAL DECKING CAN IS CAPABLE OF TRANSFERRING DIAPHRAGM LOAD IN MULTIPLE DIRECTIONS.
<br />7.BATRHOOM AREAS SHOW SIGN OF DETERIORATED & ROTTEN WOOD STUDS, SILLS, & HEADERS. ALL SUCH FRAMING SHALL BE REPLACED
<br />WITH NEW LUMBER PER NOTES ON SN0. REPLACE ALL ROTTEN HEADERS AT SUCH CONDITIONS WITH SAME SIZE AS (E). REPLACED WALLS
<br />SHALL BE FRAMED PER 1/SD3. ALL DAMAGED STAIR TREADS, RISERS, & STRINGERS SHALL BE RETROFITTED PER NOTES ON DETAIL 17/SD1.
<br />WHERE INT STRINGERS ARE REQUIRED, RETROFIT PER DETAIL 17/SD1. WHERE NEW GUARDRAILS ARE REQUIRED, SEE DETAIL 23/SD2.
