Project Information <br />1 <br />2 <br />3 <br />4 <br />5 <br />Most importantly, we received the Notice to Correct from the City of Santa Ana & <br />made it our priority to investigate the specific concerns raised in that letter. From our <br />review of the said notice, and from discussions with the city engineer, we prepared <br />plans to repair a) the damaged/cut braced wall diagonals, b) openings/cut-outs in the <br />floor diaphragm. Furthermore, the proposed repairs restore the existing structural <br />system to a state that is equivalent to the original conditions. Based on that, and on <br />our engineering judgment, we ask the city of Santa Ana to consider the structural <br />scope of the restoration project at 829 N Garfield St under Section 503.13 of the <br />CEBC. With our proposed repairs, we believe we meet items #1 through #4. <br />Additionally, an in keeping life & safety our priority, we also proposed additional <br />retrofit measures to the existing sill plates along the raised wood floor foundation <br />system to further strengthen the structure. Arguably, this is the weakest link in the <br />system & retroffing this alone will strengthen the structure to levels exceeding those <br />Basis of Design Conditions & Assumptions <br />We have reviewed the existing 2-story structure & completed multiple structural <br />observations to form a general understanding of a) the existing structural systems, b) <br />the impact/magnitude of the existing damage to the lateral system and provide <br />repairs & strengthening where deemed necessary. <br />The Analysis provided herein is based on information collected from one or more of <br />the following sources: data captured during site observations completed by ESSE or <br />outside consultant and photo evidence collected. <br />From our observations, we determine, overall, the building materials are in GOOD <br />conditions except at locations of multiple bathrooms were water damage is clearly <br />present. Additionally, we determined that damage to certain vertical and lateral <br />elements DO EXISIT & SHALL BE REPAIRED. However, overall, we did not find the <br />extent (quantity & magnitude) of the damages to pause a risk on life & safety if those <br />damages can be repaired to a condition similar, equivalent or better than the original <br />intent of the design. <br />Page 7 <br />HOLD- 829 N <br />Garfield St1/15/2025
