2612 S Griset PL <br />Santa Ana CA 92704 <br />Floor Slabs <br />The concrete slab design shall be in accordance with the provisions of Cal Green 2022. <br />It is recommended that concrete floor slabs in areas to be covered with moisture sensitive coverings, <br />be constructed over a 10 mil plastic membrane. The plastic membrane should be properly lapped, <br />sealed, and protected with 2 inches of sand. <br />At a minimum, the floor slab shall be reinforced with # 4 reinforcing bars placed 18 inches on center <br />throughout the entire slab and shall be placed in the center of a 5 inch slab. The subgrade soils tend to <br />dry out prior to placing the floor slab, therefore, prior to placing concrete, the sub-grade soils shall be <br />remoisturized to 90 % of optimum moisture to a depth of 12 inches. <br />Driveways and Parking Areas <br />Asphalt paving shall be a minimum of 2 inches of 1/2 inch maximum aggregate asphalt over 4 inches of <br />3/4 inch crushed rock, gravel or miscellaneous base. The sub grade shall be compacted to 95% <br />minimum and the aggregate base shall be compacted to 90% of maximum density minimum. <br />Concrete driveways and parking areas shall be constructed a minimum of 4 inches thick with <br />construction joints at a maximum of 10 feet. Minimum reinforcement shall consist of #3 reinforcing <br />bars crossing at 24 inches on center and placed in the center of the slab. The driveway shall be <br />constructed over a minimum of 3 inches of crushed rock, gravel or miscellaneous base. Prior to <br />placing concrete, the driveway sub-grade shall be saturated to 100% of optimum moisture to a depth of <br />12 inches. <br />Utility Trenches <br />The development of the site will obviously require utility trenches. Although these trenches are limited <br />in scope, they present significant problems when they are not properly dug and properly backfilled. <br />On site material may be used for utility line backfill. The backfill shall be compacted to 90% of max <br />density. <br />Fill placement and compaction requirements <br />Material for engineered fill should be select free of organic material, debris, ad other deleterious sub- <br />stances, and should not contain fragments greater than 3 inches in maximum dimension. On-site exca- <br />vated soils that meet these requirements may be used to backfill the excavated Residential Building <br />area. <br />All fill should be placed in 6 inch thick maximum lifts, watered or air dried as necessary to achieve <br />near optimum moisture conditions, and then compacted in place to a maximum relative compaction of <br />90%. The laboratory maximum dry density and optimum moisture content for each change in soil type <br />should be determined in accordance with Test Method ASTM D 1557. A representative of the project <br />consultant should be present on-site during grading operations to verify proper placement and compac- <br />tion of all fill, as well as to verify compliance with the other geotechnical recommendations presented <br />herein. <br />6 <br />2612 S Griset Pl Unit <br />#23/17/2025
