SLOPE <br />(N) DOWNSPOUT WITH SPLASH BLOCK <br />(N) DRAIN INLET, SEE DETAIL 1, SHEET GD-3 <br />(N) ROOF GUTTER <br />(N) HIGH POINT <br />1.Prior to construction of any drainage system, verify <br />its outlet elevation to assure positive drainage. in case <br />of any discrepancies, contact the engineer. <br />2.Top of new drain inlets to be set below the finished <br />surface/ finished grade elevations in order to provide <br />positive drainage. in case of any discrepancies, <br />contact the engineer. <br />3.In case of any discrepancies with the shown drain <br />inlets tops and flowlines, or in case of any differing <br />site conditions, contact the engineer. <br />4.Before backfilling any drainage system contact the <br />engineer for field inspection and approval. <br />5.Connect new and active roof downspouts, deck <br />drains, planter drains, and retaining walls sub-drains <br />to the nearest landscaped area, more than 10' feet <br />away from the building, otherwise, to the new <br />drainage system, where occurs. <br />6.Connect existing drainage system to new drainage <br />where occurs. <br />7.Drainage shall be maintained and constructed in <br />accordance with The latest City of Santa Ana <br />municipal code and the 2022 California Building <br />Code. <br />DRAINAGE CONSTRUCTION NOTES <br />GRADING NOTES: <br />1.All existing and proposed grades should be field verified. <br />2.No utility search was conducted. the contractor shall shall be responsible to <br />protect utilities or structures discovered on the site and shall notify the <br />owner/engineer immediately to resolve any conflicts or issues with the <br />proposed grading. <br />3.Grading and/or landscape contractor shall grade all areas to provide <br />positive drainage (2% minimum) and shall construct mounds and swales in <br />a manner not to cause any ponding/low point. <br />4.Slope all areas to drain at minimum 2%. slope finish surfaces and drain <br />lines at minimum 1%. <br />5.Any public improvements such as sidewalk, curb and gutter, alley/street <br />pavement damaged during construction, shall be replaced in kind by the <br />contractor. <br />6.An approved encroachment permit is required for all work within the <br />public right-of-way. <br />7.See Architectural Plans for cross sections and elevations. <br />8.Top of drains to be set at finished surface/ finished grade elevation to <br />provide positive drainage <br />9.Connect roof downspout to new drainage system where shown on plans <br />connect retaining wall sub drain to new drainage system where shown <br />on plans. <br />10.Connect existing drainage system to new drainage where occurs <br />11.The grading plans shall at a minimum, conform to all requirements of <br />Sections 107 and 110 of the California Building Code, including the <br />following: <br />a.All site/grading plans shall be based upon an accurate boundary line <br />survey with monument and horizontal/vertical control disposition shown <br />on the plans;(section 107.2.5 California Building Code); <br />b.Demolition work for improvements to be removed and/or protected in <br />place; <br />c.The Contractor shall obtain a separate permit for all work within the <br />street right-of-way. Also, <br />d.Add a clear note on the plans stating, "no work is to be performed in <br />public right of way prior to obtaining a separate public property <br />encroachment permit." <br />e.It shall be the responsibility of the Contractor to locate the utilities of <br />every nature whether shown hereon or not and to protect them from <br />damage. The Contractor shall bear total cost of repair or replacement of <br />said utilities damaged by operations. <br />f.All work shall be in conformance with the latest NP DES permit and the <br />City's adopted Low Impact Development (LID) requirements. <br />g.It is the responsibility of the contractor to ensure that all imported and <br />exported soil is free of the Red Imported Fire Ant (RIFA). <br />12.Every excavation on a site located 5 ft or less from the street lot line shall <br />be enclosed with a barrier not less than 6 ft in height.
