(Plate 1). <br /> <br />SITE CONDITIONS <br />The subject site is located north of McFadden Avenue and west of Halladay <br />Street in the City of Santa Ana (Figure 1). <br />The property is a relatively-flat, rectangular-shaped lot 70 feet wide by 108 feet <br />long. The site is occupied by a one-story, single-family dwelling with a detached 2-car <br />garage, concrete walkways, planters and lawns. A concrete driveway along the north <br />side provides access from the street to the existing improvements. <br />The site is bounded along the west side and on portions of the north and south <br />sides by 6-foot high concrete block walls. <br />Drainage is by semi-controlled sheet flow towards the street.
