<br />General Notes
<br />1. Contractor shall field verify all existing conditions prior to bid and construction.
<br />2. All contractors shall report any conflict / inconsistencies immediately to the architect and
<br />prior to proceeding with their work.
<br />3. To promote clear communication in the field, all questions and clarifications shall be
<br />submitted, in writing, to the architects in a timely manner. Official resolutions to these issues
<br />shall be issued in writing only.
<br />4. Locations of utilities as shown in drawings is based upon information included in record
<br />drawings. The contractor shall verify the location of all utilities. The architects and architects
<br />consultants will not be responsible for the record drawings. Where conflicts arise between
<br />actual location and drawings, the architect shall be notified. Unless otherwise noted. All utilities
<br />shall be provided and installed underground.
<br />5. Any periodic visits to the job site by the architect are for the purpose of determining
<br />compliance with the technical provisions of the contract documents and are in no way a
<br />guarantee of insurance, nor assume responsibility for methods or appliances used by the
<br />contractor, nor the safety on the job in compliance with the laws and regulations.
<br />6. Do not scale drawings, dimensions prevail.
<br />7. Where no details are shown or noted for any part of the work, the details shall be the same
<br />as for any other similar work or as directed by the architect.
<br />8. All construction must meet or exceed all requirements stated in soils report. Copies of soils
<br />reports are available upon request.
<br />9. All work under all sections shall be performed in strict accordance with the highest
<br />standards of practice related to the trades involved, and shall be complete and properly
<br />coordinated with all work adjacent or related to it.
<br />10. Framer shall layout all studs / ceiling joists / rafters to accommodate recessed lights,
<br />exhaust fans and any other electrical / mechanical fixtures.
<br />11. Owner shall pay for building and other permits. Contractor shall obtain building and other
<br />permits from the city of jurisdiction.
<br />12. It is the intent of these documents that the work described herein, when accomplished, shall
<br />constitute a complete job. All coordination, fees, tasks, labor, materials, tools, connections,
<br />equipment, cleanup (unless otherwise noted in documents) required to fully finish the
<br />described project shall be furnished and paid for by the contractor within the scope of the work.
<br />Any and all exceptions shall be requested and agreed to in writing at the time of the signing of
<br />the owner / contractor agreement.
<br />13. Finish grade shall slope away from the building a minimum of 2%.
<br />14. All natural gas appliances, that are installed in the building must be equipped with approved
<br />intermittent ignition devices.
<br />15. Contractor shall be responsible to provide PVC sleeves and chasers beneath paving to all
<br />areas including raised planters for installation of utility lines.
<br />16. Work in furred areas shall not be concealed until such work has been inspected and
<br />approved by the inspecting authorities. If such work is concealed without inspection and
<br />approval, the contractor shall be financially responsible for all work required to open and
<br />restore the concealed areas in addition to any required modification to the system as well as to
<br />other systems.
<br />17. Contractor to provide all backing plates and supports for items such as, but not limited to,
<br />toilet accessories, toilet partitions, mirrors, casework, handrails, etc.
<br />18. Contractor to provide separation or barrier between all dissimilar metals.
<br />19. NOT USED
<br />20. Vacuum breakers shall be installed at all hose bibs.
<br />21. Any existing structure or material to remain that is disturbed or damaged during
<br />construction shall be patched to match existing conditions.
<br />22. Where walls and ceilings are required to be of fire resistive or non-combustible construction
<br />and walls are set out or ceilings are dropped. The hangers and assembly members of such
<br />dropped ceilings that are below the main ceiling line shall be of non-combustible materials
<br />except that in type iii and type v construction, fire retardant treated wood may be used.
<br />23. Powder driven pins not identified use "Ramset" powder driven pins, ICC-ES no.
<br />ESR-2690 , or equal fastener. For 2" nominal sill plate anchorage, shank length shall be
<br />2.875", shank diameter .146" or .152", and max. spacing 1.5 ft. exterior and interior shear walls,
<br />and 3 ft. for interior nonshear walls.
<br />24. No person shall perform any work on any building or structure adjacent to a public way in
<br />general use by the public for pedestrian travel, unless the pedestrians shall be protected by
<br />fences, canopies, or other devices. CBC 3303
<br />25. The final compaction report and soil engineer excavation inspection report must be
<br />submitted to the building inspector prior to foundation inspection and that city inspector must
<br />inspect excavations before pouring any concrete.
<br />26. All existing to remain mechanical, electrical, plumbing, and equipment, (ducts, wiring, etc)
<br />disturbed by new construction shall be rerouted or modified as required to provide a complete
<br />operating system.
