GENERAL DEMOLITION NOTES:
<br />1.ALL WORK PERFORMED BY THE CONTRACTOR SHALL CONFORM TO THE REQUIREMENTS OF MUNICIPAL,
<br />LOCAL OR FEDERAL AND STATE LAWS AS WELL AS ANY OTHER GOVERNING REQUIREMENTS, WHETHER OR
<br />NOT SPECIFIED ON THE DRAWINGS.
<br />2.WHERE THE CONTRACT NOTES OR DRAWINGS CALL FOR ANY WORK OF A MORE STRINGENT NATURE THAN
<br />THAT REQUIRED BY THE BUILDING CODE OR ANY OTHER DEPARTMENT HAVING JURISDICTION OVER THE
<br />WORK, THE WORK OF THE MOST STRINGENT NATURE CALLED FOR BY THE CONTRACT, CONSTRUCTION
<br />NOTES, OR DRAWINGS SHALL BE FURNISHED IN ALL CASES.
<br />3.THE GENERAL CONTRACTOR SHALL REMOVE ALL RUBBISH AND WASTE MATERIALS FROM HIS OWN AND HIS
<br />SUBCONTRACTORS' WORK AND PROVIDE FOR ITS REMOVAL FROM THE JOBSITE.
<br />4.THE CONTRACTOR SHALL EXERCISE STRICT DUST CONTAINMENT CONTROL TO PREVENT DIRT OR DUST
<br />FROM LEAVING THE J0BSITE.
<br />5.THE CONTRACTOR SHALL PROVIDE PROTECTION DURING SITE WORK, DEMOLITION, AND CONSTRUCTION.
<br />6.THE CONTRACTOR SHALL PROTECT ALL AREAS FROM DAMAGE WHICH MAY OCCUR DURING
<br />CONSTRUCTION. ANY DAMAGE TO NEW AND EXISTING CONSTRUCTION, STRUCTURE, OR EQUIPMENT SHALL
<br />BE REPAIRED OR REPLACED TO THE SATISFACTION OF THE OWNER, AT THE EXPENSE OF THE
<br />CONTRACTOR.
<br />7.THE CONTRACTOR SHALL PROVIDE ALL NECESSARY PROTECTION FOR HIS WORK UNTIL COMPLETION OF
<br />CONTRACTED WORK.
<br />8.THESE DRAWINGS, NOTES, AND SCHEDULES CONVEY THE DESIGN INTENT. THE HIGHEST POSSIBLE
<br />QUALITY OF WORKMANSHIP, MATERIAL, AND EQUIPMENT SHALL BE USED. THE CONTRACTOR SHALL
<br />MAINTAIN A CURRENT AND COMPLETE SET OF CONSTRUCTION DRAWINGS ON SITE DURING ALL
<br />CONSTRUCTION PHASES FOR THE USE OF ALL TRADES.
<br />9.THE CONTRACTOR SHALL SEE THAT ALL SUBCONTRACTORS RECEIVE COMPLETE SETS OF CONSTRUCTION
<br />DRAWINGS, OR ASSUME FULL RESPONSIBILITY FOR COORDINATION OF WORK WHEN COMPLETE SETS ARE
<br />NOT AVAILABLE TO SUBCONTRACTORS.
<br />10.ALL REQUIRED EXITS, WAYS OF APPROACH THERETO, AND WAYS OF TRAVEL FROM THE EXIT INTO THE
<br />STREET SHALL CONTINUOUSLY BE MAINTAINED FREE FROM ALL OBSTRUCTIONS AND IMPEDIMENTS FOR
<br />EGRESS IN CASE OF FIRE OR OTHER EMERGENCY. DURING THE ENTIRE PERIOD OF DEMOLITION AND
<br />CONSTRUCTION.
<br />11.THE CONTRACTOR SHALL OBTAIN AND PAY FOR ALL LEGALLY REQUIRED APPROVALS AND PERMITS
<br />NECESSARY FOR THE EXECUTION AND COMPLETION OF HIS WORK. FORWARD COPIES OF EXECUTED
<br />PERMITS TO ARCHITECT.
<br />12.THE CONTRACTOR IS WHOLLY RESPONSIBLE FOR THE COORDINATION AND SCHEDULING OF THE WORK FOR
<br />ALL SUBCONTRACTORS, CRAFTSMEN, AND TRADESMEN REQUIRED TO COMPLETE THE JOB. THE
<br />CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATELY IF HE CANNOT COMPLY WITH ALL
<br />REQUIREMENTS CALLED FOR ON THESE DRAWINGS.
<br />13.THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATELY OF ANY DISCREPANCIES OR OMISSIONS
<br />BETWEEN THE DRAWINGS, THESE NOTES, AND FIELD CONDITIONS, AND REQUEST CLARIFICATION BEFORE
<br />COMMENCING ANY WORK.
<br />14.EACH CONTRACTOR SHALL CHECK AND VERIFY ALL DIMENSIONS AND CONDITIONS AT JOB SITE RELATING
<br />TO THE WORK OF EACH TRADE. NO ALLOWANCE SHALL BE MADE FOR ANY EXTRA EXPENSE OR EXTENSION
<br />OF TIME DUE TO CONTRACTOR'S FAILURE OR NEGLIGENCE IN COMPLETELY EXAMINING THE JOBSITE.
<br />15.THE GENERAL CONTRACTOR, SUBCONTRACTORS, AND ANY OTHER CONTRACTOR INVOLVED IN THIS
<br />PROJECT SHALL TAKE NOTE THAT ANY COSTS DUE TO DEFECTIVE AND/OR ILL-TIMED WORK AS A RESULT
<br />OF, BUT NOT LIMITED TO, INFERIOR WORKMANSHIP OR MATERIALS AND/OR IMPROPER SCHEDULING OR
<br />DELINQUENT ORDERING, SHALL BE BORNE BY THE PARTY RESPONSIBLE.
<br />16.ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE CONSIDERED CONSTRUCTION
<br />STANDARDS. IF THE CONTRACTOR HAS QUESTIONS REGARDING THEIR DEFINITION, THE ARCHITECT SHALL
<br />BE NOTIFIED FOR CLARIFICATION.
<br />17.ALL ITEMS ARE NEW UNLESS NOTED OTHERWISE. CONTRACTOR SHALL ENSURE THAT INSTALLATION
<br />METHODS CONFORM TO ALL BUILDING CODE REQUIREMENTS. THE MATERIALS SPECIFIED ARE INTENDED
<br />TO MEET CODE REQUIREMENTS. ANY DISCREPANCY BETWEEN THE CONSTRUCTION DOCUMENTS AND
<br />CODE REQUIREMENTS SHALL BE BROUGHT TO THE ATTENTION OF THE ARCHITECT IMMEDIATELY BY THE
<br />CONTRACTOR, AND PRIOR TO PERFORMANCE OF SPECIFIED WORK.
<br />18.DO NOT SCALE DRAWINGS, DIMENSIONS GOVERN. LARGE SCALE DETAILS GOVERN OVER SMALLER SCALE
<br />DETAILS.
<br />19.DAMAGE TO WORK SHALL BE REPAIRED BY THE TRADE WHOSE WORK IS DAMAGED AND CHARGED TO THE
<br />PARTY RESPONSIBLE FOR THE DAMAGE.
<br />DEMOLITION REQUIREMENTS:
<br />1.THE GENERAL CONTRACTOR SHALL FURNISH ALL LABOR AND MATERIAL AS REQUIRED TO COMPLETE
<br />DEMOLITION AND REMOVAL OF ALL ITEMS AS INDICATED IN ARCHITECTS DRAWINGS OR AS OTHERWISE
<br />DIRECTED BY ARCHITECT.
<br />2.THE GENERAL CONTRACTOR SHALL EXECUTE ALL WORK WITHIN THE REGULATIONS OF THE BUILDING FOR
<br />DEMOLITION AND REMOVAL OF DEBRIS, INCLUDING OVERTIME WORK REQUIRED.
<br />3.ALL WORK DEMOLISHED SHALL BE REMOVED FROM THE PREMISES, EXCEPT ITEMS TO BE REUSED OR
<br />RETURNED TO TENANT OR AS OTHERWISE NOTED.
<br />4.THE GENERAL CONTRACTOR SHALL REMOVE FROM PREMISES CONDUITS LEFT AFTER WALL DEMOLITION,
<br />INCLUDING SWITCH BOXES, PLATES, BRIDGES, OR ANY OTHER TELEPHONE OR ELECTRICAL WIRING AND
<br />EQUIPMENT.
<br />5.IN ALL AREAS WHERE DEMOLITION (REMOVAL OF TILE, CARPETING, TACKLESS, PARTITIONS, ETC.) CAUSES
<br />AN UNEVENNESS IN SLAB, THE CONTRACTOR SHALL PATCH TO LEVEL THE SLAB TO RECEIVE NEW FINISHED
<br />FLOORING. BIDDING GC TO SURVEY ON SITE.
<br />6.THE GENERAL CONTRACTOR SHALL AT ALL TIMES PROTECT THE PROPERTY OF THE BUILDING OWNER,
<br />INCLUDING BUT NOT LIMITED TO, WINDOWS, FLOORS AND CEILING TILES, PUBLIC TOILETS, ELEVATORS,
<br />DOORS, BUCKS, ELECTRICAL AND AIR CONDITIONING EQUIPMENT, CONVECTOR ENCLOSURES, ETC.
<br />7.THE GENERAL CONTRACTOR SHALL FURNISH A SYSTEM OF TEMPORARY LIGHTS THROUGHOUT THE SPACE
<br />UNDER CONSTRUCTION AS REQUIRED.
<br />8.THE GENERAL CONTRACTOR SHALL CAP AND FLUSH OFF BEHIND FINISH SURFACE ALL PROJECTING
<br />PLUMBING, FLOOR ELECTRICAL/TELEPHONE OUTLETS, AND ALL OTHER PROJECTING ITEMS WHICH ARE
<br />BEING ABANDONED.
<br />9.UPON COMPLETION OF THE DEMOLITION WORK, THE GENERAL CONTRACTOR SHALL PROVIDE THAT ALL
<br />AREAS BE LEFT BROOM CLEAN.
<br />10.THE GENERAL CONTRACTOR SHALL DO ALL CUTTING, FITTING AND PATCHING WORK THAT MAY BE
<br />REQUIRED TO MAKE ALL PARTS COME TOGETHER PROPERLY, AND FIT TO RECEIVE OR BE RECEIVED BY
<br />WORK OTHER CONTRACTORS SHOWN UPON OR REASONABLY IMPLIED BY THE DRAWINGS AND NOTES.
<br />11.THE GENERAL CONTRACTOR SHALL PROVIDE ALL FLOOR CUT-OUTS AND PATCHING REQUIRED FOR
<br />INSTALLATION OF ALL WORK.
<br />DEMOLITION STANDARDS:
<br />1.DEMOLISH EXISTING CONSTRUCTION WHERE INDICATED ON THE DRAWINGS AND REQUIRED BY JOB
<br />CONDITIONS.
<br />2.PROTECT EXISTING CONSTRUCTION DESIGNATED TO REMAIN.
<br />3.REMOVE DEMOLISHED ITEMS FROM THE SITE AND DISPOSE OF THEM IN A LEGAL MANNER.
<br />4.DISCONNECTING, CUTTING, CAPPING, OR RELOCATING ANY ACTIVE UTILITY LINES ENCOUNTERED.
<br />5.REFERENCE STANDARD ANSI A10.6 "SAFETY REQUIREMENTS FOR DEMOLITION" PUBLISHED BY THE
<br />AMERICAN NATIONAL STANDARDS INSTITUTE.
<br />6.CEASE OPERATING AND IMMEDIATELY NOTIFY THE OWNER IF THE SAFETY OF EXISTING CONSTRUCTION
<br />APPEARS TO BE ENDANGERED AT ANY TIME. TAKE PRECAUTIONS TO SUPPORT SUCH ENDANGERED
<br />CONSTRUCTION AND DO NOT RESUME OPERATIONS UNTIL APPROPRIATE PROTECTION HAS BEEN PLACED.
<br />7.ALL DEMOLISHED MATERIALS SHALL BECOME THE CONTRACTOR'S RESPONSIBILITY TO DISPOSE OF DEBRIS,
<br />UNLESS OTHERWISE DIRECTED BY THE OWNER.
<br />8.REMOVE DEMOLISHED MATERIALS FROM THE SITE AND DISPOSE OF THEM IN A LEGAL MANNER. NO ON-SITE
<br />SALE OR BURNING OF DEMOLISHED MATERIALS WILL BE PERMITTED.
<br />9.THE CONTRACTOR SHALL BE FULLY RESPONSIBLE FOR THE ADEQUACY AND INSTALLATION OF ALL
<br />TEMPORARY SHORING SYSTEMS USED DURING THE REMOVAL OF ALL STRUCTURAL ELEMENTS.
<br />10.NO EXISTING STRUCTURAL ELEMENTS (BEAM, SHEAR WALL, ETC.) SHALL BE REMOVED UNLESS
<br />CONTRACTOR IS PREPARED TO BEGIN INSTALLATION OF A NEW STRUCTURAL ELEMENT OR PROVIDE
<br />APPROVED TEMPORARY SHORING.
<br />THE DRAWINGS DO NOT NECESSARILY INDICATE THE FULL EXTENT OF THE WORK REQUIRED TO BE
<br />PERFORMED. CONTRACTOR SHALL CAREFULLY INSPECT THE EXISTING CONDITIONS TO DETERMINE THE FULL
<br />EXTENT OF WORK TO BE PERFORMED AND THE PROBLEMS INVOLVED.
<br />11.ALL WORK SHALL BE PERFORMED BY SKILLED AND PROPERLY EQUIPPED PERSONNEL. DEMOLITION AND
<br />REMOVAL OF ITEMS SCAFFOLD HIGH OR HIGHER SHALL BE LOWERED BY CONTROLLED METHODS, NOT BY
<br />THROWING OR DROPPING. PERFORM CUTTING AND STRIPPING SO THAT THE WORK TO REMAIN IS
<br />UNDAMAGED AND IN SUCH MANNER THAT NEW WORK CAN BE PROPERLY CONNECTED WITH IT.
<br />12.DEMOLISH EXISTING CONSTRUCTION TO THE EXTENT NECESSARY FOR THE PROPER INSTALLATION OF NEW
<br />CONSTRUCTION AND JUNCTION WITH EXISTING WORK.CUT BACK FINISHED SURFACE TO STRAIGHT, PLUMB
<br />AND LEVEL LINES AS REQUIRED.
<br />13.SAWING SHALL BE PERFORMED BY EXPERIENCED CRAFTSMEN CUSTOMARILY ENGAGED IN AND PROPERLY
<br />EQUIPPED FOR THE PERFORMANCE OF THE TYPE OF WORK REQUIRED BY THE JOB CONDITION. PROVIDE
<br />WET VACUUM EQUIPMENT AS REQUIRED FOR CONTROL OF WASTE COOLING WATER.
<br />14.REMOVE EXISTING CONSTRUCTION FOR INSTALLATION OF PIPING CONDUIT AND TUBING AS REQUIRED BY
<br />MECHANICAL AND ELECTRICAL TRADES. EXCEPTION: PIPING, CONDUIT, OR TUBING SHALL BE DONE BY THE
<br />TRADE INSTALLING THE PIPING, CONDUIT, OR TUBING.
<br />15.REPAIR, RESTORE, OR REPLACE ANY DAMAGE TO EXISTING CONSTRUCTION WHICH OCCURS AS A RESULT
<br />OF DEMOLITION OPERATIONS, AT NO ADDITIONAL COST TO THE OWNER. THESE REPAIRS SHALL INCLUDE
<br />ANY ROOF PATCHING REQUIRED DUE TO DEMOLITION. COORDINATE WITH LANDLORD OR LANDLORD'S
<br />ROOFER.
<br />16.DO NOT ALLOW DEMOLISHED MATERIALS TO ACCUMULATE ON THE PREMISES. PROVIDE FOR THE
<br />CONTINUOUS REMOVAL AND LEGAL OFF SITE DISPOSAL OF DEMOLISHED MATERIALS AS THE WORK
<br />PROGRESSES.
<br />DEMOLITION PREPARATION:
<br />1.THE CONTRACTOR SHALL FURNISH EQUIPMENT AND PERFORM LABOR REQUIRED TO EXECUTE THIS WORK
<br />AS INDICATED ON THE DRAWINGS AND AS NECESSARY TO COMPLETE THE CONTRACT.
<br />2.THE CONTRACTOR SHALL TAKE INTO CONSIDERATION AS NECESSARY WORK ALL OBVIOUS EXISTING
<br />CONDITIONS AND INSTALLATION ON THE SITE AS THOUGH THEY WERE COMPLETELY SHOWN OR
<br />DESCRIBED. ACCEPT THE SITE OF THE WORK AS IT EXISTS AND CLEAR OBSTRUCTION TO THE WORK
<br />INDICATED.
<br />3.THE CONTRACTOR SHALL FIRST EXAMINE THE SITE AND ALL CONDITIONS AND LIMITATIONS THEREON AND
<br />THEREABOUTS, AND SHALL TAKE INTO ACCOUNT ALL SUCH CONDITIONS AND LIMITATION WHETHER OR NOT
<br />THE SAME ARE SPECIFICALLY SHOWN OR MENTIONED IN ANY OF THESE DOCUMENTS, INCLUDING
<br />WHATEVER SUMS ARE NEEDED TO COMPLETE THE WORK IN EVERY PART AS SHOWN, DESCRIBED, OR
<br />REASONABLY REQUIRED OR IMPLIED AND ATTAIN THE COMPLETED CONDITIONS.
<br />4.THE CONTRACTOR SHALL TAKE CAREFUL NOTE THAT THE PREMISES AND ACTIVITIES WILL BE OPEN TO
<br />"BUSINESS AS USUAL" DURING THE COURSE OF THIS CONTRACT. NO INTERRUPTION OF TRAFFIC FLOW,
<br />UTILITIES SERVICES, OR OWNER'S USUAL ACTIVITIES WILL BE PERMITTED WITHOUT PREVIOUS SCHEDULING
<br />WITH THE OWNER.
<br />5.THE CONTRACTOR SHALL PERFORM ALL WORK IN ACCORDANCE WITH THE BUILDING CODE HAVING
<br />JURISDICTION, THE GOVERNING STATE INDUSTRIAL SAFETY ORDERS, AND THE REQUIREMENTS OF THE
<br />OCCUPATIONAL SAFETY AND HEALTH ACT (OSHA).
<br />6.THE CONTRACTOR SHALL INCLUDE MISCELLANEOUS CUTTING AND PATCHING NECESSARY TO REWORK
<br />ABUTTING SURFACES AS REQUIRED TO MAKE NEW WORK JOIN AND MATCH EXISTING SURFACES TO REMAIN.
<br />7. THE CONTRACTOR SHALL COORDINATE WITH THE OWNER ON SEQUENCING AND PHASING OF VARIOUS
<br />PARTS OF THE WORK, SO THAT ALL FACILITIES AND SERVICES ARE MAINTAINED IN OPERATION UNTIL
<br />IMMEDIATELY BEFORE THEIR REMOVAL IS REQUIRED TO PERMIT INSTALLATION OF NEW WORK.
<br />8.THE CONTRACTOR SHALL CARRY ON ALL WORK IN A MANNER WHICH WILL PRODUCE THE LEAST AMOUNT OF
<br />NOISE. INSTRUCT ALL WORKMEN IN NOISE CONTROL PROCEDURES.
<br />9.THE CONTRACTOR SHALL CONTROL ALL DUST BY PREVENTING PENETRATION THROUGH NON-DEMOLISHED
<br />PARTS OF THE PREMISES AND OTHER ADJOINING AREAS.
<br />DEMOLITION EXECUTION:
<br />1.PROVIDE PROTECTION AS REQUIRED TO PREVENT GLASS BREAKAGE. REPLACE ALL BROKEN GLASS WITH
<br />MATCHING MATERIAL.
<br />2.PROVIDE HOISTS AND CHUTES AS REQUIRED TO LOWER REMOVED MATERIALS. THROWING, DROPPING, OR
<br />PERMITTING THE FREE FALL OF MATERIALS AND DEBRIS FROM HEIGHTS WHICH WOULD CAUSE DAMAGE TO
<br />WORK TO REMAIN.
<br />3.UNDUE NOISE OR EXCESSIVE DUST IS EXPRESSLY PROHIBITED.
<br />4.ERECT SIGNS, BARRICADES AND SUCH OTHER FORMS OF WARNING AS WAY BE REQUIRED TO PREVENT
<br />PERSONNEL FROM PUTTING THEMSELVES IN THE WAY OF INJURY.
<br />5.PROVIDE SUCH FORMS OF PROTECTION AS MAY BE NECESSARY TO PREVENT DAMAGE TO EXISTING WORK
<br />OR EQUIPMENT TO REMAIN.
<br />6.REMOVE PARTITION FINISHES, STUDS PLATES AND SILLS WHERE ONLY A PARTIAL RUN IS REMOVED. CUT
<br />BACK FINISH MATERIAL TO THE CENTER LINE OF THE NEXT ADJACENT SUPPORT TO REMAIN. LEAVE
<br />REMAINING MATERIAL WITH A CLEAN TERMINAL LINE WITH NO LOOSE MATERIAL.
<br />7.CAREFULLY REVIEW EXISTING CONDITIONS AND DETERMINE UTILITY LINES TO BE REMOVED AND THOSE TO
<br />REMAIN ACTIVE OR TO BE REACTIVATED. PROTECT UTILITY LINES TO REMAIN. PROVIDE FOR MINIMUM
<br />SERVICE INTERRUPTION FOR UTILITY LINES TO REMAIN.
<br />8.REMOVE UNNEEDED UTILITY LINES COMPLETELY WHEREVER POSSIBLE. CUT AND CAP OR PLUG IN A
<br />POSITIVE MANNER BEHIND THE BACK OF FINISH MATERIAL.
<br />9.ALL DEBRIS SHALL BE REMOVED FROM THE SITE. DO NOT ALLOW MATERIALS AND DEBRIS GENERATED BY
<br />DEMOLITION ACTIVITIES TO ACCUMULATE. REMOVE DAILY AND DISPOSE OF IN A LEGAL MANNER.
<br />10.LEAVE ALL SPACES BROOM CLEAN WITH ALL LEDGES AND CORNERS PROPERLY CLEANED.
<br />11.REMOVE EXISTING FLOOR FINISHES AND PREPARE SUB-SURFACE TO RECEIVE NEW FLOOR AS REQUIRED.
<br />ADDITIONAL DEMOLITION NOTES:
<br />1.REMOVAL OF EXISTING ELECTRICAL WORK SHALL INCLUDE CONDUIT, BOXES, WIRE CABLE, SUPPORTS,
<br />WIRING DEVICES, SAFETY SWITCHES, FIRE ALARM EQUIPMENT, SPEAKERS, LIGHTING FIXTURES, ETC.
<br />2.UTILITIES STUBBED-UP FROM FLOOR AND SLAB ARE TO BE INTERCEPTED AND CAPPED BELOW FLOOR SLAB.
<br />3.IF ASBESTOS IS DISCOVERED, THE CONTRACTOR SHALL IMMEDIATELY CEASE WORK IN THE AFFECTED
<br />AREA. THE OWNER SHALL ABATE ANY ASBESTOS UNDER A A SEPARATE AGREEMENT.
<br />4.EXISTING PARTITIONS TO REMAIN SHALL BE PATCHED AS REQUIRED TO RECEIVE NEW FINISH AS
<br />SPECIFIED.
<br />5.CARE SHALL BE TAKEN TO PROTECT EXISTING UTILITY LINES DURING DEMOLITION.
<br />6.DO NOT DAMAGE ANY INTERIOR OR EXTERIOR WALLS OR COLUMNS TO REMAIN THAT SUPPORT THE ROOF
<br />STRUCTURE OR CANOPY.
<br />7.PROVIDE ALL NECESSARY SHORING FOR DEMOLITION. PROVIDE SHOP DRAWING FOR SHORING. ALL
<br />SHORING SHALL BE REVIEWED BY THE ARCHITECT AND/OR STRUCTURAL ENGINEER. CONFIRM WHICH
<br />EXTERIOR WALLS OR COLUMNS SUPPORT THE FLOORS OR ROOF STRUCTURE ABOVE BEFORE DEMOLITION.
<br />8.POWER AND SIGNAL DEMOLITION FOR ALL OUTLETS AND ALL TO BE DEMOLISHED WALLS. DISCONNECT AND
<br />REMOVE ASSOCIATED CONDUIT AND WIRE BACK TO PANEL BOARDS OR NEAREST REMAINING OUTLET.
