<br />9.WHERE METAL STUD FRAMING ADJOINS METAL DUCTS OR PIPES, OR WHERE TWO METALS ARE
<br />AFFIXED TO EACH OTHER, THE GENERAL CONTRACTOR WILL PROVIDE INSULATING MATERIAL
<br />BETWEEN SO THAT NO VIBRATION OR NOISE WILL BE TRANSMITTED. ALL LOCATIONS ARE TO BE
<br />BROUGHT TO "BSB DESIGN" ATTENTION.
<br />10.AT ALL RATED PARTITIONS AND PARTITIONS OR BAFFLES EXTENDING TO THE FLOOR STRUCTURE
<br />ABOVE WILL BE SCALED TO THAT STRUCTURE, TO PERIMETER WALLS AND AROUND ANY
<br />PENETRATIONS SUCH AS PIPES OR DUCTS. WHERE A DUCT OR OTHER CONSTRUCTION RUNS
<br />PARALLEL WITH A RATED PARTITION, OFFSET THAT PARTITION ABOVE THE CEILING AROUND THE
<br />CONSTRUCTION TO MAINTAIN THE FIRE RATING. ALL SUCH CONDITIONS SHOULD BE IDENTIFIED ON
<br />THE COORDINATION DRAWINGS AND SUBMITTED TO THE "BSB DESIGN " FOR APPROVAL.
<br />11.ALL GYPSUM WALL BOARD USED WILL BE 5/8" FIRE CODE TYPE "X" BY U.S.G., U.O.N.
<br />12.GENERAL CONTRACTOR TO SCAR PATCH ALL CORE WALLS AND PERIMETER BASE BUILDING
<br />WALLS NOT IN ALIGNMENT WITH THE ADJACENT CORE WALLS & SCARRED FROM DEMOLITION OR
<br />EXISTING CONDITIONS AS REQUIRED.
<br />13.CONTRACTOR IS RESPONSIBLE TO COORDINATE DEPTH OF FIRE EXTINGUISHER CABINET WITH
<br />NEW PARTITIONS. CONTRACTOR TO THICKEN SPECIFIED PARTITION AS REQUIRED TO INSTALL
<br />CABINET CORRECTLY AS MANUFACTURED RECOMMENDS. CONTRACTOR TO THICKEN PARTITION
<br />AS REQUIRED TO HOLD NEW CABINET. PARTITIONS TO BE THICKENED FOR ENTIRE LENGTH OF
<br />WALL.
<br />14.CONTRACTOR TO SPRAY PAINT LOCATION OF ALL FIXTURES, WALLS, MILLWORK, OUTLETS, LIGHTS,
<br />ETC. FOR " BSB DESIGN" APPROVAL PRIOR TO ANY CONSTRUCTION STARTING. ONCE "BSB DESIGN"
<br />APPROVES ALL LAYOUTS, THEN CONTRACTOR CAN PROCEED WITH THE PROJECT. "BSB DESIGN"
<br />SHALL BE NOTIFIED OF ANY DEVIATION FROM DIMENSIONS OR CLEARANCES INDICATED ON PLANS
<br />REQUIRED DUE TO FIELD CONDITIONS.
<br />15.CONTRACTOR TO PROVIDE SOUND RESISTANT SEALANT AT WHEREVER CONDUIT, J-BOXES,
<br />PLUMBING PIPES, ETC. OCCUR. PIERCE ACOUSTICAL PARTITIONS OR CEILINGS. CONTRACTOR TO
<br />OBTAIN "EQUAL TO" STC / NRC RATINGS AT PARTITIONS WITH NO PIERCING.
<br />16.ALL SURFACES SCHEDULED TO RECEIVE WALL COVERING MUST BE ABSOLUTELY FREE OF ANY
<br />DEFECT THAT WILL BE VISIBLE THROUGH THE INSTALLED WALL COVERING. SUCH SURFACES WILL
<br />RECEIVE ONE (1) COAT OF FLAT PRIME PAINT PRIOR TO INSTALLATION. THE GENERAL
<br />CONTRACTOR WILL APPLY ALL WALL COVERING IN ACCORDANCE WITH THE MANUFACTURER'S
<br />SPECIFICATIONS. THE GENERAL CONTRACTOR WILL EXAMINE ALL SUCH MATERIALS FOR DEFECTS
<br />AND VARIATION IN COLOR BEFORE APPLICATION, AND NOTIFY " BSB DESIGN " IF ANY SUCH
<br />DEFECTS ARE FOUND.
<br />17.CONTRACTOR SHALL PROVIDE A MINIMUM OF LEVEL "4" FINISH ON ALL GYP. BD. WALLS PRIOR TO
<br />PAINTED FINISH APPLICATION. NEW PARTITIONS SHALL BE APPROVED FOR FINISH BY " WITHEE
<br />MALCOLM ARCHITECTS " AS REQUIRED PRIOR TO PAINTING. CONTRACTOR TO PUT IN WRITING AND
<br />NOTIFY " BSB DESIGN " IF THEY ARE PROVIDING A FINISHED LEVEL LESS THAN "4".
<br />18.CONTRACTOR SHALL PROVIDE TEMPERED GLASS AS REQUIRED BY CODE AT SCHEDULED GLASS
<br />PARTITIONS.
<br />19.CONTRACTOR SHALL PROVIDE FRAMELESS ACCESS PANELS AS REQUIRED FOR MECHANICAL,
<br />ELECTRICAL, AND PLUMBING INSTALLATIONS PER APPLICABLE BUILDING CODES. CONTRACTOR
<br />SHALL COORDINATE TYPE AND LOCATION OF ACCESS PANELS WITH " BSB DESIGN " PRIOR TO
<br />INSTALLATION. PROVIDE GFRG PANELS AT GYP BOARD CEILINGS U.O.N..
<br />20.THE GENERAL CONTRACTOR WILL DOUBLE UP METAL STUDS AT ALL DOORS AND WINDOW

<br />6.AT THE TIME OF BID SUBMITTAL, THE CONTRACTOR SHALL ADVISE " BSB DESIGN ", IN WRITING, OF
<br />ANY SPECIFIED MATERIALS OR EQUIPMENT WHICH ARE EITHER UNAVAILABLE OR WILL CAUSE A
<br />DELAY TO THE COMPLETION OF CONSTRUCTION.
<br />7.CONTRACTOR IS RESPONSIBLE AT BID TIME, TO VERIFY WHETHER EXISTING CEILING GRID
<br />ATTACHMENT SYSTEM REQUIRES MODIFICATIONS OR UPGRADE TO MEET SEISMIC
<br />REQUIREMENTS. IF SO, THIS SHOULD BE INCLUDED IN SCOPE OF WORK. CHANGE ORDERS FOR
<br />THIS TASK WILL NOT BE ACCEPTED DURING CONSTRUCTION.
<br />8.CONTRACTOR TO VERIFY AT BID TIME IF EXISTING PIPES, HVAC OR ANY OTHER ITEM NEEDS TO BE
<br />RELOCATED TO ACCOMMODATE THE PROPOSED DESIGN. IF SO, THESE RELOCATIONS SHOULD BE
<br />IDENTIFIED IN THE BID TO BE ACCEPTED OR REJECTED BY ARCHITECT. CHANGE ORDERS FOR
<br />THESE KINDS OF RELOCATIONS AT ACCESSIBLE CEILINGS WILL NOT BE ACCEPTED DURING
<br />CONSTRUCTION.
<br />9.BY ENTERING INTO AN AGREEMENT WITH THE CLIENT, THE CONTRACTOR REPRESENTS THAT HE
<br />HAS VISITED THE JOB SITE, FAMILIARIZED HIMSELF WITH EXISTING CONDITIONS, AND NOTED IN
<br />WRITING AND PROVIDED TO " BSB DESIGN " / OWNER ANY DISCREPANCIES WITH THE
<br />REQUIREMENTS OF THE CONTRACT DOCUMENTS.
<br />10.IMMEDIATELY AFTER BEING AWARDED THE CONTRACT, THE CONTRACTOR SHALL SUBMIT A
<br />CONSTRUCTION SCHEDULE WHICH SHALL BE CONTINUOUSLY UPDATED AND POSTED ON THE JOB
<br />SITE AT ALL TIMES.
<br />11.THE CONTRACTOR SHALL VERIFY THE REQUIRED LOCATIONS AND RELATED COSTS FOR ALL
<br />NECESSARY FRAMELESS ACCESS PANELS (IN PARTITIONS, FLOORS OR CEILINGS). THE
<br />CONTRACTOR SHALL COORDINATE WITH " BSB DESIGN " BEFORE INSTALLATION.
<br />12.ALL PARTITIONS, FLOORS AND CEILINGS SHALL BE PATCHED OR REPAIRED AS REQUIRED FOR
<br />FINISH APPLICATIONS. PATCHED AND REPAIRED SURFACES SHALL BE EQUAL TO NEW. THE
<br />CONTRACTOR SHALL ADVISE " BSB DESIGN " OF ANY EXISTING CONSTRUCTION WHICH IS NOT
<br />LEVEL AND PLUMB (WITHIN INDUSTRY STANDARDS) BEFORE START OF CONSTRUCTION. FLOOR
<br />PREP SHOULD THEREFORE BE INCLUDED IN THE JOB BID.
<br />13.THE CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING TEMPORARY UTILITIES (POWER,
<br />LIGHTING, WATER AND RESTROOM FACILITIES) TO THE JOB SITE FOR USE BY ALL CONSTRUCTION
<br />TRADES, INCLUDING THOSE NOT A SUBCONTRACTOR TO THE GENERAL CONTRACTOR.
<br />CONTRACTOR TO PROVIDE PROTECTION AS REQUIRED. ANY DAMAGE TO THESE FACILITIES SHALL
<br />BE THE RESPONSIBILITY OF THE GENERAL CONTRACTOR.
<br />14.THE CONTRACTOR SHALL NOTE THAT THERE SHALL BE NO SUBSTITUTIONS FOR ANY MATERIAL
<br />WHERE SPECIFIC MANUFACTURERS ARE SPECIFIED. WHERE APPROVED EQUAL IS USED, IT SHALL
<br />BE UNDERSTOOD THAT THE SUBSTITUTE SHALL BE BY JUDGMENT AND APPROVAL OF " BSB
<br />DESIGN ", AND ALL REQUESTS SHALL BE MADE PRIOR TO INSTALLATION. CONTRACTOR SHALL
<br />SUBMIT THREE (3) SETS OF MANUFACTURER'S CUT SHEETS OF SAMPLES AND/OR ONE (1)
<br />REPRODUCIBLE ORIGINAL OF DWG'S FOR ALL REQUESTED SUBSTITUTIONS OF MATERIALS,
<br />HARDWARE, MILLWORK, GLASS PARTITIONS, CEILING SYSTEMS, PLUMBING FIXTURES, ETC. TO
<br />"BSB DESIGN " FOR APPROVAL.
<br />15.ALL CONTRACTORS SHALL CONTACT BUILDING MANAGEMENT TO DETERMINE THE BUILDING
<br />OWNER'S RULES FOR CONSTRUCTION, DELIVERIES, CONSTRUCTION TASKS TO BE PERFORMED
<br />OUTSIDE REGULAR BUSINESS HOURS ONLY, AND ANY OTHER SPECIAL BUILDING REQUIREMENTS
<br />WHICH WILL AFFECT THE WORK. IF OVERTIME WORK IS REQUIRED BY ANY TRADE, APPROVAL
<br />(INCLUDING COST APPROVAL) MUST BE OBTAINED PRIOR TO THE EXECUTION OF ANY WORK. THE
<br />GENERAL INTENT IS THAT ALL WORK EXCEPT FOR NOISE-GENERATING CONSTRUCTION SHALL BE
<br />PERFORMED ON REGULAR TIME.
<br />16.MANUFACTURERS OF MATERIALS, OTHER THAN THOSE SPECIFIED ON THESE PLANS, SHALL MEET
<br />THE SPECIFIC REQUIREMENTS OF GOVERNING AGENCIES HAVING JURISDICTION OVER THIS
<br />PROJECT. WHEN SUBSTITUTIONS OF THE SPECIFIED MATERIALS ARE REQUESTED TO BE MADE BY
<br />THE CONTRACTOR (WHETHER AS AN "APPROVED EQUAL" OR NOT) THE CONTRACTOR SHALL BE
<br />RESPONSIBLE FOR ALL EXPENSES INCURRED BY " BSB DESIGN " IN REVIEWING, RESEARCHING,
<br />APPROVING, AND COORDINATING REQUESTED SUBSTITUTIONS.
<br />17.GENERAL CONTRACTOR OR HIS SUBCONTRACTORS SHALL BE RESPONSIBLE FOR VERIFICATION
<br />AND APPROVALS OF SUBSTITUTED MATERIALS AS REQUESTED BY GOVERNING AGENCIES. ALL
<br />SUBSTITUTIONS ARE TO BE BROUGHT TO THE ATTENTION OF " BSB DESIGN " PRIOR TO
<br />COMMENCEMENT OF INSTALLATION. IF THIS NOTIFICATION IN WRITING DOES NOT OCCUR OR IS
<br />REJECTED, " BSB DESIGN " ASSUMES NO RESPONSIBILITY FOR THE MATERIAL.
<br />18.THE CONTRACTOR SHALL MAINTAIN A CURRENT AND COMPLETE SET OF CONSTRUCTION
<br />DRAWINGS ON SITE DURING ALL CONSTRUCTION PHASES FOR THE USE OF ALL TRADES. THE
<br />CONTRACTOR SHALL SEE THAT ALL SUBCONTRACTORS RECEIVE COMPLETE SETS OF
<br />CONSTRUCTION DRAWINGS, AT ALL TIMES DURING THE PROGRESS OF THE JOB (I.E. REVISIONS)
<br />ON A TIMELY BASIS, OR ASSUME FULL RESPONSIBILITY FOR COORDINATION OF WORK WHEN
<br />COMPLETE SETS ARE NOT AVAILABLE TO SUBCONTRACTORS.
<br />19.UPON COMPLETION OF THE JOB, THE GENERAL CONTRACTOR SHALL SUBMIT CERTIFICATES OF
<br />INSPECTION OF SATISFACTORY COMPLETION TO " BSB DESIGN "
<br />20.CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING ALL WORK AND MATERIALS IN
<br />CONFORMANCE WITH ANY CODE OR CODES OF FEDERAL, STATE, COUNTY OR MUNICIPALITY
<br />HAVING JURISDICTION OVER SUCH WORK. ALL APPLICABLE REQUIREMENTS IN THESE
<br />REGULATIONS SHALL BE FOLLOWED THE SAME AS IF NOTED ON THE DRAWINGS. CONFLICTS
<br />BETWEEN WORK SET FORTH ON THE DRAWINGS AND BUILDING CODES, LAWS OR REGULATIONS
<br />NOTED BY THE GENERAL CONTRACTOR SHALL BE SUBMITTED TO " BSB DESIGN " FOR
<br />RESOLUTION BEFORE PROCEEDING WITH THE WORK.
<br />21.THE CONTRACTOR SHALL, AT ALL TIMES, KEEP PREMISES FREE FROM ALL ACCUMULATION OF
<br />DEBRIS CAUSED BY HIS OPERATIONS. AT THE COMPLETION OF THE WORK, SHALL CLEAN ALL
<br />GLASS AND WOOD SURFACES AND LEAVE THE WORK "BROOM CLEAN." SHALL ALSO CLEAN ALL
<br />LIGHT FIXTURES.
<br />22.THE GENERAL CONTRACTOR SHALL FURNISH ALL LABOR, MATERIALS, EQUIPMENT AND OTHER
<br />ITEMS NECESSARY FOR THE COMPLETION OF ALL WORK SHOWN, CALLED FOR, OR REASONABLY
<br />IMPLIED BY THE CONTRACT DOCUMENTS EXCEPT WHERE SPECIFICALLY NOTED OTHERWISE.
<br />23.WHERE WORK OR EQUIPMENT IS INDICATED AS N.I.C., SUCH WORK AND/OR EQUIPMENT SHALL BE
<br />PROVIDED BY OTHERS. CONTRACTOR SHALL COORDINATE AND COOPERATE TO EFFECT SUCH
<br />INSTALLATION.
<br />24.ALL REQUESTS FOR CLARIFICATION OF THESE DRAWINGS SHALL BE DIRECTED TO " BSB DESIGN "
<br />CONFLICTS ARISING BETWEEN DETAILS AND/OR PLANS SHALL BE BROUGHT TO THE ATTENTION
<br />OF " BSB DESIGN" FOR CLARIFICATION IN WRITING BY THE CONTRACTOR BEFORE PROCEEDING
<br />WITH THE WORK.
<br />25.GENERAL CONTRACTOR SHALL PROVIDE SHOP DRAWINGS (ONE PDF AND ONE FULL SIZE PRINT)
<br />OF ALL CUSTOM MANUFACTURER DESIGN ELEMENTS INCLUDED HERE WITHIN TO " BSB DESIGN "
<br />FOR APPROVAL PRIOR TO MANUFACTURING. UNLESS OTHERWISE AUTHORIZED BY " BSB DESIGN "
<br />NO MANUFACTURING SHALL BE PERFORMED WITHOUT SAID SHOP DRAWINGS.
<br />26.NO EXTRA WORK OR CHARGE SHALL BE MADE UNLESS A WRITTEN COUNTERSIGNED ORDER FROM
<br />THE OWNER, SIGNED OR COUNTERSIGNED BY " BSB DESIGN", OR A WRITTEN ORDER FROM " BSB
<br />DESIGN ", IS OBTAINED. THIS ORDER SHALL STATE THAT THE TENANT HAS AUTHORIZED THE
<br />EXTRA WORK OR CHARGE, AND NO CLAIM FOR ANY ADDITIONAL SUM SHALL BE VALID UNLESS SO
<br />OFFERED AND PRESENTED AS DESCRIBED ABOVE.
<br />27.GENERAL CONTRACTOR SHALL PROVIDE ALL DOORS, FRAMES AND RELATED HARDWARE, U.O.N.
<br />28.GENERAL CONTRACTOR IS RESPONSIBLE FOR REVIEWING AND VERIFYING DEMOLITION PLANS IN
<br />RELATION TO STRUCTURAL AND/OR CONSTRUCTION DRAWINGS. " BSB DESIGN " IS TO BE
<br />NOTIFIED OF ANY CONFLICTS, DISCREPANCIES OR PROBLEMS.
<br />29.ALL EQUIPMENT AND MATERIAL WHICH IS IN OPERATING CONDITION WHEN REMOVED, SHALL BE
<br />MAINTAINED AS SUCH AND RETURNED AS PER OWNER'S REQUIREMENTS.
<br />30.GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE IDENTIFICATION, ABATEMENT AND
<br />PROPER DISPOSAL OF ANY AND ALL ASBESTOS/TOXIC MATERIALS THAT MAY EXIST AT THE JOB
<br />SITE.
<br />31.GENERAL CONTRACTOR SHALL SUBMIT THREE (3) 12" X 12" SAMPLES OF ALL FINISH MATERIALS
<br />(STONE, PAINT, CARPET, WOOD, TILE, ETC.) SPECIFIED ON SCHEDULES, PLANS, DETAILS AND
<br />DRAWINGS FOR REVIEW AND APPROVAL BY " BSB DESIGN".
<br />32.GENERAL CONTRACTOR SHALL SUBMIT SHOP DRAWINGS OR MANUFACTURER'S CUT SHEETS FOR
<br />ALL NEW DESIGN ELEMENTS OR EQUIPMENT BEING PROVIDED OR INSTALLED ON THE BUILDING
<br />EXTERIOR (INCLUDING THE ROOF) ASSOCIATED WITH THE CONTRACTED PROJECT'S
<br />CONSTRUCTION FOR REVIEW BY " BSB DESIGN ".
