<br />GENERAL NOTES
<br />1. ALL WORK PERFORMED BY THE CONTRACTOR SHALL CONFORM TO THE
<br />REQUIREMENTS OF MUNICIPAL, LOCAL OR FEDERAL AND STATE LAWS AS WELL
<br />AS ANY OTHER GOVERNING REQUIREMENTS, WHETHER OR NOT SPECIFIED ON THE
<br />DRAWINGS.
<br />2. WHERE THE CONTRACTOR NORES OR DRAWINGS CALL FOR ANY WORK OF A
<br />MORE STRINGENT NATURE THAN THAT REQUIRED BY THE BUILDING CODE OR
<br />ANY OTHER DEPARTMENT HAVING JURISDICTION OVER THE WORK, THE WORK OF
<br />THE MOST STRINGENT NATURE CALLED FOR BY THE CONTRACT, CONSTRUCTION
<br />NOTES, OR DRAWINGS SHALL BE FINISHED IN ALL CASES.
<br />3. THE CONTRACTOR SHALL OBTAIN AND PAY FOR ALL LEGALLY REQUIRED
<br />APPROVALS AND PERMITS NECESSARY FOR THE EXECUTION AND COMPLETION OF
<br />HIS WORK. FORWARD COPIES OF EXECUTED PERMITS TO ARCHITECT.
<br />4. ALL DRAWINGS AND ALL CONSTRUCTION NOTES ARE COMPLEMENTARY, AND
<br />WHAT IS CALLED FOR BY EITHER WILL BE BINDING AS IF CALLED FOR BY ALL.
<br />ANY WORK SHOWN OR REFERRED TO ON ANY ONE SET OF SRAWINGS SHALL BE
<br />PROVIDED AS THOUGH SHOWN ON ALL RELATED DRAWINGS.
<br />5. THE CONTRACTOR IS WHOLLY RESPONSIBLE FOR THE COORDINATION AND
<br />SCHEDULING OF THE WORK FOR ALL SUBCONTRACTORS, CRAFTSMEN, AND
<br />TRADESMEN REQUIRED TO COMPLETE THE JOB.
<br />6. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATELY IF HE CANNOT
<br />COMPLY WITH ALL REQUIREMENTS CALLED FOR ON THESE DRAWINGS.
<br />7. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATRLY OF ANY
<br />DISCREPANCIES OR OMISSIONS BETWEEN THE DRAWINGS, THESE NOTES, AND
<br />FIELD CONDITIONS, AND REQUEST CLARIFICATION BEFORE COMMENCING ANY
<br />WORK.
<br />8. EACH CONTRACTOR SHALL CHECK AND VERIFY ALL DIMENSIONS AND
<br />CONDITIONS AT JOB SITE RELATING TO THE WORK OF EACH TRADE. NO
<br />ALLOWANCE SHALL BE MADE FOR ANY EXTRA EXPENSE OR ESTENSION OF TIME
<br />DUE TO CONTRACTOR'S FAILURE OR NEGLIGENCE IN COMPLETELY EXAMINING THE
<br />JOBSITE.
<br />9. ALL CONTRACTORS SHALL CONTACT BUILDING MANAGEMENT TO DETERMINE
<br />THE BUILDING OWNER'S RULES FOR CONSTRUCTION, DELIVERIES, CONSTRUCTION
<br />TASKS TO BE PREFORMED OUTSIDE REGULAR BUSINESS HOURS ONLY, AND ANY
<br />OTHER SPECIAL BUILDING REQUIREMENTS WHISH WILL AFFECT THE WORK. IF
<br />OVERTIME WORK IS REQUIRED BY ANY TRADE, APPROVAL (INCLUDING COST
<br />APPROVAL) MUST BE OBTAINED PRIOR TO THE EXRCUTION OF ANY WORK. THE
<br />GENERAL INTENT IS THAT ALL WORK EXCEPT FOR NOISE-GENERATING
<br />CONSTRUCTION SHALL BE PERFORMED ON REGULAR TIME.
<br />10. THE GENERAL CONTRACTOR, SUBCONTRACTORS, AND ANY OTHER
<br />CONTRACTOR INVOLVED IN THIS PROJECT SHALL TAKE NOTE THAT ANY COSTS
<br />DUE TO DEFFECTIVE AND/OR ILL-TIMED WORK AS A RESULT OF, BUT NOT
<br />LIMITED TO, INFERIOR WORKMANSHIP OR MATERIALS AND/OR IMPROPER
<br />SCHEDULING OR DELINQUENT ORDERING, SHALL BE BORNE BY THE PARTY
<br />RESPONSIBLE.
<br />11. THE GENERAL CONTRACTOR SHALL REMOVE ALL, RUBBISH AND WASTE
<br />MATERIALS FROM HIS OWN AND HIS SUBCONTRACTORS' WORK, CARPET AND
<br />TELECOMS INSTALLATION, ETC., AND PROVIDE FOR IT'S REMOVAL FROM THE
<br />JOBSITE.
<br />12. THE CONTRACTOR SHALL EXERCISE STRICT DUST CONTAINMENT CONTROL TO
<br />PREVENT DIRT OR DUST FROM LEAVING THE JOBSITE.
<br />13. THE CONTRACTOR SHALL PROVIDE PROTECTION DURING SITE WORK,
<br />DEMOLITION, AND CONSTRUCTION. THE CONTRACTOR SHALL PROTECT ALL
<br />AREAS FROM DAMAGE WHICH MAY OCCUR DURING CONSTRUCTION. ANY
<br />DAMAGE TO NEW AND EXISTING CONSTRUCTION, STRUCTURE, OR EQUIPMENT
<br />SHALL BE REPAIRED OR REPLACED TO THE SATISFACTION OF THE OWNER, AT
<br />THE EXPENSE OF THE CONTRACTOR.
<br />14. THE CONTRACTOR SHALL PROVIDE ALL NECESSARY PROTECTION FOR HIS
<br />WORK UNTIL COMPLETION OF CONTRACTED WORK.
<br />15. THESE DRAWINGS, NOTES, AND SCHEDULES CONVEY THE DESIGN INTENT.
<br />THE HIGHEST POSSIBLE QUALITY OF WORKMANSHIP, MATERIAL, AND EQUIPMENT
<br />SHALL BE USED.
<br />16. THE CONTRACTOR SHALL MAINTAIN ALL CURRENT AND COMPLETE SET OF
<br />CONSTRUCTION DRAWINGS ON SITE DURING ALL CONSTRUCTION PHASES FOR THE
<br />USE OF ALL TRADES. THE CONTRACTOR SHALL SEE THAT ALL SUBCONTRACTOR
<br />RECEIVE COMPLETE SETS OF CONSTRUCTION DRAWINGS, OR ASSUME FULL
<br />RESPONSIBILITY FOR COORDINATION OF WORK WHEN COMPLETE SETS ARE NOT
<br />AVAILABLE TO SUBCONTRACTORS.
<br />17. ALL EXISTING MANUFACTURED ITEMS NOT BEING REMOVED SHALL BE
<br />REFURBISHED AS REQUIRED. ANY LOOSE ITEMS TIGHTED (INCLUDING, BUT
<br />LIMITED TO, EXIT SIGNS, DOWNLIGHTS, SPEAKERS, MOLDINGS, ETC.), AND ANY
<br />MISSING PARTS REPLACED BY THE CONTRACTOR TO ACHIEVE A COMPLETE
<br />INSTALLATION WITH A NEW APPEARANCE.
<br />18. ALL REQUIRED EXITS, WAYS OF APPROACH THERETO, AND WAYS OF TRAVEL
<br />FROM THE EXIT INTO THE STREET SHALL CONTINUOUSLY BE MAINTAINED FREE
<br />FROM ALL OBSTRUCTIONS AND IMPEDIMENTS FOR EGRESS IN CASE OF FIRE OR
<br />OTHER EMERGENCY.
<br />19. DURING THE ENTIRE PERIOD OF DEMOLITION AND CONSTRUCTION, ALL
<br />EXISTING EXIT SIGNS, EXIT LIGHTING, FIRW PROTECTION DEVICES AND ALARMS
<br />SHALL BE CONTINUOUSLY MAINTAINED.
<br />20. INSURANCE AND BONDING FOR THE PROJECT SHALL BE AS DIRECTED BY
<br />AND TO THE SATISFACTION OF THE OWNER.
<br />21. THE CONTRACTOR SHALL VERIFY SIZE, LOCATION, ELECTRICAL
<br />REQUIREMENTS, AND SHARACTERISTICS OF ALL WORK AND/OR EQUIMENT
<br />SUPPLIED BY THE OWNER OR OTHERS PRIOR TO THE START OF RELATED WORK
<br />WITH THE MANUFACTURER OF SUPPLIER.
<br />22. CONTRACT CLOSE-OUT SHALL OCCUR ONLY AFTER THE ARCHITECT HAS
<br />PREFARED THE CERTIFICATE OF SUBSTANTIAL COMPLETION AND PUNCH LIST,
<br />AND PUNCH LIST ITEMS HAVE BEEN CORRECTED. THE CONTRACTOR SHALL
<br />SUBMIT MAINTENANCE AND WARRANTY MANUALS, RELEASE OF LIENS, AND
<br />RECORD DRAWINGS TO THE ARCHITECT WITH HIS FINAL APPLICATION FOR
<br />PAYMENT. THE ARCHITECT SHALL REVIEW ANY CHANGE ORDERS REQUIRED TO
<br />FINALIZE THE COST OF THE PROJECT BASED ON THE COONTRACTOR'S FINAL
<br />SUBMITTALS.
<br />23. MANUFACTURER'S NAME, TRADEMARK, LOGOS, ETC., SHALL NOT BE VISIBLE
<br />TO THE PUBLIC.
<br />24. THE TENANT, WITHOUT INVALIDATING THE CONTRACT, MAY ORDER EXTRA
<br />WORK OR MAKE CHANGES BY ALTERING, ADDING TO, OR DEDUCTING FROM THE
<br />WORK. THE CONTRACT SUM AND CLAIMS FOR EXTENTION OF TIME SHALL BE
<br />ADJUSTED ACCORDINGLY. SUCH WORK SHALL BE OTHERWISE EXECUTED UNDER
<br />THE CONDITIONS OF THE ORIGINAL CONTRACT.
<br />25. ALL "EXISTING TO REMAIN", "EXISTING TO BE RELOCATED", AND/OR NEW
<br />ITEMS INSTALLED BY THE CONTRACTOR, IN ADDITION TO BEING AMPLY
<br />PROTECTED THROUGHOUT THE PERIOD OF CONSTRUCTION, SHALL BE
<br />THROUGHOUT CLEANED TO THE SATISFACTION OF THE ARCHITECT PRIOR TO
<br />26. THE CONTRACTOR AGREES TO PAY ALL TRANSPORTATION CHARGES ON ALL
<br />MATERIAL AND EQUIPMENT TO THE POINT OF USE AND SHALL BE RESPONSIBLE
<br />FOR ALL UNLOADING, CHECKING, AND STORING OF SAME IN CONNECTION WITH
<br />THIS CONTRACT.
<br />27. IF THE CONTRACTOR CLAIMS THAT ANY REVISION TO THE DRAWINGS
<br />INVOLVES EXTRA COST UNDER THIS CONTRACT, HE SHALL GIVE WRITTEN NOTICE
<br />TO THE ARCHITECT WITHIN 15 DAYS AFTER RECEIPT OF SUCH INSTRUCTIONS
<br />AND IN ANY EVENT, BEFORE PROCEEDING TO EXECUTE THE WORK. THE
<br />PROCEDURE SHALL THEN BE AS PROVIDED FOR IN THE AGREEMENT UNDER
<br />"CHANGES IN THE WORK". NO SUCH CLAIMS SHALL BE VALID UNLESS SO
<br />MADE. UNLESS OTHERWISE AGREED, NO PAYMENT ON SUCH BILLS WILL BE
<br />MADE UNTIL FINAL SETTLEMENT.
<br />28. ALL CLAIMS FOR ADDITIONAL WORK WILL BE SUBMITTED IN WRITING FOR
<br />REVIEW BY THE ARCHTECT AND SHALL INCLUDE A COMPLETE DESCRIPTION OF
<br />THE WORK, MATERIALS USED, ROOM NUMBER OF THE AREA OF WORK, AND
<br />AUTHORIZATION UNDER WHICH THE WORK IS BEING PERFORMED. TOTAL COST
<br />OF THE WORK, INCLUDING THE CONTRACTIR'S MARK-UP SHALL BE INCLUDED IN
<br />THE SUBMITTAL.
<br />29. THE CONTRACTOR SHALL SUBMIT A DETAILED CONSTRUCTION SCHEDULE TO
<br />THE OWNER INDICATING PHASING OF WORK FROM START TO FINISH OF THE
<br />PROJECT.
<br />30. ALL DIMENSIONS ARE FROM FACE OF STUD OR FACE OF MASONRY U.N.O.
<br />31. ALL WORK LISTED, SHOWN, OR IMPLIED ON ANY CONSTRUCTION DOCUMENT
<br />SHALL BE SUPPLIED AND INSTALLED BY THE CONTRACTOR U.N.O.
<br />32. ALL MATERIALS AND WORKMANSHIP SHALL BE GUARANTEED FOR A PERIOD
<br />OF ONE YEAR FROM THE ACCEPTANCE OF THE PROJECT BY THE OWNER, U.N.O.
<br />33. THE CONTRACTOR SHALL PROVIDE BLOCKING, BACKING, FRAMING HANGERS,
<br />OR OTHER SUPPORT FOR ALL FIXTURES, EQUIPMENT, AND ALL OTHER ITEMS AS
<br />REQUIRED.
<br />34. MAXIMUM ROOM OCCUPANT LOAD SIGNS SHALL BE FURNISHED AND
<br />INSTALLED AS REQUIRED BY THE UNIFORM BUILDING CODE.
<br />35. DOOR OPENINGS IN GYPSUM BOARD PARTITIONS NOT DIMENSIONED ARE TO
<br />BE LOCATED IN CENTER OF ROOM OR WITHIN 4" OF ADJOINING PARTITION.
<br />36. ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE
<br />CONSIDERED CONSTRUCTION STANDARDS. IF THE CONTRACTOR HAS QUESTIONS
<br />REGARDING THEIR DEFINITION, THE ARCHITRCT SHALL BE NOTIFIED FOR
<br />CLARIFICATION.
<br />37. ALL ITEMS ARE NEW UNLESS NOTED OTHERWISE.
