24-8009 <br /> Page 3 <br /> <br /> <br />INTRODUCTION <br /> <br />Site Description and Proposed Project Development <br />The subject site is located at 2039 North Victoria Drive (Site Location Map, Figure 1), within the <br />City of Santa Ana, California. The property consists of a two-level single-family residence with a <br />detached garage/pool house, currently under construction. The pool house and residence are <br />outside of the scope of this report. The site currently has footings cut in the area of the proposed <br />ADU. It is our understanding that an ADU is proposed in the southeast corner of the yard and a <br />spa is proposed in the northeast corner, behind the garage/pool house. <br /> <br />Based upon conversations on the site, it is our understanding that a pool was demolished and <br />backfilled in the rear yard in the vicinity of the proposed ADU, the limits of which are unknown at <br />this time. We have not been provided with a depth of the pool. It is our understanding that the <br />pool had a diving board at the northeast end, therefore depths have been assumed to be as <br />great as ten feet or deeper in the vicinity of the proposed ADU. <br /> <br />Scope of Work <br />The scope of work for this geotechnical investigation included the following: <br /> <br />• Excavation of three (3) hand auger borings to the approximate maximum depth of <br />15.5 feet below the existing grade to evaluate the existing soil conditions at the <br />subject site. <br />• Laboratory testing of selected samples for in-situ moisture and density, maximum dry <br />density and optimum moisture content, shear, consolidation, and sulfates. <br />• Analysis of data, including site seismicity, foundation recommendations, and spa <br />recommendations. <br />• Preparing this report summarizing current subsurface soil conditions, findings, and <br />presenting our recommendations for the proposed ADU and spa. <br /> <br />Field Investigation <br />Field exploration was performed on October 4, 2024 by a representative from our firm who <br />logged the hand auger borings and obtained representative samples, which were subsequently <br />transported to the laboratory for further review and testing. The approximate locations of the <br />borings are indicated on the enclosed Boring Location Map (Plate 1). <br /> <br />The subsurface conditions were explored by excavation, sampling, and logging three hand <br />auger borings. B-1 was advanced to approximately 7 feet where it encountered refusal on <br />concrete rubble; B-2 was advanced to approximately 15.5 feet below existing grade; and B-3 <br />was advanced to a depth of approximately 10.5 feet below existing grade. Subsequent to <br />excavation, all borings were backfilled with cuttings. The logs of borings presenting soil <br />conditions and descriptions are given in Appendix B. Driven samples and bulk samples of the <br />earth materials encountered at selected intervals were recovered from the borings.
