<br />BE BROUGHT TO THE ATTENTION OF "PLAN AND PERMIT INC." PRIOR TO THE
<br />COMMENCEMENT OF WORK. NO COMPENSATION WILL BE AWARDED BASED ON
<br />CLAIM OF LACK OF KNOWLEDGE OF FIELD CONDITIONS. NOTIFY "PLAN AND PERMIT
<br />INC." PROMPTLY, SHOULD ANY QUESTIONS ARISE PERTAINING TO THE PLANS, OR IF
<br />CONDITIONS ARE FOUND THAT MAY PREVENT THE PROPER EXECUTION OF ANY
<br />PORTION OF THE WORK. THE CONTRACTOR SHALL CORRECT ALL ERRORS,
<br />DISCREPANCIES, OR OMISSIONS WHICH RESULT FROM HIS FAILURE TO NOTIFY "PLAN
<br />AND PERMIT INC.". BEFORE STARTING FABRICATION OR INSTALLATION OF ANY ITEM
<br />OR WORK.
<br />3.CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR MEANS AND METHODS OF
<br />CONSTRUCTION INCLUDING SHORING AND TEMPORARY BRACING AND TAKE ALL
<br />NECESSARY MEASURES TO INSURE THE SAFETY OF ALL PERSONS AND STRUCTURES
<br />NEXT TO THE SITE. CARE SHALL BE TAKEN TO PROTECT FROM ANY DAMAGE ALL TREES
<br />AND VEGETATION ON SITE AND ON ADJOINING PROPERTIES. ANY TRIMMING OR
<br />OTHER ALTERATION DONE TO TREES SHALL BE DONE SO ONLY BY APPROVAL OF THE
<br />OWNER.
<br />4."PLAN AND PERMIT INC." SHALL NOT BE HELD RESPONSIBLE FOR THE CONTRACTOR'S
<br />FAILURE TO CONFORM TO THE PLANS, CODES, REGULATIONS AND LAWS, OR FOR THE
<br />PERFORMANCE OF THE CONTRACTOR IN A TIMELY AND SATISFACTORY MANNER.
<br />5."PLAN AND PERMIT INC." WILL NOT PROVIDE REGULAR ON SITE CONTRACT
<br />ADMINISTRATION AND IS AVAILABLE ONLY AT REQUEST OF THE OWNER. THE
<br />CONTRACTOR IS SOLELY RESPONSIBLE FOR QUALITY CONTROL AND CONSTRUCTION
<br />STANDARDS FOR THIS PROJECT.
<br />6.CONTRACTOR SHALL GIVE NOTICES REQUIRED BY GOVERNMENTAL AUTHORITIES AND
<br />BY THE OWNER OR HIS REPRESENTATIVE.
<br />7.THESE PLANS ARE FOR PERMITTING PURPOSES ONLY. THEY ARE NOT EXHAUSTIVELY
<br />DETAILED NOR FULLY SPECIFIED. THE DRAWINGS WERE PREPARED TO A LEVEL OF
<br />COMPLETION SATISFACTORY FOR BUILDING PERMIT PURPOSES AND FOR
<br />CONSTRUCTION BY A KNOWLEDGEABLE AND EXPERIENCED CONTRACTOR. THE
<br />CONTRACTOR IS RESPONSIBLE FOR PREPARATION OF ANY SUPPLEMENTAL PRODUCT
<br />SPECIFICATIONS, COORDINATION AND INSTALLATION OF ALL MATERIALS AND
<br />EQUIPMENT.
<br />10.PLANS ARE NOT TO BE SCALED. THESE PLANS ARE INTENDED TO BE A DIAGRAMMATIC
<br />OUTLINE ONLY UNLESS OTHERWISE NOTED. THE WORK SHALL INCLUDE FURNISHING
<br />MATERIALS, EQUIPMENT AND APPURTENANCES, AND LABOR NECESSARY TO EFFECT
<br />ALL INSTALLATIONS AS INDICATED ON THE DRAWINGS.
<br />11.DIMENSIONS SHOWN ARE TO FINISH SURFACES UNLESS OTHERWISE NOTED. SPACING
<br />BETWEEN EQUIPMENT IS REQUIRED CLEARANCE. THEREFORE, IT IS CRITICAL TO FIELD
<br />VERIFY DIMENSIONS, SHOULD THERE BE ANY QUESTIONS REGARDING THE CONTRACT
<br />DOCUMENTS, EXISTING CONDITIONS AND/OR DESIGN INTENT, THE CONTRACTOR
<br />SHALL BE RESPONSIBLE FOR OBTAINING THE WORK.
<br />12.DETAILS ARE INTENDED TO SHOW DESIGN INTENT. MODIFICATIONS MAY BE REQUIRED
<br />TO SUIT JOB DIMENSIONS OR CONDITIONS, AND SUCH MODIFICATIONS SHALL BE
<br />INCLUDED AS PART OF THE WORK.
<br />13.CONTRACTOR SHALL DELIVER TO OWNER, UPON PROJECT CLOSE-OUT THE PERMIT
<br />AND RECORD (NEW) SETS OF PLANS TOGETHER WITH OPERATION AND MAINTENANCE
<br />DATA, WARRANTIES, BONDS IF APPLICABLE, CERTIFICATES OF COMPLIANCE REQUIRED
<br />BY REGULATORY AUTHORITIES AND SUCH OTHER PROJECT RECORDS AS MAY BE
<br />REQUESTED BY THE OWNER.
<br />14.THE CONTRACTOR SHALL REMOVE ALL DEBRIS FROM THE BUILDING SITE AND INSIDE
<br />BUILDING THE WORK AS CLEAR OF RUBBISH AS POSSIBLE DURING THE COURSE OF THE
<br />WORK. BEFORE FINAL NOTICE OF COMPLETION, THE BUILDING WILL BE FULLY
<br />CLEANED, INCLUDING ALL GLASS POLISHED, SCRUBBED AND CLEANED, AND THE
<br />BUILDING SHALL BE SUITABLE FOR IMMEDIATE OCCUPANCY BY OWNER. CONTRACTOR
<br />AND SUBCONTRACTOR SHALL MAINTAIN THE PREMISES, CLEAN AND FREE OF ALL
<br />TRASH AND DEBRIS, AND SHALL PROTECT ALL ADJACENT WORK FROM DAMAGE,
<br />SOILING, PAINT OVER-SPRAY, DUST, ETC. SHALL PROVIDE ADEQUATE TRASH
<br />CONTAINERS FOR THE DISPOSAL OF UNUSED MATERIAL AND TRASH.
<br />15.CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK USING THE BEST
<br />CONSTRUCTION SKILLS AND ATTENTION. CONTRACTOR SHALL BE SOLELY RESPONSIBLE
<br />FOR CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES
<br />AND FOR COORDINATING ALL PORTIONS OF THE WORK UNDER CONTRACT, UNLESS
<br />OTHERWISE NOTED.
<br />16.CONTRACTOR SHALL BE RESPONSIBLE FOR THE SAFETY OF THE WORK AREA, ADJACENT
<br />AREAS AND BUILDING OCCUPANTS THAT ARE LIKELY TO BE AFFECTED BY THE WORK
<br />UNDER THIS CONTRACT.
<br />17.CONTRACTOR SHALL MINIMIZE DISTURBANCE TO EXISTING SITE DURING
<br />CONSTRUCTION. EROSION CONTROL MEASURES, IF REQUIRED DURING CONSTRUCTION
<br />SHALL BE IN CONFORMANCE WITH JURISDICTIONAL OR STATE AND LOCAL GUIDELINES
<br />FOR EROSION AND SEDIMENT CONTROL AND COORDINATED WITH LOCAL
<br />REGULATORY AUTHORITIES.
<br />18.CONTRACTOR IS RESPONSIBLE TO COORDINATE WORK OF ALL OF OWNER'S
<br />SUBCONTRACTORS AND FIXTURE CONTRACTORS INCLUDING THE PERFORMANCE OF
<br />SUCH MISCELLANEOUS WORK AS MAY BE NECESSARY FOR THEM TO COMPLETE THEIR
<br />WORK.
<br />19.CONTRACTOR SHALL INSTALL ALL EQUIPMENT AND MATERIALS IN ACCORDANCE WITH
<br />MANUFACTURERS RECOMMENDATIONS UNLESS SPECIFICALLY OTHERWISE INDICATED
<br />OR WHERE LOCAL CODES OR REGULATIONS TAKE PRECEDENCE.
<br />20.TEMPERED GLASS SHALL BE PERMANENTLY IDENTIFIED AND VISIBLE WHEN THE UNIT IS
<br />GLAZED.
<br />21.ALL NEW GLAZING (PENETRATIONS) WILL BE INSTALLED WITH A CERTIFYING LABEL
<br />ATTACHED, SHOWING THE U - VALUE.
<br />22.MAKE NECESSARY PROVISIONS TO PROTECT EXISTING SURFACES, EQUIPMENT,
<br />IMPROVEMENTS, PIPING ETC. AND IMMEDIATELY REPAIR ANY DAMAGE THAT OCCURS
<br />DURING CONSTRUCTION.
<br />23.IN DRILLING HOLES INTO CONCRETE WHETHER FOR FASTENING OR ANCHORING
<br />PURPOSES, OR PENETRATIONS THROUGH THE FLOOR FOR CONDUIT RUNS, PIPE RUNS
<br />AND ETC, MUST BE CLEARLY UNDERSTOOD THAT REINFORCING STEEL SHALL NOT BE
<br />DRILLED INTO, CUT OR DAMAGED UNDER ANY CIRCUMSTANCES (UNLESS NOTED
<br />OTHERWISE). LOCATIONS OF REINFORCING STEEL ARE NOT DEFINITELY KNOWN AND
<br />THEREFORE MUST BE SEARCHED FOR BY APPROPRIATE METHODS AND EQUIPMENT.
<br />24.SEAL PENETRATIONS THROUGH FIRE RATED AREAS WITH U.L. LISTED AND FIRE CODE
<br />APPROVED MATERIALS.
<br />25.KEEP CONTRACT AREA CLEAN, HAZARD FREE, AND DISPOSE OF ALL DIRT, DEBRIS, AND
<br />RUBBISH. EQUIPMENT NOT SPECIFIED AS REMAINING ON THE PROPERTY OF THE
<br />OWNER SHALL BE REMOVED. LEAVE PREMISES IN CLEAN CONDITION AND FREE FROM
<br />PAINT SPOTS, DUST, OR SMUDGES OF ANY NATURE. CONTRACTOR SHALL BE
<br />RESPONSIBLE FOR MAINTAINING ALL ITEMS UNTIL COMPLETION OF CONSTRUCTION.
<br />26.ALL EXISTING INACTIVE SEWER, WATER, GAS, ELECTRIC AND OTHER UTILITIES, WHICH
<br />INTERFERE WITH THE EXECUTION OF THE WORK, SHALL BE REMOVED AND/OR
<br />CAPPED, PLUGGED OR OTHERWISE DISCONTINUED AT POINTS WHICH WILL NOT

<br />34.CONTRACTOR WILL COORDINATE REMOVAL OF EXISTING HARDSCAPE AND LANDSCAPE
<br />PER PROPOSED SCOPE OF WORK
<br />35.CONSTRUCTION WASTE REDUCTION, DISPOSAL, AND RECYCLING SHALL COMPLY WITH
<br />REQUIREMENT OF CALGREEN DIVISION 4.4 MATERIAL CONSERVATION AND RESOURCE
<br />EFFICENCY AND/OR AHJ REGULATIONS, WHICHEVER IS MORE STRICT.
<br />36.CONTRACTOR SHALL ENSURE THAT ALL WORK IS PERFORMED IN A PROFESSIONAL AND
<br />WORKMANLIKE MANNER BY SKILLED MECHANICS OF THE TRADE AND SHALL REPLACE
<br />ANY ITEMS DAMAGED BY THE CONTRACTOR ' S OR SUBCONTRACTORS ' PERFORMANCE
<br />AT NO ADDITIONAL COST TO THE OWNER .
<br />37.SUBCONTRACTORS AND SUPPLIERS ARE HEREBY NOTIFIED THAT THEY ARE TO CONFER
<br />AND COOPERATE FULLY WITH EACH OTHER DURING THE COURSE OF CONSTRUCTION
<br />TO DETERMINE THE EXACT EXTENT AND OVERLAP OF EACH OTHER'S WORK AND TO
<br />SUCCESSFULLY COMPLETE THE EXECUTION OF THE WORK AND IN A TIMELY MANNER.
<br />38.CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR CONSTRUCTION MEANS, METHODS,
<br />TECHNIQUES, SEQUENCES AND PROCEDURES, AND FOR THE SAFETY PRECAUTIONS
<br />AND PROGRAMS IN CONNECTION WITH THE WORK. FIELD OBSERVATIONS BY "PLAN
<br />AND PERMIT INC." OR STRUCTURAL ENGINEER SHALL NOT BE CONSTRUED AS
<br />REVIEWING NOR APPROVING THE SAME.
<br />39.NO STORAGE OR PLACEMENT OF HAZARDOUS, TOXIC, CARCINOGENIC, OR FLAMMABLE
<br />MATERIALS SHALL BE PERMITTED ON THE SITE. DISPOSAL OF SAID MATERIALS SHALL BE
<br />IN A SAFE MANNER AND SHALL COMPLY WITH ALL CURRENT APPLICABLE LAWS AND
<br />REGULATIONS.
<br />40.CONTRACTOR SHALL INSPECT AND VERIFY THAT THE PROJECT WORK SPACE IS
<br />ASBESTOS FREE. THE CONTRACTOR MUST NOTIFY THE CITY OFFICIALS, OWNER AND
<br />DESIGNER IMMEDIATELY, IF THE PRESENCE OF ASBESTOS, OR ANY HAZARDOUS
<br />MATERIAL IS DETECTED OR SUSPECTED.
<br />41."PLAN AND PERMIT INC." DOES NOT GUARANTEE THE GENERAL CONTRACTOR'S AND
<br />/OR SUBCONTRACTORS' PERFORMANCE, AND NO PROVISIONS OF THE CONTRACT
<br />DOCUMENTS PERFORMANCE, INCOMPETENCE, OR ERRORS OR OMISSIONS OR
<br />COMMISSION OF THE SUBCONTRACTOR.
<br />42.THE DESIGN AND WORK SHALL COMPLY WITH THE LATEST ADOPTED EDITIONS OF THE
<br />CALIFORNIA BUILDING STANDARDS CODE FOUND IN STATE OF CALIFORNIA TITLE 24
<br />CCR AS AMENDED AND ADOPTED BY THE CITY. HAVING JURISDICTION (SEE MUNICIPAL
<br />CODE). IN THE CASE OF CONFLICT WITH THESE REGULATIONS AND THE CONTRACT
<br />DOCUMENTS, THE MOST RESTRICTIVE SHALL APPLY
<br />43.WHERE NO CONSTRUCTION DETAILS ARE SHOWN OR NOTED FOR ANY PART OF THE
<br />WORK TO BE DONE THE DETAILS SHALL BE THE SAME AS FOR OTHER SIMILAR WORK.
<br />44.THE CONTRACTOR SHALL DETERMINE THE LOCATION OF ALL UTILITY SERVICES IN THE
<br />AREA TO BE EXCAVATED (ABOVE AND BELOW GRADE) PRIOR TO COMMENCING THE
<br />WORK TO BE DONE.
<br />45.SHOULD ANY LOOSE FILL / EXPANSIVE SOIL / GROUND WATER OR OTHER DANGEROUS
<br />CONDITIONS BE ENCOUNTERED DURING SITE EXCAVATION THE GENERAL
<br />CONTRACTOR, OWNER AND ENGINEER SHALL BE NOTIFIED AND ALL WORK SHALL
<br />CEASE IMMEDIATELY.
<br />46.SMOKE AND CARBON MONOXIDE DETECTORS ARE REQUIRED IN THE HALL/AREA
<br />SERVICING EACH SLEEPING AREA. BATTERY OPERATED DETECTORS ARE ACCEPTABLE
<br />FOR EXISTING CONSTRUCTION.
<br />47.INTERIOR WALLS AND CEILING FINISH FLAME SPREAD RATING SHALL CONFORM TO THE
<br />REQUIREMENTS OF LOCAL CODES, ORDINANCE, RULES AND REGULATIONS.
<br />48.THE CONSTRUCTION, REMODEL, OR DEMOLITION OF BUILDING SHALL COMPLY WITH
<br />REQUIRED CODE.
<br />49.THE CONTRACTOR, BEFORE COMMENCING WORK, SHALL NOTIFY THE OWNER IN
<br />WRITING OF ANY WORK CANNOT BE FULLY GUARANTEED OR EXECUTED WITHIN THE
<br />INTENT OF THE DRAWINGS PRIOR TO BID SUBMITTAL.
<br />50.ALL CONSTRUCTION SHALL BE IN STRICT CONFORMANCE WITH MANUFACTURERS'
<br />SPECIFICATIONS. ALL DISCREPANCIES BETWEEN THESE SPECIFICATIONS AND THE PLANS
<br />PREPARED BY "PLAN AND PERMIT INC." AND HIS CONSULTANTS SHALL BE BROUGHT
<br />TO THE ATTENTION OF "PLAN AND PERMIT INC." IN WRITING BEFORE COMMENCING
<br />WORK.
<br />51.REFERENCE TO PRODUCT MANUFACTURER OR TRADE NAMES ARE FOR MINIMUM
<br />PERFORMANCE SPECIFICATION ONLY. SUBMITTAL EQUALS MAY BE ALLOWED UPON
<br />APPROVAL BY "PLAN AND PERMIT INC.". MATERIAL SUBSTITUTIONS MADE BY THE
<br />CONTRACTOR WITHOUT WRITTEN APPROVAL BY "PLAN AND PERMIT INC." SHALL NOT
<br />BE RESPONSIBILITY OR OF RELATED MATERIALS AND DETAILS.
<br />52.CUTTING AND PATCHING INCLUDES CUTTING INTO EXISTING CONSTRUCTION TO
<br />PROVIDE FOR INSTALLATION OR PERFORMANCE OF OTHER WORK AND SUBSEQUENT
<br />FITTING AND PATCHING REQUIRED TO RESTORE SURFACES TO THEIR ORIGINAL
<br />CONDITION. USE MATERIALS FOR CUTTING AND PATCHING IDENTICAL TO EXISTING
<br />MATERIALS.
<br />53.DO NOT CUT AND PATCH STRUCTURAL WORK IN A MANNER THAT WOULD RESULT IN A
<br />REDUCTION OF CARRYING CAPACITY OR LOAD-DEFLECTION RATIO. SUBMIT PROPOSAL
<br />AND OBTAIN ENGINEER'S APPROVAL BEFORE PROCEEDING WITH CUT AND PATCH OF
<br />STRUCTURAL WORK.
<br />54.THE ARCHITECTURAL SITE PLAN IS NOT A LAND SURVEY. IT IS BASED ON SITE
<br />INFORMATION PROVIDED BY THE OWNER FOR BUILDING DEPARTMENT REFERENCE
<br />ONLY. ON-SITE VERIFICATION OF ALL DIMENSIONS, ALL EXISTING CONDITIONS,
<br />GROUND WATER, EXISTING IMPROVEMENTS, PROPERTY LINES, EASEMENTS, SETBACKS,
<br />EXISTING UTILITIES AND SUBSTRUCTURES IS THE RESPONSIBILITY OF THE
<br />CONTRACTOR.
<br />55.MAINTAIN ON THE JOB SITE, IN GOOD ORDER, ONE COPY OF ALL PLANS AND
<br />MODIFICATIONS THERETO, (NEW) FIELD TEST RECORDS AND INSPECTION REPORTS,
<br />CORRESPONDENCE PERTAINING TO THE WORK ON SITE AND PERMITS, AND PERMITS,
<br />AND PERMIT SETS OF PLANS FOR THE USE OF BUILDING OFFICIALS.
<br />56.ALL PENETRATIONS THROUGH FIRE RATED ASSEMBLIES SHALL BE CONSTRUCTED SO AS
<br />TO MAINTAIN AN EQUAL OR GREATER FIRE RATING.
<br />57.BUILDINGS UNDERGOING CONSTRUCTION, ALTERATION OR DEMOLITION SHALL BE IN
<br />ACCORDANCE WITH CFC ARTICLE 87.
<br />58.ADDRESS SHALL BE PROVIDED FOR ALL NEW AND EXISTING BUILDINGS IN A POSITION
<br />AS TO BE PLAINLY SEEN VISIBLE AND LEGIBLE FROM THE STREET OR ROAD FRONTING
<br />THE PROPERTY
<br />59.DECORATIVE MATERIALS SHALL BE MAINTAINED IN A FLAME-RETARDANT CONDITION.
<br />60.CONTRACTOR SHALL PERFORM SLAB CONDITION ASSESSMENT AND VERIFICATION
<br />PRIOR TO COMMENCING THE WORK AND LOCATE THE POSITION OF THE REINFORCING
<br />STEEL AT THE WORK AREA BY GPR, X-RAY OR OTHER MEANS. SLAB CAN BE POST
<br />TENSION WITHOUT ANY STAMP MARK ON IT.
