Geotechnical Investigation Report 03/11/2025 <br />2234 S Lowell St., Santa Ana, CA 92707 Page | 9 <br /> <br />FOUNDATION RECOMMENDATIONS <br />FOUNDATION TYPE <br />Spread and continuous footing are the most suitable and economical foundations to support the <br />proposed new building safely. <br />FOUNDATION DEPTH <br />Based on the subsurface formation types and density, the recommended foundations should be <br />placed at a depth of not less than 18 inches below ground surface/finished grade level. Two- <br />foot-thick over-excavation is required. The over-excavation should be compacted to at least 95% <br />of relative compaction. <br />BEARING CAPACITY FOR SPREAD AND CONTINUOUS FOOTINGS <br />The allowable bearing capacity for spread and continuous footings placed at a minimum depth <br />of 18 inches below ground surface/finished grade is 1500 psf. The bearing capacity can be <br />increased by 1/3 for temporary loads such as wind and seismic loads. <br />LATERAL BEARING PRESSURE <br />The recommended allowable lateral bearing pressure for the native undisturbed soil below the <br />natural grade is 150 psf/ft. The lateral bearing pressures shall be permitted to be increased by <br />150 psf/ft for each additional foot of depth to a value that is not greater than 15 times the <br />recommended value. <br />FOUNDATION SETTLEMENT <br />The allowable bearing pressure of 1500 psf may induce a foundation settlement less than 1-inch <br />and a differential settlement of less than 0.5 inch. <br />CEMENT TYPE <br />Our laboratory testing of a representative sample of the near surface indicated a negligible <br />concentration of soluble sulfates. Based on the guidelines presented in the current edition of the <br />California Building Code, a minimum Type II cement may be utilized in concrete that will be in <br />direct contact with the near-surface soil. <br />EARTHWORK <br />Grading and earthwork should be performed in accordance with the following recommendations <br />and the General Earthwork and Grading Guidelines included in Appendix IV.
