Therefore, we are familiar with the <br />geotechnical conditions of the site. <br />Follow is a summary of our findings and conclusions and recommendations for this <br />project. <br />Site Description and Proposed Development <br />The subject property is located orn the northwesterly side of Richmond Street and at the <br />end of cul-de-sac, south of E. Santa Clara Avenue, north of E. Avalon Avenue (north of <br />17th Street), east of M. Mantle Lane (east of N. Grand Avenue), and west of N. Tustin <br />Avenue, within a developed residential area. <br />A two-story house with an attached garage exists at the site. <br />Based on the Site Plan prepared by the designer, we understand that the proposed new 2- <br />story detached ADU will be located in the rear yard area. <br />Note to the geotechnical report reviewer: Please see the actual full-scale plans prepared <br />by the architect/designer/civil engineer which are separately submitted to the City for <br />review, for clarification/details of the proposed development, as needed. <br />The site is relatively flat; and we understand that additional raw cut/raw fill is not <br />proposed for the site. <br />
