Shower and walls above bathtubs with shower heads shall be finished with a smooth, nonabsorbent <br />surface to a height not less than 72 inch above the drain inlet. Bedroom emergency egress: Each bedroom shall have a door directly to the exterior or a window <br />that will provide a clear space opening of at least 5.7 square feet in the open position (5 sq. ft. at <br />grade floor openings), and a minimum clear opening width of 20 inches and clear opening height of <br />24 inches and a maximum sill height of 44 inches above the floor. [§1030 CBC] (R310 CRC) <br />5. Room natural ventilation requirement. Provide exterior opening with an area equal to 4 percent of <br />the floor area. [§1203.5 CBC] (R303.1 CRC) <br />6. At least one egress door shall be provided for each dwelling unit that has a minimum clear width of <br />32 inches between the face of the door and the stop with the door opened 90°, and a minimum clear <br />height of 78 inches measured from the top of the threshold to the bottom of the stop. (R311.2 CRC) <br />7. A landing, with a width not less than the width of door and length in the direction of travel of not less <br />than 36 inches, will be provided on each side of doors. The slope at exterior landings shall not <br />exceed '/4" in vertical in 12" in horizontal, 2%. The elevation of landing shall not exceed 1'/2 inch <br />difference than the threshold of the doorway (7 3/4 inch if door does not swing over the landing or <br />steps). [CRC R311.3] <br />8. Minimum 1 inch clearance shall be provided between the attic insulation and the roof sheathing <br />where cave or cornice vents are installed. (R806.3 CRC) <br />9. Dishwasher with drain to garbage disposal. <br />10. Sink with garbage disposal. <br />11. Cook top to be selected by owner. Vent to outside with backdraft damper. <br />12. Toilet and bidet require a minimum 15 inches of clearance from the center line of the bowl to each <br />side, and 24 inches from the front edge of the bowl. Per 2022 [CPC 402.5] <br />13. The maximum hot water temperature discharging from the bathtub, shower and whirlpool bathtub <br />filler shall be limited to 120 degrees Fahrenheit. The water heater thermostat shall not be considered <br />a control for meeting this provision. CPC 408.3 and 409.4 <br />14. Attic access with a minimum size of 20 inches x 30 inches unless the maximum vertical headroom <br />height in the attic is less than 30 inches. Where mechanical equipment is installed in the attic the <br />minimum dimensions are 30" x 30" and a east as large as the largest component of the appliance. <br />[§1209.2 C13C] [§904.11 CMC] (R.807.1 CRC) <br />15. F.A.U.: furnace in attic, Combustion air from outside, vent to outside and provide setback <br />/ \ thermostat. See detail 4/AD1 <br />16. Washer space, provide cold & hot water supply, waste line and if on second floor, a pan with drain <br />to exterior. <br />17. Dryer space, provide vent to outside with smooth metal duct with backdraft damper. <br />18. When a domestic clothes dryer is located in a closet, a minimum opening of 100 sq. in. for makeup <br />air shall be provided in the Door or per the manufacturers written installation instructions. (504.3.2 <br />CMC) <br />19. A domestic clothes dryer duct shall be of metal and a minimum of 4" in diameter. The exhaust duct <br />shall not exceed a total combined horizontal and vertical length of 14', including two 90 degree <br />elbows. Two feet shall be deducted for each 90 degree elbow in excess of two. (504.4.2.1 & <br />504.4.2.2 CMC) <br />20.Hallway widths shall be 36 inches minimum. (R311.6 CRC) <br />21.The following are required for heat pump water heaters (HPWH): <br />a. The HPWH will be installed according to manufacturer's requirements <br />b. Installation shall be in a conditioned space unless listed for exterior installation. Modeling in T-24 <br />must match. <br />c. Prescriptive installations shall be indoors and on a rigid R-10 insulated surface. HPWH must meet <br />NEEA Tier 3 or higher. [150.2(b)lHiii] <br />AGING-IN-PLACE/FALL PREVENTION NOTES <br />A. Reinforcement for Grab Bars. [R327.1.1] At least one bathroom on the entry level shall be <br />provided with reinforcement installed in accordance with this section. Where there is no bathroom <br />on the entry level, at least one bathroom on the 2nd or 3rd floor of the dwelling shall comply with <br />this section. <br />1. Reinforcement shall be solid lumber or other construction materials approved by the <br />enforcing agency. <br />2. Reinforcement shall not be less than 2 by 8 inch nominal lumber (1-1/2" x 7-1/4" actual <br />dimension) or other construction material providing equal height and load capacity. <br />Reinforcement shall be located between 32" and 39-1/4" above the finished floor, flush with <br />the wall framing. <br />3. Water closet reinforcement shall be installed on both side walls of the fixture, or one side <br />wall and the back wall. <br />4. Shower reinforcement shall be continuous where wall framing is provided. <br />5. Bathtub and combination bathtub/shower reinforcement shall be continuous on each end <br />of the bathtub and the back wall. Additionally, back wall reinforcement for a lower grab bar <br />shall be provided with the bottom edge located no more than 6" above the bathtub rim. <br />6. Where the water closet is not placed adjacent to a side wall capable of accommodating a <br />grab bar, the bathroom shall have provisions for installation of floor -mounted, foldaway or <br />similar alternate grab bar reinforcements approved by the enforcing agency. <br />B. Documentation for Grab Bar Reinforcement. [R327.1.1.1] Information and/or drawings <br />identifying the location of grab bar reinforcement shall be placed in the operation & maintenance <br />manual in accordance with the California Green Building Standards Code, Ch. 4, Division 4.4. <br />C. Electrical Receptacle Outlet, Switch & Control Heights. [R327.1.2] Electrical receptacle outlets, <br />switches and controls (including controls for heating, ventilation and air conditioning) intended to <br />be used by occupants shall be located no more than 48" measured from the top of the outlet box <br />and not less than 15" measured from the bottom of the outlet box above the finish floor. <br />D. Interior Doors. [R327.1.3] Effective July 1, 2024, at least one bathroom and one bedroom on <br />the entry level shall provide a doorway with a net clear opening of not less than 32", measured <br />with the door positioned at an angle of 90 degrees from the closed position; or, in the case of a 2- <br />or 3-story single family dwelling, on the 2nd or 3rd floor of the dwelling if a bathroom or bedroom <br />is not located on the entry level. <br />E. Doorbell Buttons. [R327.1.4] Doorbell buttons or controls, when installed, shall not exceed 48" <br />above exterior floor or landing, measured from the top of the doorbell button assembly.
