625 Cypress Avenue <br />Geotechnical Investigation <br /> <br />Project No. W1895-88-01 - 22 - April 23, 2024 <br />spread footings may be designed for an allowable bearing capacity of 2,500 pounds per <br />square foot (psf). Continuous footings should be a minimum of 12 inches in width, 24 inches <br />in depth below the lowest adjacent grade, and 12 inches into the recommended bearing <br />materials. Isolated spread foundations should be a minimum of 24 inches in width, 24 inches <br />in depth below the lowest adjacent grade, and 12 inches into the recommended bearing <br />materials. The maximum allowable soil bearing pressure should be limited to 2,500 psf to <br />reduce induced settlements to less than ½ inch. <br />7.6.6 Based on seismic considerations, the proposed improvements should be designed for a <br />combined static and seismically-induced differential settlement of ¾ inch over a distance of <br />30 feet. <br />7.6.7 Once the design and foundation loading configurations for the proposed structures proceeds <br />to a more finalized plan, the estimated settlements presented in this report should be <br />reviewed and revised, if necessary. If the final foundation loading configurations are greater <br />than the assumed loading conditions, the potential for settlement should be reevaluated by <br />this office. <br />7.6.8 The allowable bearing pressures may be increased by one-third for transient loads due to <br />wind or seismic forces. <br />7.6.9 Continuous footings should be reinforced with a minimum of four No. 4 steel reinforcing bars, <br />two placed near the top of the footing and two near the bottom. The reinforcement for <br />isolated spread footings should be designed by the project structural engineer. <br />7.6.10 The above foundation dimensions and minimum reinforcement recommendations are based <br />on soil conditions and building code requirements only, and are not intended to be used in <br />lieu of those required for structural purposes. <br />7.6.11 Due to the expansive potential of the anticipated subgrade soils, the moisture content of the <br />slab subgrade should be maintained at approximately 2 percent above optimum moisture <br />content at the time of concrete placement and should sprinkled as necessary to maintain a <br />moist condition. Furthermore, consideration should be given to doweling slabs into adjacent <br />curbs and foundations to minimize movements and offsets which could lead to a potential <br />tripping hazard. <br />7.6.12 Foundation excavations should be observed and approved in writing by the Geotechnical <br />Engineer (a representative of Geocon West, Inc.), prior to the placement of reinforcing steel
