Project: 24159.10

1. Project Description
The project’s scope is to renovate and retrofit the existing structure located at 625 South Cypress
Avenue which formally served as a fire station into a new athletic and activity league center for the
community (shown in Figure 1). The existing building is deemed historic and was constructed in 1928
per the existing architectural drawings (shown in Figure 2).

The existing building consists of a one-story structure, approximately 3,500 ft2. The existing
architectural drawings show wood framed walls, high vaulted ceiling with wood trusses, and wood
sheathing (diagonal, straight, or boarded). The existing footings appear to be continuous or isolated
pad footings.

The gravity retrofit consists of replacing any damaged structural elements, installing new roof framing
member, ceiling framing members, and installing new footings to support new bearing and shear
walls. The lateral retrofit consists of strengthening some of the existing walls to serve as shear walls,
re-sheathing the roof diaphragm, and providing lateral supporting elements (collector framing
members and straps). The proposed renovation will need to avoid impacting the historic fabric of the
building.

Figure 1: Proposed Floor Plan
3
