GENERAL NOTES
1. ALL WORK PERFORMED BY THE CONTRACTOR SHALL CONFORM TO THE
REQUIREMENTS OF MUNICIPAL, LOCAL OR FEDERAL AND STATE LAWS AS WELL
AS ANY OTHER GOVERNING REQUIREMENTS, WHETHER OR NOT SPECIFIED ON THE
DRAWINGS.
2. WHERE THE CONTRACTOR NORES OR DRAWINGS CALL FOR ANY WORK OF A
MORE STRINGENT NATURE THAN THAT REQUIRED BY THE BUILDING CODE OR
ANY OTHER DEPARTMENT HAVING JURISDICTION OVER THE WORK, THE WORK OF
THE MOST STRINGENT NATURE CALLED FOR BY THE CONTRACT, CONSTRUCTION
NOTES, OR DRAWINGS SHALL BE FINISHED IN ALL CASES.
3. THE CONTRACTOR SHALL OBTAIN AND PAY FOR ALL LEGALLY REQUIRED
APPROVALS AND PERMITS NECESSARY FOR THE EXECUTION AND COMPLETION OF
HIS WORK. FORWARD COPIES OF EXECUTED PERMITS TO ARCHITECT.
4. ALL DRAWINGS AND ALL CONSTRUCTION NOTES ARE COMPLEMENTARY, AND
WHAT IS CALLED FOR BY EITHER WILL BE BINDING AS IF CALLED FOR BY ALL.
ANY WORK SHOWN OR REFERRED TO ON ANY ONE SET OF SRAWINGS SHALL BE
PROVIDED AS THOUGH SHOWN ON ALL RELATED DRAWINGS.
5. THE CONTRACTOR IS WHOLLY RESPONSIBLE FOR THE COORDINATION AND
SCHEDULING OF THE WORK FOR ALL SUBCONTRACTORS, CRAFTSMEN, AND
TRADESMEN REQUIRED TO COMPLETE THE JOB.
6. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATELY IF HE CANNOT
COMPLY WITH ALL REQUIREMENTS CALLED FOR ON THESE DRAWINGS.
7. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT IMMEDIATRLY OF ANY
DISCREPANCIES OR OMISSIONS BETWEEN THE DRAWINGS, THESE NOTES, AND
FIELD CONDITIONS, AND REQUEST CLARIFICATION BEFORE COMMENCING ANY
WORK.
8. EACH CONTRACTOR SHALL CHECK AND VERIFY ALL DIMENSIONS AND
CONDITIONS AT JOB SITE RELATING TO THE WORK OF EACH TRADE. NO
ALLOWANCE SHALL BE MADE FOR ANY EXTRA EXPENSE OR ESTENSION OF TIME
DUE TO CONTRACTOR'S FAILURE OR NEGLIGENCE IN COMPLETELY EXAMINING THE
JOBSITE.
9. ALL CONTRACTORS SHALL CONTACT BUILDING MANAGEMENT TO DETERMINE
THE BUILDING OWNER'S RULES FOR CONSTRUCTION, DELIVERIES, CONSTRUCTION
TASKS TO BE PREFORMED OUTSIDE REGULAR BUSINESS HOURS ONLY, AND ANY
OTHER SPECIAL BUILDING REQUIREMENTS WHISH WILL AFFECT THE WORK. IF
OVERTIME WORK IS REQUIRED BY ANY TRADE, APPROVAL (INCLUDING COST
APPROVAL) MUST BE OBTAINED PRIOR TO THE EXRCUTION OF ANY WORK. THE
GENERAL INTENT IS THAT ALL WORK EXCEPT FOR NOISE-GENERATING
CONSTRUCTION SHALL BE PERFORMED ON REGULAR TIME.
10. THE GENERAL CONTRACTOR, SUBCONTRACTORS, AND ANY OTHER
CONTRACTOR INVOLVED IN THIS PROJECT SHALL TAKE NOTE THAT ANY COSTS
DUE TO DEFFECTIVE AND/OR ILL-TIMED WORK AS A RESULT OF, BUT NOT
LIMITED TO, INFERIOR WORKMANSHIP OR MATERIALS AND/OR IMPROPER
SCHEDULING OR DELINQUENT ORDERING, SHALL BE BORNE BY THE PARTY
RESPONSIBLE.
11. THE GENERAL CONTRACTOR SHALL REMOVE ALL, RUBBISH AND WASTE
MATERIALS FROM HIS OWN AND HIS SUBCONTRACTORS' WORK, CARPET AND
TELECOMS INSTALLATION, ETC., AND PROVIDE FOR IT'S REMOVAL FROM THE
JOBSITE.
12. THE CONTRACTOR SHALL EXERCISE STRICT DUST CONTAINMENT CONTROL TO
PREVENT DIRT OR DUST FROM LEAVING THE JOBSITE.
13. THE CONTRACTOR SHALL PROVIDE PROTECTION DURING SITE WORK,
DEMOLITION, AND CONSTRUCTION. THE CONTRACTOR SHALL PROTECT ALL
AREAS FROM DAMAGE WHICH MAY OCCUR DURING CONSTRUCTION. ANY
DAMAGE TO NEW AND EXISTING CONSTRUCTION, STRUCTURE, OR EQUIPMENT
SHALL BE REPAIRED OR REPLACED TO THE SATISFACTION OF THE OWNER, AT
THE EXPENSE OF THE CONTRACTOR.
14. THE CONTRACTOR SHALL PROVIDE ALL NECESSARY PROTECTION FOR HIS
WORK UNTIL COMPLETION OF CONTRACTED WORK.
15. THESE DRAWINGS, NOTES, AND SCHEDULES CONVEY THE DESIGN INTENT.
THE HIGHEST POSSIBLE QUALITY OF WORKMANSHIP, MATERIAL, AND EQUIPMENT
SHALL BE USED.
16. THE CONTRACTOR SHALL MAINTAIN ALL CURRENT AND COMPLETE SET OF
CONSTRUCTION DRAWINGS ON SITE DURING ALL CONSTRUCTION PHASES FOR THE
USE OF ALL TRADES. THE CONTRACTOR SHALL SEE THAT ALL SUBCONTRACTOR
RECEIVE COMPLETE SETS OF CONSTRUCTION DRAWINGS, OR ASSUME FULL
RESPONSIBILITY FOR COORDINATION OF WORK WHEN COMPLETE SETS ARE NOT
AVAILABLE TO SUBCONTRACTORS.
17. ALL EXISTING MANUFACTURED ITEMS NOT BEING REMOVED SHALL BE
REFURBISHED AS REQUIRED. ANY LOOSE ITEMS TIGHTED (INCLUDING, BUT
LIMITED TO, EXIT SIGNS, DOWNLIGHTS, SPEAKERS, MOLDINGS, ETC.), AND ANY
MISSING PARTS REPLACED BY THE CONTRACTOR TO ACHIEVE A COMPLETE
INSTALLATION WITH A NEW APPEARANCE.
18. ALL REQUIRED EXITS, WAYS OF APPROACH THERETO, AND WAYS OF TRAVEL
FROM THE EXIT INTO THE STREET SHALL CONTINUOUSLY BE MAINTAINED FREE
FROM ALL OBSTRUCTIONS AND IMPEDIMENTS FOR EGRESS IN CASE OF FIRE OR
OTHER EMERGENCY.
19. DURING THE ENTIRE PERIOD OF DEMOLITION AND CONSTRUCTION, ALL
EXISTING EXIT SIGNS, EXIT LIGHTING, FIRW PROTECTION DEVICES AND ALARMS
SHALL BE CONTINUOUSLY MAINTAINED.
20. INSURANCE AND BONDING FOR THE PROJECT SHALL BE AS DIRECTED BY
AND TO THE SATISFACTION OF THE OWNER.
21. THE CONTRACTOR SHALL VERIFY SIZE, LOCATION, ELECTRICAL
REQUIREMENTS, AND SHARACTERISTICS OF ALL WORK AND/OR EQUIMENT
SUPPLIED BY THE OWNER OR OTHERS PRIOR TO THE START OF RELATED WORK
WITH THE MANUFACTURER OF SUPPLIER.
22. CONTRACT CLOSE-OUT SHALL OCCUR ONLY AFTER THE ARCHITECT HAS
PREFARED THE CERTIFICATE OF SUBSTANTIAL COMPLETION AND PUNCH LIST,
AND PUNCH LIST ITEMS HAVE BEEN CORRECTED. THE CONTRACTOR SHALL
SUBMIT MAINTENANCE AND WARRANTY MANUALS, RELEASE OF LIENS, AND
RECORD DRAWINGS TO THE ARCHITECT WITH HIS FINAL APPLICATION FOR
PAYMENT. THE ARCHITECT SHALL REVIEW ANY CHANGE ORDERS REQUIRED TO
FINALIZE THE COST OF THE PROJECT BASED ON THE COONTRACTOR'S FINAL
SUBMITTALS.
23. MANUFACTURER'S NAME, TRADEMARK, LOGOS, ETC., SHALL NOT BE VISIBLE
TO THE PUBLIC.
24. THE TENANT, WITHOUT INVALIDATING THE CONTRACT, MAY ORDER EXTRA
WORK OR MAKE CHANGES BY ALTERING, ADDING TO, OR DEDUCTING FROM THE
WORK. THE CONTRACT SUM AND CLAIMS FOR EXTENTION OF TIME SHALL BE
ADJUSTED ACCORDINGLY. SUCH WORK SHALL BE OTHERWISE EXECUTED UNDER
THE CONDITIONS OF THE ORIGINAL CONTRACT.
25. ALL "EXISTING TO REMAIN", "EXISTING TO BE RELOCATED", AND/OR NEW
ITEMS INSTALLED BY THE CONTRACTOR, IN ADDITION TO BEING AMPLY
PROTECTED THROUGHOUT THE PERIOD OF CONSTRUCTION, SHALL BE
THROUGHOUT CLEANED TO THE SATISFACTION OF THE ARCHITECT PRIOR TO
26. THE CONTRACTOR AGREES TO PAY ALL TRANSPORTATION CHARGES ON ALL
MATERIAL AND EQUIPMENT TO THE POINT OF USE AND SHALL BE RESPONSIBLE
FOR ALL UNLOADING, CHECKING, AND STORING OF SAME IN CONNECTION WITH
THIS CONTRACT.
27. IF THE CONTRACTOR CLAIMS THAT ANY REVISION TO THE DRAWINGS
INVOLVES EXTRA COST UNDER THIS CONTRACT, HE SHALL GIVE WRITTEN NOTICE
TO THE ARCHITECT WITHIN 15 DAYS AFTER RECEIPT OF SUCH INSTRUCTIONS
AND IN ANY EVENT, BEFORE PROCEEDING TO EXECUTE THE WORK. THE
PROCEDURE SHALL THEN BE AS PROVIDED FOR IN THE AGREEMENT UNDER
"CHANGES IN THE WORK". NO SUCH CLAIMS SHALL BE VALID UNLESS SO
MADE. UNLESS OTHERWISE AGREED, NO PAYMENT ON SUCH BILLS WILL BE
MADE UNTIL FINAL SETTLEMENT.
28. ALL CLAIMS FOR ADDITIONAL WORK WILL BE SUBMITTED IN WRITING FOR
REVIEW BY THE ARCHTECT AND SHALL INCLUDE A COMPLETE DESCRIPTION OF
THE WORK, MATERIALS USED, ROOM NUMBER OF THE AREA OF WORK, AND
AUTHORIZATION UNDER WHICH THE WORK IS BEING PERFORMED. TOTAL COST
OF THE WORK, INCLUDING THE CONTRACTIR'S MARK-UP SHALL BE INCLUDED IN
THE SUBMITTAL.
29. THE CONTRACTOR SHALL SUBMIT A DETAILED CONSTRUCTION SCHEDULE TO
THE OWNER INDICATING PHASING OF WORK FROM START TO FINISH OF THE
PROJECT.
30. ALL DIMENSIONS ARE FROM FACE OF STUD OR FACE OF MASONRY U.N.O.
31. ALL WORK LISTED, SHOWN, OR IMPLIED ON ANY CONSTRUCTION DOCUMENT
SHALL BE SUPPLIED AND INSTALLED BY THE CONTRACTOR U.N.O.
32. ALL MATERIALS AND WORKMANSHIP SHALL BE GUARANTEED FOR A PERIOD
OF ONE YEAR FROM THE ACCEPTANCE OF THE PROJECT BY THE OWNER, U.N.O.
33. THE CONTRACTOR SHALL PROVIDE BLOCKING, BACKING, FRAMING HANGERS,
OR OTHER SUPPORT FOR ALL FIXTURES, EQUIPMENT, AND ALL OTHER ITEMS AS
REQUIRED.
34. MAXIMUM ROOM OCCUPANT LOAD SIGNS SHALL BE FURNISHED AND
INSTALLED AS REQUIRED BY THE UNIFORM BUILDING CODE.
35. DOOR OPENINGS IN GYPSUM BOARD PARTITIONS NOT DIMENSIONED ARE TO
BE LOCATED IN CENTER OF ROOM OR WITHIN 4" OF ADJOINING PARTITION.
36. ALL SYMBOLS AND ABBREVIATIONS USED ON THE DRAWINGS ARE
CONSIDERED CONSTRUCTION STANDARDS. IF THE CONTRACTOR HAS QUESTIONS
REGARDING THEIR DEFINITION, THE ARCHITRCT SHALL BE NOTIFIED FOR
CLARIFICATION.
37. ALL ITEMS ARE NEW UNLESS NOTED OTHERWISE.
38. CONTRACTOR SHALL ENSURE THAT INSTALLATION METHODS CONFORM TO
ALL BUILDING CIDE REQUIREMENTS. THE MATERIALS SPECIFIED ARE INTENDED
TO MEET CODE REQUIREMENTS. ANY DISCREPANCY BETWEEN THE
CONSTRUCTION DOCUMENTS AND CODE REQUIREMENTS SHALL BE BROUGHT TO
THE ATTENTION OF THE ARCHITECT IMMEDIATELY BY THE CONTACTOR, AND
PROPR TO PERFORMANCE OF SPECIFIED WORK.
40. NO SUBSTITUTIONS OF SPECIFIED MATERIALS SHALL BE PERMITTED WITHOUT
FIRST SUBMITTING SPECIFICATIONS, SAMPLES, AND COST IMPACT FOR
ARCHITECT'S APPROVAL.
41. AT THE TIME OF BOD SUBMITTAL, THE CONTRACTOR SHALL ADVISE
ARCHITECT, IN WRITING, OF ANY SPECIFIED MATERIALS OR EQUIPMENT WHICH
ARE EITHER UNAVAILABLE OR WILL CAUSE A DELAY IN THE COMPLETION OF
CONSTRUCTION.
42. THE CONTRACTOR SHALL ENSURE THAT NEW CONSTRUCTION WILL NOT
INTERFERE WITH DISABLED ACCESS.
43. FOR NEW BUILDINGS AND ADDITIONS, ALTERATIONS, AND REPAIRS WITHIN
ANY TWELVE-MONTH PERIOD EXCEED FIFTY (50 %) PERCENT OF THE VALUE OF ANY
EXISTING BUILDING OR STRUCTURE, EACH BUILDING OR STRUCTURE SHALL BE MADE
TO CONFORM TO THE REQUIREMENTS FOR NEW BUILDINGS OR STRUCTURES AND
COMPLY WITH THE BUILDING SECURITY REGULATIONS. SANTA ANA MUNICIPAL CODE
CHAPTER 8, DIVISION 3.
44.THE ADU SF / SFD SF RATIO IS FOR PARK & REC FEE PURPOSE ONLY.THE
APPLICANT IS RESPONSIBLE FOR THE GIVEN “SFR SF”OF THE EXISTING PRIMARY
RESIDENCE;BUILDING SAFETY STAFF ARE NOT RESPONSIBLE FOR THE ACCURACY OF
THE GIVEN “SFR SF”OF THE EXISTING RESIDENCE.
POWER & SIGNAL REQUIREMENTS
1. THE CONTRACTOR SHALL FINISH AND INSTALL ALL LIGHT FIXTURES AND
ELECTRICAL WORK AS SHOWN IN DRAWINGS AND NOTES.
2. THE CONTRACTOR SHALL COORDINATE HIS WORK WITH MANUFACTURERS'
SPECIFICATIONS AND REQUIREMENTS.
3. THE WORK SHALL BE INSTALLED IN STRICT ACCORDANCE WITH THE
REQUIREMENTS OF THE NATIONAL BOARD OF FIRE UNDERWRITERS, PUBLIC

GRADING PERMIT
REQUIREMENTS FOR
DETACHED ADU PROJECTS

A grading permit is required for all new detached buildings including new detached Accessory
Dwelling Unit (ADU) projects. Grading plans prepared and stamped by a registered professional
engineer shall be submitted for approval prior to issuance of the building permit, and shall be
required to be submitted before or concurrently with the architectural plans submittal to the
Building Safety Division.
Grading Permit Exemption: Residential detached Accessory Dwelling Unit (ADU) projects that
meet all of the following may be exempted from grading permit requirements:
1. The maximum amount of soil being moved is less than 50 cubic yards. The soil quantities
shall be calculated by a California registered professional civil engineer
2. A site drainage plan prepared by a California registered professional civil engineer shall
be provided with the following minimum information, but not limited to:
a. Plan(s) shall be stamped, signed and dated by a California registered civil engineer
b. Location of all existing and proposed structures, property lines, right-of-way lines,
and easements, including dimensions and setbacks
c. Drainage slopes and flow patterns
d. Drainage system such as swales, french drains, water collection and disposal
system, etc.
e. Drainage plan shall indicate how the site grading or drainage system will manage
all surface water flows to be diverted away from buildings and adjoining property
lines, in accordance with all applicable codes
f. The grade shall fall not fewer than 6 inches within the first 10 feet from the
foundation wall. Where lot lines, walls, slopes or other physical barriers prohibit 6
inches of fall within 10 feet, drains, or swales shall be constructed to ensure
drainage away from the structure. Impervious surfaces within 10 feet of the building
foundation shall be sloped not less than 2 percent away from the building.
3. A final certification letter from the professional engineer of record stating that the grades
were constructed per the approved site drainage plan, shall be submitted to the building
inspector prior to final inspection
4. The “Detached ADU Grading Permit Exemption Checklist” shall be completed by the
California registered professional civil engineer and shall be made a part of the building
plans.
5. The site drainage plan and the completed checklist shall be required at the time of
architectural plans submittal as part of the building plans package.
The building official reserves the right to require a grading plan based on site conditions. This
grading permit exemption does not apply to projects in the FEMA Flood Zone.

THIS FORM SHALL BE COMPLETED BY A CALIFORNIA REGISTERED CIVIL ENGINEER.
Instructions: In order to qualify for the grading permit exemption for detached Accessory
Dwelling Unit (ADU) projects per handout PCC-15, the registered civil engineer of record shall
complete all sections, check all boxes and sign the certification section below. A copy of this
checklist shall be attached to each of TWO sets of plans. If answering NO to any of the
questions, a grading plan and permit shall be required.
