GENERAL REQUIREMENTS:
1. NO CHANGES ARE TO BE MADE TO THESE PLANS WITHOUT THE KNOWLEDGE AND WRITTEN
CONSENT OF THE ENGINEER.
2. ALL DIMENSIONS CONTROLLED BY EXISTING CONDITIONS SHALL BE VERIFIED BY THE
CONTRACTOR AT THE SITE.
3. CONSTRUCTIONS AND MATERIALS SHALL COMPLY WITH AND BE INSTALLED IN
ACCORDANCE WITH ALL THE REQUIREMENTS OF ALL LEGALLY CONSTITUTED PUBLIC
AUTHORITIES HAVING JURISDICTION, INCLUDING ALL COUNTY AND LOCAL ORDINANCES,
AND THE SAFETY ORDERS OF THE STATE INDUSTRIAL ACCIDENT COMMISSION, OSHA.
4. GENERAL CONTRACTOR SHALL VISIT THE JOB SITE AND VERIFY ALL GRADES, DIMENSIONS,
AND CONDITIONS PRIOR TO BIDDING AND COMMENCING CONSTRUCTION.
5. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE COORDINATION OF ALL WORK,
INCLUDING THAT OF ALL SUB-TRADES.
6. GENERAL CONTRACTOR SHALL NOTIFY ENGINEER IMMEDIATELY OF ANY DISCREPANCIES
FOUND WITHIN THE CONTRACT DOCUMENTS.
7. ALL WORK PERFORMED SHALL CONFORM WITH THE REQUIREMENTS OF THE CALIFORNIA
BUILDING CODE (LATEST ADOPTED EDITION) OR OTHER APPLICABLE GOVERNING CODES
AND/OR LOCAL BUILDING ORDINANCES.
8. ALL SUB-CONTRACTORS SHALL BE RESPONSIBLE FOR REMOVAL OF ALL DEBRIS
ACCUMULATED AS A RESULT OF THEIR OPERATION. ALL SCRAP, DEBRIS, AND OTHER
EXCESS MATERIAL SHALL BE REMOVED FROM THE BUILDING SITE.
9. THE OWNER SHALL HAVE THE RIGHT TO MAKE CERTAIN CHANGES IN THE WORK AND THE
CONTRACT AMOUNT SHALL BE ADJUSTED ACCORDINGLY. HOWEVER, THE GENERAL
CONTRACTOR SHALL NOT PROCEED WITH ANY CHANCES WITHOUT THE WRITTEN
APPROVAL OF THE OWNER.
10. ALL MATERIALS SHALL BE FURNISHED AS SHOWN HEREIN UNLESS EQUAL ALTERNATES ARE
APPROVED IN WRITING BY THE OWNER.
11. GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR SHORING AND PROVIDING BRACING
DURING CONSTRUCTION AND/OR ERECTION TO SUPPORT ALL LOADS TO WHICH THE
STRUCTURE MAY BE SUBJECTED.
12. SEE PLANS AND SPECIFICATIONS BY OTHERS FOR ADDITIONAL REQUIREMENTS IF
APPLICABLE.
13. TRUSSES SHALL BE APPROVED BY THE BUILDING DEPARTMENT, FIELD MEASURED BY
MANUFACTURER PRIOR TO FABRICATION AND INSTALLATION.
14. ANY REFERENCE TO THE WORDS APPROVE, APPROVED, OR APPROVAL IN THESE
DOCUMENTS SHALL BE HERE DEFINED TO MEAN GENERAL ACCEPTANCE OR REVIEW AND
SHALL NOT RELIEVE THE CONTRACTOR AND/OR HIS SUB-CONTRACTORS OF ANY LIABILITY
IN FURNISHING THE REQUIRED MATERIALS OR LABOR SPECIFIED.
15. THE CONTRACT DRAWINGS AND SPECIFICATIONS REPRESENT THE FINISHED STRUCTURE
AND DO NOT INDICATE THE METHOD OF CONSTRUCTION. THE CONTRACTOR SHALL
SUPERVISE AND DIRECT THE WORK AND SHALL BE SOLELY RESPONSIBLE FOR
CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES,
INCLUDING, BUT NOT LIMITED TO BRACING AND SHORING, OBSERVATION VISITS TO THE
SITE BY FIELD REPRESENTATIVES OF THE ENGINEER SHALL NOT INCLUDE INSPECTION OF
THE PROTECTIVE MEASURES OR THE CONSTRUCTION PROCEDURES. ANY SUPPORT
SERVICES PERFORMED BY THE ENGINEER DURING THE CONSTRUCTION SHALL BE
DISTINGUISHED FROM CONTINUOUS AND DETAILED INSPECTION SERVICES WHICH ARE
FURNISHED BY OTHERS. THESE SUPPORT SERVICES PERFORMED BY THE ENGINEER,
WHETHER OF MATERIAL OR WORK, AND FOR THE PROPOSE OF ASSISTING IN QUALITY
CONTROL AND IN ACHIEVING CONFORMANCE WITH CONTRACT DOCUMENTS, DO NOT
GUARANTEE CONTRACTOR'S PERFORMANCE AND SHALL NOT BE CONSTRUED AS
SUPERVISION OF CONSTRUCTION.
16. THE SHOP DRAWINGS REVIEW PROCESS BY THIS ENGINEER WILL ONLY COMMENCE AFTER
THE SUBMITTED FABRICATION OR SHOP DRAWINGS HAVE BEEN AS FOLLOWS:
A. INITIALLY REVIEWED AND ACCEPTED AS CONFORMING WITH THE STRUCTURAL
CONSTRUCTION DRAWINGS BY THE RESPONSIBLE SUPERVISOR AND DRAWING
CHECKER WITH THEIR SIGNATURES.
B. APPROVED AND ACCEPTED WITH A STAMP FROM THE GENERAL CONTRACTOR AS
CONFORMING TO THE CONSTRUCTION DOCUMENTS.
FRAMING LUMBER:
1. ALL FRAMING LUMBER SHALL CONFORM TO "STANDARD GRADING AND DRESSING RULES
NO.17 OF THE WEST COAST LUMBER INSPECTION BUREAU AND DOC PS-20. EACH PIECE
SHALL BEAR THE GRADE STAMP OF AN APPROVED GRADING AGENCY, EXCEPT EXPOSED
LUMBER SHALL BEAR NO MARKINGS WHICH WILL BE VISIBLE AFTER INSTALLATION.
2. FRAMING LUMBER SHALL BE DOUGLAS FIR (LARCH), COMMON NAILS, UNLESS OTHERWISE

2.IT IS THE RESPONSIBILITY OF THE FRAMING CONTRACTOR, HIS AGENT OR THE GENERAL
CONTRACTOR TO VERIFY ALL FIELD DIMENSIONS, FIELD CONDITIONS, THE LENGTHS OF ALL
SPANS FOR BEAMS, PURLINS, FRAMING ROOF AND CEILING AND ANY FLOOR MEMBERS

GENERAL IS LOOSE, THEN THE CONTRACTOR SHALL NOTIFY THE ENGINEER OF RECORD IN
WRITING AND THE INSURANCE COMPANY IMMEDIATELY FOR INSTRUCTIONS FOR THE
REPAIR OF THE STUCCO. THIS SHALL BE TYPICAL FOR ALL STUCCO AND PLASTER WALLS,
SOFFITS, RETURNS AND ANY OTHER CONDITION THAT MAY AND DOES EXIST. OF THE
CONTRACTOR FINDS MORE DAMAGE IN THE FIELD TO STUCCO AT THE POINT OF REPAIR OF
ANY CRACK OR THE STUCCO AFFECTED SHALL BE IDENTIFIED IN WRITING TO THE
ENGINEER OF RECORD IMMEDIATELY FOR INSTRUCTIONS FOR REPAIR OF THE STUCCO.
4. ALL PORTLAND CEMENT EXTERIOR STUCCO AND INTERIOR PLASTER SHALL BE 7/8 INCH
THICK OVER WOVEN OR WELDED WIRE LATH (UNBLOCKED) WITH 11 GAUGE X 1 ½ INCH
LONG, 7/16 INCH DIAMETER HEAD NAILS OR 16 GAUGE STAPLES HAVING 7/8 INCH LONG
LEGS PLACED AT 6 INCHES ON CENTER OVER 15# ORGANIC FELT ATTACHED DIRECTLY TO
THE FRAMING SYSTEM. TWO LAYERS OF 15# ORGANIC FELT SHALL BE INSTALLED IF THE
APPLICATION IS OVER PLYWOOD SHEATHING. STUCCO SHALL HAVE
CORROSION-RESISTANT WIRE MESH WEEP SCREEDS A MINIMUM OF 6 INCHES ABOVE
GRADE AT THE BOTTOM OF WALLS AND SHALL BE VERIFIED AT ANY AREA THAT CREATES
AN ENCLOSED AREA OR SOFFIT AREA. IF EXPANSION JOINTS ARE EXISTING, THE
CONTRACTOR SHALL MATCH THE EXPANSION JOINTS AT THE AREA OF NEW WORK. VERIFY
WITH THE DRAWINGS IF AY OTHER EXPANSION JOINTS ARE REQUIRED.
5.ALL SMOKE AND WATER DAMAGED GYPSUM BOARD SHALL BE REMOVED AND REPLACED
WITH NEW ½” INCH TYPE-X GYPSUM BOARD, TAPED, SEALED AND FINISHED TO MATCH
EXISTING UNLESS OTHERWISE NOTED. USE 5/8 INCH TYPE-X FIRE RATED GYPSUM BOARD
INSIDE OF THE GARAGE WALLS AND CEILINGS WHERE ADJACENT TO THE HOUSE.
6.THE CONTRACTOR SHALL INSPECT AND INSURE THAT ALL THE REPAIRS/BUILIDNG ARE
MADE TO THOSE AREAS NOTES ON THE DRAWINGS AND SPECIFICATION. ANY ADDITIONAL
DAMAGE CAUSED BY THE CONTRACTOR PROVIDING THE REPAIRS. BUILDING SHALL BE
BROUGHT TO THE ATTENTION OF THE OWNER AND THE ENGINEER OR RECORD IN WRITING
AND SHALL BE REPAIRED BY THE CONTRACTOR.
7.REPLACE ALL DAMAGED INSULATION WITH R-13 INSULATION IN THE WALLS AND WHERE
DAMAGE EXISTS TO THE INSULATION. THE CONTRACTOR SHALL MATCH THE EXISTING
INSULATION R-VALUES AND SOUND RATING USING RESILIENT CLIPS AND MATCH EXISTING
IF THEY ARE PRESENT IN THE EXISTING CONSTRUCTION. ALL DAMAGED UNDER FLOOR
INSULATION AND ATTIC INSULATION SHALL BE REPLACED WITH R-19 UNDER FLOOR AND
R-30 IN ATTICS. IF THIS PROJECT IS IN AN AREA WHERE THERE IS NOW THAN THE
INSULATION REQUIREMENTS ARE DIFFERENT THAT THOSE STATED. ALSO SEE THE TITLE-24
ENERGY CALCULATIONS FOR ADDITIONAL REQUIRED INFORMATION IF THE ENERGY
CALCULATIONS ARE REQUIRED.
8.THE BUILDING SHALL NOT BE OCCUPIED DURING FIRE REPAIR WORK, RETROFIT WORK,
RE-MODEL WORK OR ANY OTHER WORK TO THE STRUCTURE SINCE THE BUILDING
STRENGTH IS SUBSTANTIALLY WEAKENED AT ANY POINT DURING THE REPAIRS NOTED, THE
REQUIRED EXISTS MAY OR SHALL BE BLOCKED AND THE REQUIRED SAFETY DEVICES SUCH
AS SPRINKLERS, STANDPIPES, ALARM SYSTEMS ARE NOT OPERATIONAL AND ANY OTHER
SAFETY ITEMS NOT MENTIONED ARE POSSIBLY NOT IN OPERATION DURING THE RE-MODEL
OR REPAIR PHASE OF THE CONSTRUCTION. A CERTIFICATE OF OCCUPANCY MUST BE
OBTAINED BY THE CONTRACTOR AND OWNER PRIOR TO OCCUPYING THIS BUILDING.
9.NO CONSTRUCTION SUPERVISION IS INCLUDED IN THE WORK BEING PERFORMED AND IS
NOT PART OF THE CONTRACT OR SERVICES THAT ARE BEING PROVIDED. IF SITE
CONSULTATION IS REQUIRED, A FEE SHALL BE CHARGED FOR THAT CONSULTATION.
10.ALL EPOXY INJECTION OR USE OF EPOXY SHALL FOLLOW THE RECOMMENDATIONS OF THE
MANUFACTURER WITHOUT ANY DEVIATIONS AND FOLLOWING ALL THE RECOMMENDATIONS
FOR INSTALLATIONS AND STRICTLY MAINTAINING QUALITY CONTROL OF THE INSTALLATION
OF THE PRODUCTS. ANY USE OF PRODUCTS NOT SPECIFIED BY THESE DRAWINGS AND
NOTES SHALL BE APPROVED IN WRITING BY THE ENGINEER OF RECORD AND APPROVED BY
THE PLAN CHECKER FOR THE CITY OF RECORD PRIOR TO ANY INSTALLATION FOR THIS
PROJECT.
11.NO STRUCTURAL MEMBERS SHALL BE CUT FOR PIPES, VENTS, DUCTS AND OR OTHER
SIMILAR OPENINGS OR OTHER ITEMS SUCH AS STRUCTURAL CONNECTORS AT ANY TIME
WITHOUT THE WRITTEN APPROVAL OF THE ENGINEER OF RECORD.
12.PROVIDE AND MAINTAIN SANITARY TOILET FACILITIES PRIOR TO AND DURING THE
CONSTRUCTION AS REQUIRED BY THE CITY OR COUNTY OF RECORD.
13.A PROTECTION FENCE OR PEDESTRIAN PROTECTION FENCE OR COVER, IF REQUIRED BY
THE CITY OR COUNTY OF RECORD, SHALL BE CONSTRUCTED AND MAINTAINED
CONFORMING TO THE BUILDING DEPARTMENT REQUIREMENTS AND IS THE RESPONSIBILITY
OF THE CONTRACTOR OF RECORD TO CONSTRUCT AND TO VERIFY IF THE CITY SHALL
REQUIRE THE FENCE INCLUDING ANY FEES NECESSARY FOR THE PERMITTING OF SAME.
14.THE CONTRACTOR SHALL DETERMINE IF HE/SHE SHOULD DISCONNECT ANY AND/OR ALL
EXISTING UTILITIES ON THE SITE UNLESS THE OWNER SIGNS A WRITTEN AUTHORIZATION
TO LEAVE SAID UTILITY LINES.
15.IF REQUIRED FOR THIS PROJECT, THE OWNER OR CONTRACTOR OR SUB-CONTRACTOR
SHALL SUBMIT MECHANICAL, PLUMBING, AND ELECTRICAL PLANS AND CALCULATIONS AS
REQUIRED BY THE CITY OR COUNTY OF RECORD BUILDING DEPARTMENT FOR APPROVAL
PRIOR TO INSTALLATIONS. ALL MECHANICAL, PLUMBING, AND ELECTRICAL OR ANY OTHER
SPECIAL ENGINEERING, INCLUDING ANY CALCULATIONS OR DRAWINGS, AND SUBMITTED TO
THE CITY OR COUNTY OF RECORD FOR PLAN CHECKING AND PERMITS SHALL BE PREPARED
AND PULLED BY THE OWNER, THE CONTRACTOR, OR SUB-CONTRACTOR. THESE NOTED
FEES ARE NOT PART OF THE REPAIRS/BUILDING FEES BEING PERFORMED BY BCI
ENGINEERING. ALL PLAN CHECK, GOVERNMENTAL FEES OR ANY OTHER FEES THAT SHALL

SHATTER-RESISTANT MATERIALS FOR SHOWER ENCLOSURE.
18.ATTIC ACCESS OPENING SHALL NOT BE LESS THAN 22 INCH X 30 INCH. A 30 INCH CLEAR
HEADROOM IN THE ATTIC SPACE SHALL BE PROVIDED ABOVE THE ACCESS OPENING. SEE
PLANS FOR LOCATION.
19.THE CONTRACTOR SHALL REPAIR OR REPLACE ALL THE FLOOR COVERINGS, GLAZING,
CABINETRY, PAINTING WALL AND CEILING COVERAGE, WOOD TRIM AND WOOD FLOORING,
DOORS, WINDOWS, AND DOOR AND WINDOW HARDWARE, RE-ALIGN ALL DOOR AND

HEATING AND VENTILATION EQUIPMENT, MECHANICAL, PLUMBING, BATH TUBS, SHOWERS,

ARE NOT NOTED IN THESE PLANS OR SHOWN ON THE DRAWINGS THAT HAVE BEEN AGREED
TO THROUGH THE SCOPE OF WORK NECESSARY AND APPROVED BY THE INSURANCE
