GENERAL CONDITIONS
1. THE CONTRACTOR SHALL BE RESPONSIBLE FOR DELIVERING A COMPLETE AND USABLE
FACILITY WHICH WILL FUNCTION PER THE DESIGN INTENT OF THE CONSTRUCTION DOCUMENTS.
THE INTENT OF THESE DRAWINGS IS TO PROVIDE DIRECTION TO BUILD AND COMPLETE THE
CONSTRUCTION OF TENANT IMPROVEMENTS OF AN EXISTING GROUND FLOOR LEASED AREA
FOR FOOD SERVICE PURPOSES AND LOCATED IN CALIFORNIA.
2. EXECUTE WORK IN ACCORDANCE WITH ANY AND ALL APPLICABLE FEDERAL, STATE &
LOCAL CODES, REGULATIONS, LAWS, ORDINANCES AND MANUFACTURER'S
RECOMMENDATIONS AND TRADE AND REFERENCE STANDARDS. IN CASE OF CONFLICT, MOST
STRINGENT REQUIREMENTS SHALL APPLY. REFER TO BUILDING AND SITE DATA AND PROJECT
STATISTICS FOR REFERENCE CODE INFORMATION.
3. THE DRAWINGS AND SPECIFICATIONS WERE PREPARED TO THE BEST OF OUR
KNOWLEDGE TO CONFORM WITH 2022 CALIFORNIA BUILDING CODE AS ADAPTED AND
AMENDED BY THE GOVERNING REGULATORY AGENCIES. SHOULD THE CONSTRUCTION BE
DELAYED BEYOND IMMEDIATE PERMITTING, THESE DRAWINGS SHOULD BE REVIEWED FOR
CONFORMITY WITH LOCAL AND NATIONAL REQUIREMENTS. IN THE EVENT OF A CONFLICT
BETWEEN APPLICABLE CODES AND REGULATIONS AND REFERENCED STANDARDS OF THESE
DRAWINGS, THE MORE STRINGENT PROVISIONS SHALL APPLY AND THE GREATER QUANTITY

4. REFERENCE AND INCORPORATE PROJECT MANUAL AND ALL CONSULTANT/OWNER
SPECIFICATIONS, SURVEYS, AND TESTING REPORTS AS PART OF THE COMPLETE
CONSTRUCTION DOCUMENT SET.
5. EACH AND EVERY PART OF THE BUILDING (FRAMING, FINISHES, EQUIPMENT, ELECTRICAL,
PLUMBING, MECHANICAL AND STRUCTURAL BUILDING SYSTEMS) SHALL BE INSTALLED AND
CONNECTED BY THE CONTRACTOR AND BE FULLY OPERATIONAL. CONTRACTOR IS REQUIRED
TO PROVIDE AND CONNECT ALL UTILITIES REQUIRED FOR SUCH ITEMS. ALL WORK AND
NECESSARY RELATED WORK REQUIRED TO PROVIDE A FULLY OPERATIONAL BUILDING WITHIN
THE SCOPE OF WORK SHALL BE INCLUDED IN THE TOTAL BID, INCLUDING ALL NECESSARY
LABOR, MATERIALS, EQUIPMENT, TAXES, FEES, SPECIAL INSPECTIONS, INSURANCE, ETC.
6. CONTRACTOR IS FULLY RESPONSIBLE FOR COORDINATING SUBCONTRACTORS AND ALL
MEANS AND METHODS OF INSTALLATION AND SEQUENCING RELATED TRADES.
7. CONTRACTOR SHALL VERIFY ALL EXISTING CONDITIONS AND ALL DIMENSIONS BY FIELD
MEASUREMENT AND SHALL TAKE ANY AND ALL MEASUREMENTS NECESSARY TO VERIFY THE
DRAWINGS OR PERFORM THE WORK PROPERLY . IMMEDIATELY NOTIFY THE ARCHITECT OF ANY
DISCREPANCIES AND OBTAIN CLARIFICATION BEFORE PROCEEDING WITH THE AFFECTED
WORK. ANY DISCREPANCIES SHALL BETWEEN THE DRAWINGS AND THE DIMENSIONS SHALL
NOT BE THE REASON FOR ANY EXTRA COST OR DELAY IN THE EXECUTION OF THE WORK AND
SHALL BE PERFORMED PER THE INTENT OF THE CONTRACT DOCUMENTS AT NO EXTRA COST
TO THE OWNER (THE ARCHITECT SHALL B E CONSULTED IN ALL CASES WHERE CUTTING INTO A
PORTION OF THE BUILDING IS EITHER DESIRABLE OR NECESSARY SO THAT THE SATISFACTORY
REINFORCEMENT MAY BE PROVIDED)
8. OTHER WORK NOT INCLUDED IN THIS CONTRACT WILL BE EXECUTED DURING THE

TELECOMMUNICATION CABLING. MAKE ALL PROVISIONS FOR NOT IN CONTRACT (N.I.C.) ITEMS,
COOPERATE WITH PERSONNEL AND PROVIDE ACCESS TO AREAS, SERVICES, ETC.
COORDINATED CONSTRUCTION ACTIVITIES UNDER THIS CONTRACT WITH N.I.C. ACTIVITIES SO AS
NOT TO IMPEDE THEIR WORK AND SCHEDULE.
9. COORDINATE SPACE REQUIREMENTS AND INSTALLATION OF ELECTRICAL,
TELECOMMUNICATION, PLUMBING, MECHANICAL, AND SECURITY SYSTEM WORK. ESTABLISH
ROUTING FOR PIPING, WIRING, DUCTWORK, AND CONDUIT PARALLEL WITH THE LINE OF THE
BUILDING U.O.N. UTILIZE SPACES EFFICIENTLY TO MAXIMIZE ACCESSIBILITY FOR OTHER
INSTALLATIONS, FOR MAINTENANCE, AND FOR REPAIRS. IN FINISHED AREAS CONCEAL PIPING,
DUCTWORK WIRING AND CONDUITS.
10. THE CONTRACTOR SHALL APPLY FOR AND OBTAIN AT HIS EXPENSE, ALL PERMITS
REQUIRED BY REGULATORY AGENCIES. THE CONTRACTOR'S COSTS SHALL INCLUDE THE COST
OF PROPER INSURANCE AS REQUIRED BY STATE AND LOCAL LAWS. NATIONAL BUILDING
REGULATIONS OR CODES TO ADEQUATELY PROTECT PERSONS AND PROPERTY. A COPY OF
SUCH INSURANCE COVERAGE SHALL BE FURNISHED TO THE OWNER AND LANDLORD PRIOR TO
COMMENCEMENT OF ANY WORK.
11. PRIOR TO BEGINNING WORK, PROVIDE CERTIFICATE OF INSURANCE, PAYMENT AND
PERFORMANCE BONDS AS REQUIRED.
12. LIEN WAIVERS AND PAYMENT AFFIDAVITS SHALL BE REQUIRED FROM THE CONTRACTOR,
SUBCONTRACTOR, AND VENDORS AT ALL PROGRESS PAYMENTS AND FINAL PAYMENT BEFORE
ANY PAYMENT NEED BE MADE BY THE OWNER.
13. ALL WORK PERFORMED BY CONTRACTOR AND SUBCONTRACTORS SHALL BE
WARRANTED FOR CORRECTION OR REPLACEMENT OF DEFECTIVE WORK FOR THE PERIOD OF
1 YEAR FROM THE DATE OF SUBSTANTIAL COMPLETION.
14. THE CONTRACTOR SHALL NOT DETAIL, ORDER AND/OR FABRICATE ANY MATERIAL
WITHOUT FIRST COORDINATING THE SAME WITH ACTUAL FIELD CONDITIONS. THE CONTRACTOR
ALONE IS RESPONSIBLE THE PROPER FITTING AND CONNECTION OF MATERIALS AND
EQUIPMENT.
15. INSTALL PREFABRICATED ITEMS AND FINISHES IN ACCORDANCE WITH MANUFACTURER'S
RECOMMENDATIONS. PREPARE ALL ADJOINING FINISHES, FRAMING AND FLASHINGS PER
MANUFACTURER'S RECOMMENDATIONS WHERE MAINTENANCE OR INSTALLATION
INSTRUCTIONS ARE NOT PROVIDED OR ARE IN CONFLICT WITH THE DRAWINGS OR
SPECIFICATIONS, THE FURNISHING CONTRACTOR SHALL PROVIDE COPIES TO ALL AFFECTED
SUBCONTRACTORS
16. ALL ITEMS LISTED OR CALLED OUT ON THE DRAWINGS BY MANUFACTURER AND MODEL
NUMBER ARE TO SET PERFORMANCE STANDARDS FOR QUALITY AND FUNCTION. ALTERNATE
ITEM TYPES MAY BE SUBMITTED TO THE ARCHITECT OR DESIGNER FOR REVIEW. FOR ITEMS
SPECIFIED "OR EQUAL" THE ARCHITECT OR DESIGNER ALONE SHALL DETERMINE EQUALITY BASED
ON INFORMATION SUBMITTED BY CONTRACTOR.
17. CHANGES IN THE WORK: DO NOT PROCEED WITH ANY WORK REQUIRING ADDITIONAL
COMPENSATION BEYOND THE CONTRACT AMOUNT WITHOUT WRITTEN AUTHORIZATION FROM
THE OWNER. FAILURE TO OBTAIN AUTHORIZATION SHALL INVALIDATE ANY CLAIM FOR EXTRA
COMPENSATION
18. WHEREVER THE WORD "PROVIDE" IS USED IT SHALL MEAN CONTRACTOR TO PROVIDE
AND INSTALL U.O.N.
19. OWNER FURNISHED ITEMS OR ITEMS "BY OTHERS" ARE TO BE PURCHASED BY OWNER
AND INSTALLED BY THE CONTRACTOR. CONTRACTOR IS RESPONSIBLE FOR COORDINATING
DIMENSIONS, POWER AND OTHER SPECIAL REQUIREMENTS WITH THE PROVIDER OF SUCH
PRODUCTS.

WITHIN 14 DAYS OF SCHEDULED COMPLETION, CONTRACTOR SHALL SUBMIT REQUEST FOR

DOCUMENTATION, ENGINEERING AND TRADE PERMIT APPLICATIONS, AND FEES AS REQUIRED
TO THE GOVERNING AGENCY FOR PERMIT. CONTRACTOR SHALL VERIFY AND COORDINATE
ALL DRAWINGS AND SPECIFICATIONS OF WORK PRIOR TO SUBMITTING AND SHALL SUBMIT 2
COPIES TO THE ARCHITECT FOR REVIEW. DIFFERED SUBMITTAL ITEMS SHALL INCLUDE:
A. MODIFICATIONS TO FIRE SPRINKLER AND FIRE ALARM
30. CONTRACTOR SHALL RETAIN A COMPETENT FULL-TIME REPRESENTATIVE SATISFACTORY
TO THE OWNER AND TENANT, TO BE PRESENT AT THE JOB SITE DURING CONSTRUCTION
ACTIVITY ON THE PROJECT. THE REPRESENTATIVE SHALL NOT BE CHANGED EXCEPT WITH THE
CONSENT OF THE OWNER. THE REPRESENTATIVE SHALL BE IN FULL CHARGE OF THE WORKS
AND ALL INSTRUCTIONS GIVEN TO THE REPRESENTATIVE SHALL BE BINDING.
31. THE CONTRACTOR SHALL MAINTAIN A COMPLETE SET OF THE CONTRACT DRAWINGS FOR
RECORD MARK-UP PURPOSES THROUGHOUT THE CONTRACT TIME. MARK UP THESE
DRAWINGS DURING THE COURSE OF WORK TO SHOW BOTH CHANGES AND ACTUAL
INSTALLATION IN SUFFICIENT FORM TO COMPRISE A COMPLETE RECORD FOR THE OWNER'S
PURPOSES. GIVE PARTICULAR ATTENTION TO WORK WHICH WILL BE CONCEALS AND
DIFFICULT TO MEASURE AND RECORD AT A LATER DATE, AND TO WORK WHICH MAY REQUIRE
SERVICING OR REPLACEMENT DURING THE LIFE OF THE PROJECT. BIND PRINTS INTO
MANAGEABLE SETS WITH DURABLE PAPER COVERS LABELED "AS-BUILT DRAWINGS", AND
TRANSMIT TO OWNER.
32. THE ARCHITECT OF RECORD SHALL BE THE LEAD POINT OF CONTACT FOR ALL
QUESTIONS, CLARIFICATIONS, AND REQUESTS FOR INFORMATION. ALL CHANGES TO THE
CONTRACT DOCUMENT AND RESULTING CHANGES TO THE CONTRACT SUM (IF ANY) OR
CHANGES IN THE PROJECT DURATION (IF ANY) WILL BE ISSUED AND/OR APPROVED BY
OWNER AND ARCHITECT OF RECORD.
33. CONSTRUCTION PROGRESS MEETINGS SHALL OCCUR WEEKLY AND BE ATTENDED BY
CONTRACTOR, ARCHITECT AND/OR OWNER. MEETINGS SHALL BE AT THE JOB SITE OR BY
TELECONFERENCE
JOB SITE PREPARATION, PROTECTION AND MAINTENANCE
1. BEFORE BEGINNING WORK VERIFY LOCATION OF ALL EXISTING UTILITIES. MAINTAIN ALL
SYSTEMS, SUCH AS BUT NOT LIMITED TO, WATER, SEWER, POWER, TELEPHONE, ETC. THAT
SUPPLY THIS AND OTHER BUILDINGS ON THE SITE OR ADJACENT SITES DURING ALL PHASES
OF THE WORK.
2. SCHEDULE AND PERFORM WORKS SO THAT OTHER TENANTS IN THE BUILDING ARE NOT
DISTURBED. SCHEDULE ALL WORK FOR REGULAR BUSINESS HOURS UNLESS OTHERWISE
NOTED BY BUILDING REGULATIONS OR THE CONTRACT DOCUMENTS. PROVIDE 48 HOURS
NOTIFICATION TO ALL AFFECTED PARTIES OF ANY INTERRUPTIONS REQUESTED. PROVIDE
LOOP SERVICE AS REQUIRED UNLESS ALL AFFECTED PARTIES ACCEPT THE INTERRUPTION
REQUEST.
3. CONSTRUCTION OPERATION PROCEDURES AND METHODS ARE THE RESPONSIBILITY OF
THE CONTRACTOR INSOFAR AS THEY DO NOT PRESENT HAZARDS TO PERSONNEL OR
PROPERTY OR INFRINGE ON WORK SCHEDULES FOR NORMAL SITE ACTIVITIES, OTHER
CONTRACTORS, VENDORS AND THE BUILDING'S STANDARDS FOR CONSTRUCTION ACTIVITIES.
4. VERIFY ACCESS TO JOB SITE, FREIGHT ELEVATION USE, SCHEDULE AND SIZE, AND
CLEARANCES INTO AND OUT OF THE BUILDING. MAINTAIN AND PROVIDE SERVICE ACCESS AT
ALL TIMES FOR ALL EQUIPMENT PER MFR. RECOMMENDATIONS.
5. PROJECT AREA SITE AND SIDEWALK SHALL BE MAINTAINED A CLEAN AND SAFE AT ALL
TIMES. KEEP PROJECT AREA BROOM CLEAN. ALL DEBRIS SHALL BE REMOVED TO A LEGAL
DISPOSAL AREA ON A REGULAR BASIS. PROVIDE CONSTRUCTION BARRIERS AND DUST
CONTROL. PROVIDE VEHICLE GRAVEL MUD TRAP AT SITE ENTRANCE. ADJACENT ROADWAYS
DRIVEWAYS AND SIDEWALKS SHALL BE KEPT CLEAR AND MUD AND GRAVEL AT ALL TIMES.
PROVIDE PEDESTRIAN PROTECTION AS REQUIRED FOR SAFETY OF TENANTS, PEDESTRIANS
AND JOBSITE PERSONNEL.
6. MAINTAIN ALL BUILDING LIFE SAFETY, FIRE PROTECTION, AND SECURITY SYSTEMS AT ALL
TIMES. DO NOT BLOCK EXITS.
7. REPORT ANY HAZARDOUS MATERIALS ENCOUNTERED TO THE OWNER/LANDLORD.
8. DO NOT ALLOW ADHESIVE ODOR AND OTHER FUMES FROM CONSTRUCTION ACTIVITIES TO
ENTER HVAC SYSTEM.
9. DAMAGE TO SIDEWALK OR ADJACENT PROPERTIES RESULTING FROM CONSTRUCTION
ACTIVITY IS THE SOLE RESPONSIBILITY OF THE CONTRACTOR. VERIFY SIDEWALK
MAINTENANCE AND REPAIRS WITH GOVERNING ADJACENCY PRIOR TO COMMENCING WORK.
TENANT'S CONTRACTOR WILL REPAINT AND/OR REPAIR LANDLORD'S PROPERTY (BULKHEADS,
NEUTRAL PIERS, REAR CORRIDORS, ETC) DAMAGED DURING TENANT IMPROVEMENT.
12. CONTRACTOR SHALL BE RESPONSIBLE FOR A THOROUGH PROFESSIONAL CLEANING OF
THE ENTIRE FACILITY PRIOR TO OWNER TAKEOVER DATE. ALL EXPOSED HORIZONTAL AND
VERTICAL SURFACES INCLUDING BUT NOT LIMITED TO THE FOLLOWING MUST BE WIPED CLEAN
AND FREE OF DUST: WALLS, EXPOSED STRUCTURAL MEMBERS STAIRS AND RAILINGS,
CABINETRY, DUCT WORK, SPRINKLER PIPES, INTERIOR AND EXTERIOR GLAZING. ALL FLOORS
MUST BE MOPPED CLEAN.
13. PROVIDE ALL NECESSARY SHORING AND BRACING IN ORDER TO PERFORM THE WORK.
CONTRACTOR IS RESPONSIBLE FOR ANY STRUCTURAL CALCULATIONS OR DRAWINGS
REQUIRED FOR TEMPORARY SHORING OR BRACING.
14. ALL PERSONS WORKING AT THIS SITE MUST IMPLEMENT APPLICABLE PORTIONS OF THE
STATE STORM WATER BEST MANAGEMENT PRACTICES MANUAL FOR CONSTRUCTION TO THE
MAXIMUM EXTENT PRACTICABLE TO PREVENT EROSION AND SEDIMENT FROM ENTERING INTO
THE STORM DRAIN SYSTEM. FAILURE TO UTILIZE ADEQUATE CONTROLS IS A VIOLATION OF

DEMOLITION AND WASTE MANAGEMENT
1. CONTRACTOR SHALL SUBMIT A WASTE REDUCTION MANAGEMENT PLAN PER LOCAL WASTE
MANAGEMENT AUTHORITY REQUIREMENTS. PLAN SHALL INCLUDE PROJECT ADDRESS,
DESCRIPTION, TYPE AND QUANTITY OF MATERIALS TO BE DISCARDED AND METHOD OF
DISPOSAL (REUSE, RECYCLE, LANDFILL). PLAN MUST INDICATE MEANS AND METHODS FOR
(ON-SITE) SEPARATION AND (OFF-SITE) LANDFILL DIVERSION DESIGNATING SPACE FOR

5. WHERE NEW DOOR OR WINDOW IS SHOWN IN EXISTING OPENING VERIFY ROUGH OPENING

6. PRIOR TO DEMOLITION CONTRACTOR TO WALK JOBSITE WITH OWNER TO CLEARLY INDICATE
ITEMS TO BE SALVAGED FOR OWNER RE-USE. DISPOSAL OF ITEMS NOT SALVAGED SHALL BE THE

7. REMOVE AND DISPOSE OF ALL ITEMS IN THE WAY OF NEW WORK WHETHER SHOWN OR NOT,

KEY DESCRIPTION
GENERAL NOTES AND CONDITIONS:
1. THE WORD 'CONTRACTOR' MEANS THE GENERAL CONTRACTOR, AND WHERE APPLICABLE
BY TRADE, SUBCONTRACTORS. IT IS THE SOLE RESPONSIBILITY OF THE GENERAL
CONTRACTOR TO COORDINATE THE WORK OF ALL TRADES AS THEY AFFECT ONE
ANOTHER.
2. CONTRACTOR SHALL BE USED TO REPRESENT ALL THE SUBCONTRACTORS, MATERIAL
SUPPLIERS AND OTHER TRADES NECESSARY FOR THE SUCCESSFUL COMPLETION OF THE
WORK.
3. CONTRACTOR SHALL BE RESPONSIBLE FOR REVIEWING ALL NOTES PRIOR TO FINALIZING
CONSTRUCTION CONTRACT.
4. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL REQUIRED SAFETY PRECAUTIONS AND
THE METHODS, TECHNIQUES, OR PROCEDURES TO PERFORM HIS/HER WORK.
5. CONTRACTOR IS TO PROVIDE THE ARCHITECT AND ANY OTHER MEMBER OF THE DESIGN
TEAM, A 48-HOUR MINIMUM ADVANCE NOTICE PERIOD FOR ALL REQUESTED AND
REQUIRED FIELD REVIEWS.
6. THE CONTRACTOR SHALL MAINTAIN LIABILITY INSURANCE TO PROTECT HIMSELF AND
HOLD THE OWNER AND ARCHITECT HARMLESS FROM ANY AND ALL CLAIMS FOR DAMAGES
OF PERSONAL OR BODILY INJURY, OR DEATH, OR PROPERTY DAMAGE DURING
THE COURSE OF THE CONTACT. NOTHING CONTAINED IN THESE DRAWINGS OR
IN ANY ACCOMPANYING CONTRACT DOCUMENTS SHALL CREATE ANY CONTRACTUAL
RELATIONSHIP BETWEEN.
7. THE CONTRACTOR AND THE ARCHITECT. THE APPROVAL OF PLANS AND SPECIFICATIONS
DOES NOT PERMIT THE VIOLATION OF ANY APPLICABLE CODE, CITY ORDINANCES OR
STATE LAWS. IF THE CONTRACTOR PERFORMS ANY WORK CONTRARY TO APPLICABLE
LAWS, ORDINANCES, AND RULES AND REGULATIONS, WITHOUT GIVING PRIOR WRITTEN
NOTICE TO THE ARCHITECT , S/HE SHALL ASSUME FULL RESPONSIBILITY THEREIN, AND
WILL BEAR ALL COST ATTRIBUTABLE HERETO.
8. CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING APPROVAL BY THE BUILDING
INSPECTOR OF ALL CONCEALED WORK BEFORE CLOSING UP. THE OWNER SHALL PAY FOR
AND THE CONTRACTOR SHALL ACQUIRE THE BUILDING PERMIT. THE CONTRACTOR SHALL
ACQUIRE ALL OTHER PERMITS, COMPLIANCE REQUIREMENTS, AND INSPECTIONS
NECESSARY FOR THE PROPER EXECUTION OF THE WORK IN ACCORDANCE WITH
APPLICABLE CODES AND GOVERNING REGULATIONS.
9. ALL MATERIALS AND WORK SHALL CONFORM TO ALL GOVERNING BUILDING CODES AND
REGULATIONS.
10. ALL PAINT, STAIN AND OTHER MATERIALS MUST COMPLY WITH LOCAL, STATE, AND
FEDERAL AIR POLLUTION CONTROL MANDATES. THE CONTRACTOR SHALL PROVIDE
TEMPORARY BRACES, SHORING AND GUYS REQUIRED TO SUPPORT ALL LOADS TO WHICH
THE BUILDING STRUCTURE AND COMPONENTS, ADJACENT SOILS AND STRUCTURES,
UTILITIES AND RIGHTS-OF-WAY MAY BE SUBJECTED DURING CONSTRUCTION.
11. CONTRACTOR SHALL KEEP PREMISES SECURE, CLEAN AND HAZARD FREE AT ALL TIMES
WITH ALL DEBRIS REMOVED AT THE END OF THE DAY.
12. WORK SHALL BE PERFORMED IN A SAFE MANNER OBSERVING ALL STANDARD OSHA
CODES.
13. CONTRACTOR SHALL BE RESPONSIBLE FOR MAINTAINING EQUIPMENT, MATERIALS AND
WORK IN NEAT, CLEAN, ORDERLY AND SAFE CONDITION AT ALL TIMES. AT THE
COMPLETION OF CONSTRUCTION, REMOVE ALL EXCESS MATERIALS AND REFUSE FROM
THE SITE. LEAVE ALL SURFACES WITHIN CONSTRUCTION SITE FREE FROM DUST, DIRT,
AND STAINS. THE CONTRACTOR SHALL REPAIR OR REPLACE ANY SURFACES OR ITEMS
DAMAGED BY CONSTRUCTION TO THE SATISFACTION OF THE ARCHITECT AND OWNER.
UPON COMPLETION OF WORK, ALL WORK AREAS SHALL BE LEFT BROOM CLEAN AND
DEBRIS SHALL BE REMOVED FROM THE SITE BY THE CONTRACTOR.
14. THE CONTRACTOR SHALL PROVIDE THE NECESSARY STORAGE SPACE FOR THE
PROTECTION OF DOCUMENTS, TOOLS, AND MATERIALS AT THE SITE.
15. CONTRACTOR SHALL PROVIDE TEMPORARY POWER, WATER, AND TOILET FACILITIES ON
THE JOB SITE IF NECESSARY OR REQUIRED BY LOCAL CODE. BUILDING ADDRESS SHALL
BE PROVIDED ON THE BUILDING IN SUCH A POSITION AS TO BE LEGIBLE FROM THE
STREET. (SECTION 501.2) THE PLUMBING AND ELECTRICAL SUBCONTRACTORS SHALL
PROVIDE AND INSTALL ROUGH PLUMBING AND FINAL HOOK-UP FOR ALL THE SPECIFIED
FIXTURES, EQUIPMENT, CABINETRY, FURNISHINGS AND ALL OTHER ITEMS REQUIRED BY
LOCAL CODES.
16. THE CONTRACTOR SHALL COORDINATE AND SCHEDULE ALL WORK WITH THE APPROVAL
OF THE OWNER. CONTRACTOR SHALL PROVIDE THE OWNER WITH A FULL CONSTRUCTION
SCHEDULE PRIOR TO THE START OF ANY WORK.
17. THE CONSTRUCTION SCHEDULE SHALL BE UP TO DATE AT ALL TIMES AND BE PRINTED
AND ON SITE AND/OR AVAILABLE TO THE OWNER AT ALL TIMES.
18. THE CONTRACTOR SHALL NOTIFY THE OWNER OF ANY DELAYS OR CHANGE OF SCHEDULE.
19. THE GENERAL CONTRACTOR SHALL MAINTAIN A FULL SET OF DRAWINGS, SPECIFICATIONS,
AND APPROVED SHOP DRAWINGS AND ALL REQUIRED PERMITS AND PERMIT DRAWINGS
ON THE JOBSITE AT ALL TIMES. THEY SHALL BE MADE AVAILABLE TO THE OWNER AND
ARCHITECT ON REQUEST. BEFORE SUBMITTING ANY PROPOSAL, IT SHALL BE THE
RESPONSIBILITY OF THE GENERAL CONTRACTOR TO FAMILIARIZED HIM/HERSELF WITH ALL
CONDITIONS AT THE SITE RELATIVE TO EXITING WORK, MATERIALS TO BE MATCHED,
WORKING SPACE AVAILABLE, ACCESS, AND ALL OTHER ASPECTS AFFECTING THE SCOPE
OF THE WORK TO THE MAKING OF AN INTELLIGENT BID. NO INCREASE IN COST OR
EXTENSION IN PERFORMANCE TIME WILL BE CONSIDERED FOR FAILURE TO KNOW THE
SITE CONDITIONS.
20. CONTRACTOR SHALL ERECT AND MAINTAIN TEMPORARY BARRICADES AND DUST-PROOF
PARTITIONS A NEEDED FOR PROTECTION AGAINST ACCIDENT, AND SHALL CONTINUOUSLY
MAINTAIN ADEQUATE PROTECTION OF HIS WORK AND THE OWNER'S PROPERTY FROM
DAMAGE OR LOSS ARISING IN CONNECTION WITH CONSTRUCTION.
21. UNLESS ITEMS ARE SPECIFICALLY ITEMIZED IN CONTRACT DOCUMENTS AS NOT IN
CONTRACT (NIC), THEY WILL BE ASSUMED TO BE INCLUDED IN THE ESTIMATE OR
CONTRACT PRICE.
22. ANY ALLOWANCE ITEMS SHALL BE SPECIFICALLY IDENTIFIED AS ALLOWANCE AND
INCLUDED IN THE ESTIMATE OR CONTRACT PRICE.
23. CONTRACTOR SHALL IMMEDIATELY NOTIFY THE OWNER OF ANY EXTRA COSTS ARISING
FROM THE EXECUTION OF HIS CONTRACT OR SUBCONTRACTS AND SHALL RECEIVE
OWNER'S WRITTEN APPROVAL OF SAME PRIOR TO STARTING THE WORK.
24. CONTRACTOR SHALL NOT USE ANY POTENTIALLY HAZARDOUS MATERIAL OR PRODUCTS IN
THE CONSTRUCTION AND SHALL ADVISE OWNER OF ANY POTENTIALLY HAZARDOUS
MATERIAL OR PRODUCTS RECOMMENDED, SELECTED, OR SPECIFIED PRIOR TO
PURCHASING OR INSTALLING.
25.NO HAZARDOUS MATERIALS WILL BE STORED AN/OR USED WITHIN THE BUILDING WHICH
EXCEED THE QUANTITIES AS REGULATED BY APPLICABLE CODES OR GREEN BUILDING
PRACTICES, WHICH EVER IS MORE STRICT. THE CONTRACTOR SHALL HAVE A
SUPERINTENDENT AT THE JOB SITE WHENEVER ANY WORK UNDER THIS CONTRACT IS
BEING PERFORMED IN ORDER TO PROVIDE CONSTANT SUPERVISION.
26. THE CONTRACTOR SHALL FURNISH AND INSTALL ALL PARTITIONS INDICATED ON THE
DRAWINGS.
27.PARTITION DIMENSIONS ARE FINISH FACE U.O.N CENTER LINE OF PARTITION SHALL ALIGN
WITH CENTER LINE OF MULLION WHERE OCCURS, U.O.N.
28. PARTITIONS SHOWN ALIGNED WITH EXISTING BASE BUILDING ELEMENTS SHALL BE
INSTALLED FLUSH AND SMOOTH WITH BASE BUILDING ELEMENTS.
29. THE CONTRACTOR SHALL USE CORNER BEADS AT ALL EXPOSE CORNERS AND EXPOSED
ENDS IN PLASTER AND DRYWALL PARTITIONS.
30. ALL PARTITIONS SHALL BE ANCHORED PER MANUFACTURES' SPECIFICATIONS AND AS
REQUIRED BY APPLICABLE BUILDING CODES.
31. THE CONTRACTOR SHALL SUPPLY ALL RETURN AIR OPENINGS IN SLAB TO SLAB
PARTITIONS ABOVE CEILINGS AS REQUIRED BY ENGINEERING DRAWINGS. ALL OPENINGS
IN DEMISING AND SOUND-ATTENUATED PARTITIONS SHALL HAVE SOUND BOOTS AND ALL
OPENINGS IN FIRE-RATED PARTITIONS SHALL HAVE FIRE DAMPERS AS REQUIRED BY
LOCAL BUILDINGS CODES. CONTRACTOR SHALL COORDINATE WITH ENGINEERING
DRAWINGS AND INFORM MOSAIC OF DISCREPANCIES PRIOR TO BIDDING.
32. THE CONTRACTOR SHALL PROVIDE SUFFICIENT FRAMING IN PARTITIONS FOR ALL DUCT
WORK. RETURN AIR OPENINGS AND GRILLS ABOVE AND BELOW CEILINGS SHALL BE
COORDINATED WITH MECHANICAL ENGINEERING DRAWINGS AND MECHANICAL
CONTRACTOR'S SHOP DRAWINGS. ALL OPENINGS SHALL BE PROPERLY SEALED FOR
SOUNDPROOFING AND AGAINST VIBRATION.
33. THE CONTRACTOR SHALL PROVIDE AND INSTALL ACCESS PANELS AS REQUIRED FOR
MECHANICAL, ELECTRICAL, AND PLUMBING INSTALLATIONS PER APPLICABLE BUILDING
CODES, CONTRACTOR SHALL COORDINATE TYPE AND LOCATION OF ACCESS PANELS WITH
MOSAIC PRIOR TO INSTALLATION.
34.THE PLUMBING CONTRACTOR SHALL FURNISH AND INSTALL ALL PLUMBING ROUGH-INS,
FIXTURES, AND ACCESSORIES INDICATED IN THE DRAWINGS.
35. THE PLUMBING CONTRACTOR SHALL COORDINATE AND INSTALL HIS WORK IN
ACCORDANCE WITH MANUFACTURERS' SPECIFICATIONS.
36. THE PLUMBING CONTRACTOR SHALL FURNISH AND INSTALL ALL VALVES AS INDICATED IN
THE DRAWINGS AND/OR AS REQUIRED FOR THE PROPER CONTROL OF THE PIPING AND
APPARATUS INSTALLED AS PART OF THIS REPAIRED WITHOUT INTERFERENCE OR
INTERRUPTION OF SERVICE TO THE REMAINDER OF THE BUILDING.
37. BEFORE COVERED UP OR BUILT-IN, ALL PIPING SHALL BE TESTED AND INSPECTED AS
REQUIRED BY THE AUTHORITIES HAVING JURISDICTION.
38. PROVIDE NEW SEMI-RECESSED FIRE EXTINGUISHER CABINETS AND BOTTLES.
39. THE CONTRACTOR SHALL PROVIDE 3 5/8' METAL STUDS AT PLUMBING WALLS.
CONSTRUCTION DOCUMENTS
1.ALL DOCUMENTS A201, GENERAL CONDITIONS FOR THE PERFORMANCE OF THE
CONTRACT, IS, UNLESS EXPLICITLY EXCLUDED BY THE OWNER, HEREBY INCORPORATED
INTO THESE DRAWINGS AND SHALL BE CONSIDERED AS PART OF THE REQUIREMENTS
FOR THE COMPLETION OF THE WORK.
2. ALL CONSTRUCTION DOCUMENTS ARE COMPLEMENTARY AND WHAT IS SPECIFIED BY
ONE SHALL BE BINDING AS IF SPECIFIED BY ALL. ANY WORK SHOWN REFERRED TO ON A
CONSTRUCTION DOCUMENT SHALL BE PROVIDED AS THOUGH IN ALL RELATED
DOCUMENTS.
3. DRAWINGS BEARING THE LATEST DATE AFTER AND INCLUDING THE CONTRACT DATE
SHALL TAKE PRECEDENCE OVER PREVIOUS ONES.
4. OMISSIONS AND/OR CONFLICTS AMONG VARIOUS ELEMENTS OF THE DRAWINGS, NOTES,
SPECIFICATIONS, EXISTING STRUCTURES, AND/OR FIELD CONDITIONS, SHALL BE
BROUGHT TO THE ATTENTION OF THE ARCHITECT BEFORE PROCEEDING WITH THE
WORK INVOLVED.
5. ALL DIMENSIONS SHOWN ON THE DRAWINGS ARE TO FINISH FACE OR CENTER LINES ( ℄
), COLUMN GRID LINES, AND FACE OF CONCRETE AND BLOCK WALLS UNLESS OTHERWISE
NOTED OR SHOWN. DIMENSIONS NOTED AS 'F.O.F.', 'CLEAR', OR 'CLR' ARE TO FACE OF

CONDITIONS AND SHALL BE INCLUDED WITHIN THE SCOPE OF THE WORK AND
CONSTRUCTION CONTRACT. ANY MODIFICATIONS REQUIRED IN DETAILS ARE TO BE
FIRST REVIEWED IN THE FORM OF SHOP DRAWINGS AND CONFIRMED WITH THE
ARCHITECT PRIOR TO START OF WORK.
9. DETAILS MARKED AS "TYPICAL" OR "TYP" IN THESE DRAWINGS SHALL MEAN THAT THE
CONDITION IS THE SAME OR REPRESENTATIVE FOR SIMILAR CONDITIONS THROUGHOUT,
UNLESS OTHERWISE NOTED.
10. ALL SYMBOLS AND ABBREVIATIONS ARE CONSIDERED CONSTRUCTION STANDARDS. IF
THE CONTRACTOR HAS QUESTIONS REGARDING SAME, OR THEIR EXACT MEANING, THE
ARCHITECT SHALL BE NOTIFIED FOR CLARIFICATION.
11. THE CONTRACTOR SHALL REFER TO THE ARCHITECT ON ALL MATTERS OF COLOR,
TEXTURE, MATERIALS, DESIGN, AND INTERPRETATION OF THE PLAN.
12. INTENT / CONFLICTS: PRIOR TO BEGINNING THE WORK THE CONTRACTOR SHALL
CAREFULLY STUDY THE CONTRACT DOCUMENTS AND PROMPTLY REPORT TO THE
ARCHITECT ANY ERROR, DISCREPANCY OR OMISSIONS HE MAY DISCOVER, AND VERIFY
THE INTENT OF THE DOCUMENTS WITH THE ARCHITECT, WHOSE DECISION SHALL BE
FINAL AND CONCLUSIVE. IN NO CASE SHALL THE WORK PROCEED IN UNCERTAINTY.
13. ANY WORK OR MATERIALS NOT DIRECTLY NOTED IN THE CONTRACT DOCUMENTS BUT
ARE MANIFESTLY NECESSARY FOR PROPER EXECUTION AND COMPLETION OF THE
INTENT THEREOF, ARE IMPLIED AND ARE TO BE PROVIDED FOR AS IF SPECIFICALLY
DESCRIBED.

DEMOLITION / ALTERATION NOTES
1. IT SHALL BE THE CONTRACTORS RESPONSIBILITY TO VISIT THE EXISTING PROJECT SITE, ACQUAINT HIMSELF WITH
ALL EXISTING CONDITIONS, AND ASCERTAIN THE EXTENT OF WORK INVOLVED IN REMOVING EXISTING EQUIPMENT AND
INSTALLING NEW EQUIPMENT, DUCTWORK AIR DISTRIBUTION DEVICES, PIPING CONTROLS, AND ALL OTHER
APPURTENANCES PERTAINING TO THE ABOVE. HE SHALL PROVIDE ALL LABOR, MATERIALS, ETC. REQUIRED FOR THE
COMPLETE NEW INSTALLATION, ALTERATIONS, ETC. FOR THE COMPLETION OF THE PROJECT. BY THE ACT OF
SUBMITTING A BID,
THE CONTRACTOR SHALL BE DEEMED TO HAVE MADE SUCH AN EXAMINATION TO HAVE ACCEPTED SUCH CONDITIONS,
AND TO HAVE MADE ALLOWANCES THEREFORE IN PREPARING HIS FIGURE.
2. WHERE INDICATED ON THE DRAWINGS, THE CONTRACTOR SHALL DISCONNECT THE EXISTING EQUIPMENT NOT TO BE
USED FOR THE REHABILITATION OF THIS PROJECT INCLUDING HEATING UNITS, VENTS, CONTROLS, PIPING, CONDUITS
SUPPORTS ETC. PREPARING THE EXISTING ABOVE EQUIPMENT FOR REMOVAL.
3. ALL MATERIALS, EQUIPMENT, PIPING, DUCTWORK, ETC., WHICH ARE TO BE REMOVED, SHALL BECOME THE PROPERTY
OF THE CONTRACTOR, UNLESS INDICATED OTHERWISE AND SHALL BE REMOVED FROM THE SITE. WHERE SUCH
MATERIALS, EQUIPMENT, ETC., ARE TO BE REMOVED, IT SHALL BE REMOVED, IT ITS ENTIRETY, FROM THE PREMISES,
AND CARE TAKEN TO ENSURE THAT NO OPEN ENDS EXIST IN PIPING, DUCTWORK, ETC., WHICH REMAIN IN PLACE OR IN
SERVICE. BLANKED OR OTHER APPROVED MEANS OF CLOSURE METHOD.
4. THE DRAWINGS ARE DIAGRAMMATIC ONLY, DO NOT SCALE THE DRAWINGS TO DETERMINE THE LOCATIONS OF
EQUIPMENT, DUCTS, OR PIPING. LOCATIONS OF EXISTING EQUIPMENT, DUCTS, PIPES, ETC., ARE APPROXIMATE AND ARE
INDICATED FOR REFERENCE ONLY. EXACT LOCATIONS AND SIZES SHALL BE VERIFIED IN THE FIELD.
5. THE EXISTING CONDITIONS SHOWN ARE FROM AVAILABLE RECORD DRAWINGS AND SHOWN FOR REFERENCE ONLY.
CONTRACTOR SHALL VERIFY ACTUAL EXISTING CONDITIONS AT SITE PRIOR TO SUBMITTING THE BID. ALL DEMOLITION,
ALTERNATION, EXTENSION, RELOCATION, REHABILITATION WORK SHALL BE INCLUDED IN BASE CONTRACT. NO
ADDITIONAL ALLOWANCE OR CHANGE ORDERS WILL BE ACCEPTED.
6. CONTRACTOR IS RESPONSIBLE TO RELOCATE OR REMOVE FROM WALLS, CEILINGS, FLOOR SPACE, ETC. ANY EXISTING
DUCTS, GRILLS, EQUIPMENT, PIPING, OR OTHER EQUIPMENT WHICH INTERFERES WITH PLANNED REMODEL WORK.
7. NOTIFY THE ENGINEER IMMEDIATELY WHEREVER EXISTING EQUIPMENT IS ENCOUNTERED WHICH MUST BE
RELOCATED DUE TO THE NEW CONSTRUCTION, OR NOT INDICATED ON "AS-BUILT" DRAWINGS OR WAS BURIED
UNDERGROUND OR EMBEDDED IN STRUCTURAL WALLS.
8. CAREFULLY PROTECT ALL WALLS, TRIM, FLOORS, EQUIPMENT, UTILITY LINES, AND MATERIALS. WHEN WORKING ON
FINISHED SURFACES, LIMIT DAMAGE TO THE SMALLER AREA IF POSSIBLE AND RESTORE TO THE ORIGINAL CONDITION
ALL SURFACES WHICH ARE DAMAGED BECAUSE OF THE INSTALLATION OF THIS WORK.
9. EQUIPMENT, MATERIALS AND SUPPLIES TEMPORARILY REMOVED FOR PROTECT ION SHALL BE REPLACED IN
ORIGINAL LOCATIONS. ANY MATERIALS DAMAGED SHALL BE REPLACED WITH NEW MATERIALS OF LIKE KIND AND
QUALITY.
10. DEMOLITION WORK SHALL BE DONE IN A MANNER WHICH W ILL NOT CAUSE UNNECESSARY INCONVENIENCE OR
DANGER TO USERS OF THE PREMISES AND ADJACENT SITE, AND NOT INTERFERE WITH ITS OPERATION. ANY DEMOLITION
WORK TO BE PERFORMED MUST BE PLANNED IN ADVANCE. ALL DEBRIS SHALL BE DISPOSED OF IN AN APPROVED
MANNER.
11. DO ALL DRILLING, CUTTING, ETC REQUIRED TO DEMOLISH WORK AS INDICATED OR PROVIDE BLANK COVER PLATE
ON ALL OUTLETS EXPOSED BY REMOVAL OF FIXTURE OR DEVICE.
12. RESEAL ALL PENETRATIONS OR OPENINGS THROUGH WALLS, CEILINGS, FLOORS, ETC., TO MAINTAIN THE RATING OF
THE STRUCTURE.
13. ALL REMOVED MATERIALS AND EQUIPMENT WHICH ARE SALVAGED MATERIALS SHALL REMAIN IN THE PROPERTY OF
THE OWNER. DELIVER SUCH SALVAGED MATERIALS AND EQUIPMENT ON THE PREMISES AS DIRECTED BY THE OWNER
AND NEATLY PILE OR STORE THEM AND PROTECT FROM DAMAGE. DISPOSE OF ALL HAZARDOUS MATERIALS PER
GUIDELINES OF THE STATE OF CALIFORNIA,
DEPARTMENT OF HEALTH SERVICES AND OTHER AGENCIES HAVING JURISDICTION.
14. CONTRACTOR SHALL FIELD VERIFY EXISTING EQUIPMENT, DUCTS, PIPES, REGISTERS, ETC., AS REQUIRED AND
REMOVED ALL MARKED TO BE DEMOLISHED IN A NEAT AND ORDERLY MANNER AND CAP AT NEAREST ACTIVE TEE.
15. SCHEDULE AND COORDINATE INSTALLATION AND DEMOLITION WORK WITH OWNERS REPRESENTATIVE TO MEET
REQUIRED PHASING OF THE PROJECT.
KITCHEN HOOD NOTES
1.
a.ALL WORK SHALL COMPLY WITH STATE AND LOCAL CODES. A FIRE EXTINGUISHING SYSTEM IS
REQUIRED PER SECTION 513 CMC. HOOD SYSTEM MUST HAVE FIRE DEPARTMENT APPROVAL.
HOOD MUST HAVE A MINIMUM CLEARANCE OF 18” FROM COMBUSTIBLES OR A MINIMUM OF 3”
FROM PROTECTED COMBUSTABLES. ROOF BLOWERS MUST BE A MINIMUM OF 10’ FROM AIR
CONDITIONERS, EVAP. COOLERS, AND/OR ADJACENT PROPERTY LINES THE BOTTOM OF THE
EXHAUST OUTLET SHALL BE A MINIMUM OF 24” ABOVE THE ROOF. IF A SCOOP IS INSTALLED ON
THE DISCHARGE SIDE OF A CENTRIFUGAL FAN.
b. THE DUCT SHALL BE CONSTRUCTED OF METAL IN COMPLIANCE WITH CHAPTER 5 OF
CMC 2022.
c.THE DUCT SHALL HAVE ADEQUATE OPENINGS AT THE LOWEST POINT TO PERMIT DRAINAGE OF
GREASE TO A SUITABLE COLLECTION DEVICE.
d.THE DISTANCE FROM THE BOTTOM OF THE CEILING TO THE TOP OF THE HOOD IS TO BE A 3”
MINIMUM. IF DISTANCE IS LESS THAN 18” EXTEND A SOLID FIRE RATED CEILING (TYPE X GYP BD
OR PLASTER) 18” BEYOND OUTER EDGES OF HOOD
e.WEATHER PROTECTION FOR OPENINGS TO BE A MINIMUM 26 GA. GALV. METAL SHIELD. ( OR
COLLAR ) TO SEAL DUCT AT POINT OF PENETRATION OF CEILING AND/OR WALLS
f.ALL CANOPY TYPE HOODS SHALL OVERHANG A MINIMUM OF 6” BEYOND THE COOKING

j.ALL SEAMS, JOINTS, AND PENETRATIONS OF THE HOOD ENCLOSURE THAT DIRECT & CAPTURE
GREASE-LADEN VAPORS & EXHAUST GASES SHALL HAVE A LIQUID TIGHT CONTINUOUS
EXTERNAL WELD TO THE LOWER OUTERMOST PERIMETER OF THE HOOD.
2.QUANTITY AND SIZE OF LISTED GREASE FILTERS TESTED IN ACCORDANCE WITH UL1046.
3.DUCT ENCLOSURE SHALL BE VENTILATED TO THE EXTERIOR THROUGH WEATHER PROTECTED
OPENINGS.
4.ALL CANOPY TYPE HOODS SHALL OVERHANG A MINIMUM OF 6” BEYOND THE COOKING SURFACE
ON ALL OPENING SIDES. EXCEPTION: LISTED EXHAUST HOODS IF NOTED AS PART OF THEIR
LISTING.
5.THE DISTANCE BETWEEN THE LOWEST EDGE OF GREASE REMOVAL DEVICE AND THE COOKING
SURFACE SHALL NOT BE LESS THAN 18”. GREASE REMOVAL DEVICES SERVING CHARBROILERS
SHALL HAVE A MINIMUM VERTICAL DISTANCE OF FOUR(4) FEET. EXCEPTION: GREASE
REMOVAL DEVICES SUPPLIED AS PART OF LISTED HOOD ASSEMBLIES INSTALLED IN
ACCORDANCE WITH THE TERMS OF THE LISTING AND MANUFACTURER INSTALLATION
INSTRUCTIONS.
6.FILTERS SHALL BE INSTALLED AT AN ANGLE NOT LESS THAN 45 FROM THE HORIZONTAL
7.DUCT AIR VELOCITY SHALL BE SUFFICIENT FOR CAPTURE AND REMOVAL OF GREASE-LADEN
COOKING VAPORS, THE AIR VELOCITY THROUGH ANY DUCT SHALL BE NOT LESS THAN 500 FPM
AND NOT MORE THAN 2500 FEET PER MINUTE.
8.THE OWNER OF ESTABLISHMENT SHALL BE RESPONSIBLE FOR CLEANLINESS, MAINTENANCE &
INSPECTION OF KITCHEN EXHAUST SYSTEM, FIRE PROTECTION, COOKING EQUIPMENT
9.A DRAWING OF THE EXHAUST SYSTEM(S) INSTALLATION ALONG WITH A COPY OF OPERATION
INSTRUCTIONS FOR SUBASSEMBLIES & COMPONENTS USED IN THE EXHAUST SYSTEM(S)
INCLUDING ELECTRICAL SCHEMATICS, SHALL BE AVAILABLE ON THE PREMISES.
10.HOOD EXHAUST FAN SHALL CONTINUE TO OPERATE AFTER THE EXTINGUISHING SYSTEM HAS
BEEN ACTIVATED UNLESS FAN SHUT DOWN IS REQUIRED BY A LISTED COMPONENT OF THE
VENTILATION SYSTEM.
11.THE HOOD, DUCT AND EXHAUST OUTLET SHALL BE INSTALLED IN ACCORDANCE WITH CHAPTER

PLUMBING SPECIFICATIONS:

A gravity grease interceptor IS required at this FSE:
Effective August 1, 2017, the City of Santa Ana adopted Ordinance Number NS 2921 amending Chapter 39 of
the Santa Ana Municipal Code adding fats, oils and grease (FOG) control regulations applicable to Food Service
Establishments (FSEs). The ordinance requires all new and remodeled FSEs to install and maintain grease
interceptors.
FSEs will be routinely inspected to evaluate the effectiveness of their grease control measures. Existing FSEs
that discharge FOG and are out of compliance with the Ordinance provisions will be required to install grease
interceptors. All FSEs must implement Kitchen Best Management Practices (BMPs) to remove FOG from the
waste stream entering the sewer system.
Program Rules and Regulations
The City has established Rules and Regulations for the FOG Program. Refer to the City website at
https://www.santa-ana.org/documents/fog-program-rules-and-regulations/ or contact the FOG
Control Program Manager at (714) 647-3320 for copies of the Rules and Regulations. Also refer to these
sources for the Fats, Oils, and Grease Control Regulations (Section 39-56 of the City’s Municipal Code) and
for copies of forms and educational material.
