Deck Repairs: $3,375.50 (per area of location) Scupper Repairs: $4,375.00 (per area of location) GENE These plans are intended for use by only knowledgeable licensed contractors familiar with all applicable building codes and other governmental requirements, and able and willing to provide workmanship and materials of high quality. They shall be interpreted so as to incorporate all applicable building codes and other governmental requirements. All ambiguities and doubts shall be resolved, unless the Engineer Of Record specifies otherwise in writing, in favor of the construction or material of the highest quality. Written information and dimensions shall take precedence over graphic information. Do not scale drawings. All dimensions are to take precedence over scale shown on plans, elevations, sec— tions and details. Any discrepancies on the plans or any deviations from the plans which are necessi— tated by field conditions or any condition different from those indicated on the plans, shall be called to the attention of the Engineer Of Record prior to contin— uing construction. All work is to be coordinated so that cooperation between the trades, where required, is accomplished. The Builder shall take full and final responsibility for constructing a final product of appropriate quality and serviceability consistent with the information and requirements contained in the construction documents or reasonably inferable therefrom, and/or contained in the requirements of any governmental entity with jurisdiction over the project; and in this regard the Builder shall take full responsibility for all construction means, methods, techniques, sequences or procedures including without limitation demolition, excavation and erection procedures; for safety precautions and programs in connection with the project; and for the timeliness or quality of all the work performed pursuant to this agreement. In this regard, the Builder shall indemnify to the fullest extent allowed by law the project's design team, and their respective officers, directors, principals and employees, of and from any and all claims, liability and/or losses which are caused or contributed to by the failure of the builder to honor these obligations, including even liability claims and/or losses involving any indemnities' actual or alleged active negligence or design defects, and excluding only any indemnity's sole negligence or willful misconduct. DISCREPANCIES The Contractor shall compare the structural drawings with the existing site configurations and architectural drawings. All discrepancies shall be reported to the Engineer Of Record and the Owner for proper adjustment before proceeding with the work. OMISSIONS In the event that certain features of the construction are not fully shown on the drawings or called for in the general notes, then their construction shall be of the some character as for similar conditions that are shown or called for. CODES All materials and workmanship shall conform to the California Building Code 2022 Edition and all applicable local codes and ordinances. FASTENER TREATMENT: AS REQUIRED BY THE PRESERVATIVE MFR Hardware and Fasteners in contact with preservative —treated wood shall be approved by the preservative treatment manufacturer, including: silicon bronze or copper, stainless steel or hot —dipped zinc —coated steel and shall be as recommended by the preservative treated lumber manufacturers. Silicon bronze, copper and stainless steel fasteners are acceptable for all ground contact and moisture situations. Hot —dipped zinc —coated nails may be used for basement and crawl space wall construction where polyethylene sheeting is applied to the below —grade portion of the exterior wall and for wood basement floor construction, provided the polyethylene sheeting is placed in accordance with the 2022 CBC. Other types of steel or metal fasteners shall be permitted only if adequate comparative tests for corrosion resistance, including the effects associated with the wood treating chemicals, indicate an equal or better performance. Zinc —coated fasteners shall be coated after manufacture to their final form, including pointing, heating, threading or twisting as applicable. Electroga Ivan ized nails or staples and hot —dipped zinc —coated staples shall not be used. Framing anchors shall be of hot —dipped zinc —coated A-446 Grade A steel. Exception: Where approved, fasteners used in contact with preservative— treated wood products when not below grade or exposed to weather. NAI Minimum connection of wood members shall be in conformance with 2022 CBC Table No. 2304.10.1. All nails to be common wire round head nails per ASTM F 1667, U.O.N. Nails in exterior applications shall be corrosion resistant. See below for minimum nails sizes. Where nails tend to split wood, predrill holes 7/8 nail diameter. Nailing not shown in the drawings or noted in the above reference shall be at least two nails at all contact points using 8d thru 1 x minimum and 16d thru 2x material. Bolt holes in wood shall be 1 16" diameter oversize. Unless otherwise noted, provide 2" o.d. x 9 GA, standard cut washer under head and nut where bolt is bearing against wood. Bolt threads shall not bear against wood. Tighten all nuts when installed and re —tighten prior to covering. MACHINE APPLIED NAILING Use of machine nailing is subject to a satisfactory job site demonstration for each project and the approval by the Engineer Of Record. The approval is subject to continued satisfactory performance. Machine nailing will not be approved in 5/16" plywood. If rail— heads penetrate the outer ply more than would be normal for a hand hammer or if minimum allowable edge distances are not maintained the performance will be deemed unsatisfactory. The pneumatic nailing equipment shall be OSHA approved. HARDWARE Metal framing and premanufactured strong —wall devices shall be as manufactured by Simpson Company, or ICC equivalent. Metal framing and premanufactured strong —wall devices as shown on the drawings are as indicated in the Simpson Company catalog. All devices shall be installed per manufacturer's recommendations. Submit any proposed substitutions to the Engineer Of Record for review prior to construction. All fasteners shall be properly installed in all hardware WITH MAX NAILING. All fasteners used for Simpson products shall be as specified by the manufacturer, U.O.N. Use Simpson WB126 or construction bracing prior to installation of shearwall sheathing. Do Not use let —in bracing. LUMBER Lumber Grades: Standard Grading Rules No. 16, West Coast Lumber Inspection Bureau Light Framing, Studs, Blocking, and Misc. D<F.—L <9' Standard & Better — 550f—b 2x4 & 2x6 >9' No.2 & Better — 875f—b Structural Joists & Rafters D.F.—L No.2 & Better — 875f—b 2" to 4" thick 4" thick and wider D.F.—L No.1 — 1350f—b All framing lumber 6" nominal and larger in the least dimension shall be F.O.H.C. All oists, rafters or beams shall not be notched or cut U.O.N. on the plans. Holes may be drilled through joists and rafters only if the hole size and location is approved by the Engineer. CONSTRUCTION ADHESIVE Loctite T_ Premium Polyurethane construction adhesive at all contact areas with 1 /4" beads in an 'S' pattern 0 3"o.c. BOLTS IN STEEL Bolts in steel are A>S.T.M. 307 x unless otherwise noted. Bolt holes shall be 1/16" diameter oversize unless otherwise noted. Tighten all nuts to 40 ft—lb torque minimum. LAG SCREWS Lag screws are ASTM A307. Lag screws shall be screwed into predrilled holes of the some diameter as the root of the thread. Enlarge hole to shank diameter for the length of the shank. STRUCTURAL STEEL — MISCELLANEOUS META • Angles, channels, and plates: ASTM A36 • Square tubing: ASTM A500 Grade B • Wide flange sections: ASTM A992 — Fy = 50 KSI • Machine bolts, anchor bolts and nuts ASTM A307 • Electrodes for shielded metal arc welding AWS A5.5 E70XX • Electrodes for submerged —arc welding AWS A5.17 F7X—XXX • Welding filler material shall be specified to have a minimum V—Notch toughness of 20 ft—lbs at 0 degrees. • Metal primer shall conform with federal specification TT—P-645A for shop prime coat paint. Apply one coat to all surfaces except at areas of field welding, and where embedded in concrete. All butt welded joints shall be AWS and AISC complete penetration welds. Submit shop and erection drawings for review prior to fabrication. Special Inspection is required for all welding and high strength bolting. A welding sequence shall be planned to minimize residual stresses and distortions of individual members and the building frame. All detailing, fabrication, and erection shall comply with AISC, latest edition. • All fastener nuts shall obtain full purchase with a minimum of one —quarter —inch exposed thread. STEEL SHOP DRAWINGS Manufacturer is to supply shop drawings for all connections and frames. Connections and frames to be fabricated by certified welders, and with special inspection when specified by these drawings. Drawings shall contain the following information for each type of connection and frame. Detail of connections and frames, size and grade of material used, connectors, and fastener sizes and orientation. Drawings shall be of sufficient detail to pass the municipal plan check. Submit descriptive data to illustrate frame erection procedure including sequence of erection and any temporary staging and bracing. Submit proofs of compliance of materials. Certify that materials meet requirements specified. Before submitting shop drawings to the Engineer Of Record, General Contractor shall; review shop drawings for conformance with the means, methods, techniques, sequences and operations of construction, and safety precautions and programs incidental thereto, all of which are the sole responsibility of the General Contractor; approve shop drawings before submitting them; and so stamp the shop drawings before submitting them. Engineer Of Record shall assume that no shop drawing comprises a variation unless the General Contractor advises the Engineer Of Record writing. Engineer Of Record shall return the shop drawings with comments provided that each shop drawing is stamped by the General Contractor. Engineer Of Record shall return without comment, shop drawings not previously approved by the General Contractor. CONSTRUCTION LIABILITY Construction contractor agrees that in accordance with generally accepted construction practices, construction contractor will be required to assume sole and complete responsibility for job site conditions during the course of construction of the project, including safety of all persons and property: that this requirement shall be made to apply continuously and not be limited to normal working hours, and construction contractor further agrees to defend, indemnify and hold design professional harmless from any and all liability, real or alleged, in connection with the performance of work on this project, excepting liability arising from the sole negligence of design professional. REQUESTS FOR INFORMATION All questions, comments, alternate details, and requests for information, etc. are most expeditiously processed by submittal to the Engineer of Record in writing or via MkoontzOsvcse.com or Jtunison®svcse.com. Meeting, verbal, or telephone requests will be given lowest priority, as they require the most administration and time to properly document. Upon receipt of written requests for information, the Engineer of Record shall process the requests in writing and copy the response to the design team. Alternate details requiring the Engineer of Record's review and acceptance, supplemental calculations, drawing revisions, construction bulletins, or other approvals may result in time delay as the owner's authorization for additional engineering services will be required.
