1. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR ALL COORDINATION WITH AND BETWEEN SUB-
CONTRACTORS BASED ON THE COMPLETE SET OF CONSTRUCTION DOCUMENTS. NO
ADDITIONAL OR EXTRA COMPENSATION WILL BE AWARDED TO A SUPPLIER THAT HAS BID FROM
AND INCOMPLETE SET OF CONSTRUCTION DOCUMENTS. IN CASE OF INCONSISTENCIES AND/OR
DISCREPANCIES BETWEEN DOCUMENTS, THE MORE STRINGENT AND/OR DEFINITIVE DESRIPTION,
DEPICTION AND/OR INTERPRETATION SHALL APPLY AND THE CONTRACTOR SHALL NOTIFY THE
OWNER AND/OR ENGINEER IMMEDIATELY
2. IT IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR TO FIELD VERIFY EXISTING SITE
CONDITIONS AND DIMENSIONS PRIOR TO COMMENCEMENT OF CONSTRUCTION.
3. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR MAINTAINING A CURRENT SET OF
CONSTRUCTION DRAWINGS ON SITE, DURING CONSTRUCTION. THE GENERAL CONTRACTOR
SHALL INDICATE ON THESE PLANS, ALL APPROVED CHANGES TO THE WORK AND PROVIDED
TO THE PROJECT ENGINEER UPON COMPLETION OF THE PROJECT.
4. ANY ERRORS, DISCREPANCIES AND/OR OMISSIONS THAT APPEAR IN THE CONSTRUCTION
DRAWINGS, SPECIFICATIONS AND/OR OTHER CONTRACT DOCUMENTS SHALL BE
BROUGHT TO THE ATTENTION OF THE PROJECT ENGINEER IMMEDIATELY.
5. NO MATERIAL SUBSTITUTIONS WILL BE ALLOWED WITHOUT PRIOR APPROVAL OF THE
PROJECT ENGINEER. NOTIFICATION MUST BE SUBMITTED WITHIN TEN (10) WORKING DAYS
OF CONTRACT AWARD.
6. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE CLEAN-UP OF ALL WORK FOR
ALL SUB -CONTRACTORS AND ALL TRADES.
7. DO NOT SCALE THESE DRAWINGS. DIMENSIONS AS INDICATED ARE THE DIMENSIONS TO BE USED
FOR CONSTRUCTION. DO NOT SCALE THE DRAWINGS.
8. THESE DRAWING ARE NOT TO BE ALTERED IN ANY WAY WITHOUT WRITTEN AUTHORIZATION
FROM THE PROJECT ENGINEER. NO CHANGES ARE TO BE MADE ON THESE PLANS WITHOUT THE
KNOWLEDGE OR CONSENT OF THE ENGINEER.
9. UPON COMPLETION OF CONSTRUCTION, IT SHALL BE THE RESPONSIBILITY OF THE GENERAL
CONTRACTOR TO CLEAN ALL FINISHED SURFACES AS PER MANUFACTURER'S INSTRUCTIONS AND EMPLOY
THE SERVICES OF A PROFESSIONAL CLEANING COMPANY TO ASSURE AN OCCUPYABLE, CUSTOMER
READY AND CLEAN SPACE THIS SHALL INCLUDE GLASS, CARPET AND ALL OTHER FINISHED SURFACES IN
A MANNER ACCEPTABLE TO THE OWNER.
10. THE GENERAL CONTRACTOR SHALL PROVIDE PROTECTIVE COVERING OF ALL EXISTING
AND NEW EQUIPMENT, MERCHANDISE, AND FINISHES DURING CONSTRUCTION.
11. REFERENCES TO ANY DETAIL OR DRAWING IS FOR CONVENIENCE ONLY AND DOES NOT LIMIT THE
APPLICATION OF SUCH DETAIL OR DRAWINGS.
12. GENERAL CONTRACTOR TO PROVIDE FIRE EXTINGUISHERS AS REQUIRED. VERIFY QUANTITY AND
LOCATION WITH LOCAL OFFICIALS.
13. ELECTRICAL CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING, PROVIDING AND
INSTALLING ALL BACKING AND SUPPORT FOR ALL LIGHT FIXTURES AS REQUIRED.
14. ALL SHOP DRAWINGS SHALL BE SUBMITTED TO THE ENGINEER FOR REVIEW AND APPROVAL.
SHOP DRAWING CORRECTION AND/OR APPROVALS.
15. GENERAL CONTRACTOR SHALL ACQUIRE AS -BUILT DRAWINGS FROM ALL SUBCONTRACTORS
UPON COMPLETION OF THE PROJECT AND PROVIDE TO THE PROJECT ENGINEER.
16. THE GENERAL CONTRACTOR SHALL MAINTAIN FIVE FOOT CLEAR UNOBSTRUCTED ACCESS TO ANY
AND ALL WATER AND POWER DISTRIBUTION FACILITIES (POWER POLES, PULL BOXES,
TRANSRORMERS, VAULTS, PUMPS, VALVES, METERS, APPURTENANCES, ETC.); OR TO THE
LOCATION OF THE HOOK-UP.
17. CONSTRUCTION SHALL CONFORM WITH ALL CURRENT AND/OR APPLICABLE BUILDING CODES,
ORDINANCES, REGULATIONS AND ANY ASSOCIATED AMENDMENTS BY THE GOVERNING
ENFORCEMENT BODIES. ALL WORK, CONSTRUCTION AND MATERIALS SHALL COMPLY WITH ALL PROVISIONS
OF THE BUILDING CODE AND WITH OTHER RULES, REGULATIONS, AND ORDINANCES GOVERNING THE PLACE
OF THE CONSTRUCTION. IT IS THE RESPONSIBILITY OF ANYONE SUPPLYING LABOR OR BOTH TO BRING TO
THE ATTENTION OF THE ENGINEER AND THE OWNER ANY DISCREPANCIES OR CONFLICT BETWEEN THE
REQUIREMENTS OF THE CODE AND THE DRAWINGS.
18. DRAWING DETAILS ARE INTENDED TO SHOW METHOD AND MANNER OF ACCOMPLISHING WORK.
MINOR MODIFICATIONS MAY BE REQUIRED TO SUIT EXISTING CONDITIONS AND SHALL BE
INCLUDED AS PART OF THE WORK.
19. VERIFY ALL DIMENSIONS AND CONDITIONS AT THE SITE PRIOR TO THE COMMENCEMENT OF
ANY WORK.
20. VERIFY INSTALLATION LOCATIONS, SIZES AND REQUIRED OPENINGS WITH ALL AVAILABLE SHOP
DRAWINGS, SPECIFICATIONS, MANUALS AND/OR CUT -SHEETS FOR APPLICABLE PRE -
MANUFACTURED ITEMS PRIOR TO COMMENCEMENT OF ANY WORK.
21. LATHING, PLASTERING AND GYPSUM BOARD/DRYWALL SHALL CONFORM WITH ANY APPLICABLE
CODES, INCLUDING CHAPTER 25 OF THE CBC. GYPSUM BOARD/DRYWALL FASTENERS SHALL BE
INSPECTED AND APPROVED BY THE BUILDING OFFICIAL BEFORE JOINTS ARE TAPED.
22. EXTERIOR APPLICATION OF DRYWALL BACKING SHALL BE ACCORDING TO MANUFACTURER'S
RECOMMENDATION FOR EXPANSION AND CONTRACTION MOVEMENT AND SHALL BE ONLY OF
THE TYPE USED IN AN EXTERIOR APPLICATION.
23. PAINT ALL GRILLES, VENT SCREEN AND LOUVERS TO MATCH ADJACENT WALL COLOR
EXCEPT WHERE OTHERWISE NOTED.
24• PROVIDE ALL NECESSARY BACKING AND FRAMING FOR WALL -MOUNTED ITEMS, LIGHT
FIXTURES, INTERIOR AND EXTERIOR MALL SIGNAGE AND ALL OTHER ITEMS REQUIRING SAME.
25. CONSTRUCT NO TRENCHES OR EXCAVATIONS 5' OR MORE IN DEPTH INTO WHICH A PERSON IS
REQUIRED TO DESCEND, OR OBTAIN NECESSARY PERMIT FROM THE STATE OF CALIFORNIA DIVISION OF
INDUSTRIAL SAFETY PRIOR TO THE ISSUANCE OF A BUILDING OR GRADING PERMIT.
26. CONTRACTOR SHALL VERIFY ALL FIELD CONDITIONS DIMENSIONS AND EXISTING CONDITIONS,
COORDINATE WITH ALL TRADES AND REPORT ANY DISCREPANCIES IN WRITING TO THE
ENGINEER PRIOR TO PROCEEDING WITH THE WORK. ANY WORK INSTALLED IN CONFLICT WITH
THE ARCHITECTURAL DRAWINGS SHALL BE CORRECTED BY THE CONTRACTOR ENTIRELY AT
HIS EXPENSE.
27. THE CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY OF ANY OMISSIONS OR
DISCREPANCIES BETWEEN THE ARCHITECTURAL DRAWINGS, CONSULTING PROFESSIONAL'S
DRAWINGS, SPECIFICATIONS OR EXISTING CONDITIONS. THIS NOTIFICATION SHALL BE MADE TO
THE ARCHITECT IN WRITING IMMEDIATELY.
28. CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY IF INFORMATION IS NOT SHOWN OR IS
UNCLEAR.
29. THE EXTENT OF THE WORK IS ONLY INDICATED GENERALLY ON THE DRAWINGS AND SHALL NOT
BE CONSIDERED AS THE COMPLETE SCOPE. CONDITIONS INDICATED ARE BASED ON LIMITED
SURVEYS OF EXISTING CONDITIONS AND EXISTING DRAWINGS.
30. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO LOCATE ALL EXISTING UTILITIES,
WHETHER SHOWN HEREON OR NOT, AND TO PROTECT THEM FROM DAMAGE. THE CONTRACTOR
SHALL BEAR ALL EXPENSE OF REPAIR OR REPLACEMENT OF UTILITIES OR OTHER PROPERTY
DAMAGED BY OPERATIONS IN CONJUNCTION WITH THE EXECUTION OF THE WORK.
31. CONTRACTOR SHALL PROVIDE PEDESTRIAN OR VEHICULAR PROTECTION BARRICADES, WARNING
SIGNS, PROTECTIVE DEVICES NECESSARY FOR PEDESTRIAN AND VEHICULAR SAFETY AS
REQUIRED BY THE LOCAL AUTHORITIES.
32. CONTRACTOR SHALL BE RESPONSIBLE FOR SCHEDULING AND COORDINATING THE WORK FOR ALL
UTILITIES AND SERVICES,
33. CONTRACTOR SHALL COORDINATE ALL SLEEVING FOR IRRIGATION LINES AND CONDUITS UNDER
SIDEWALKS ETC. PRIOR TO POURING CONCRETE.
34. ALL CEILING HEIGHTS SHOWN ON THE FLOOR PLANS AND HEAD HEIGHT DIMENSIONS ARE FROM
THE FINISHED FLOOR.
35. PENETRATIONS OF FIRE -RESISTIVE WALLS, FLOOR -CEILINGS AND ROOF -CEILINGS SHALL BE
PROTECTED AS REQUIRED IN CBC 2022.
36. ALL CONSTRUCTION FOR WHICH A PERMIT IS REQUIRED SHALL BE SUBJECT TO INSPECTION BY
THE BUILDING OFFICIAL AND ALL SUCH CONSTRUCTION SHALL REMAIN ACCESSIBLE AND EXPOSED
FOR INSPECTION PURPOSES UNTIL APPROVED BY THE BUILDING OFFICIAL. REQUIRED
INSPECTIONS SHALL INCLUDE BUT NOT LIMITED TO:
* FOUNDATION INSPECTION
* CONCRETE SLAB OR UNDER -FLOOR INSPECTION
* FRAME INSPECTION
* LATH OR GYPSUM BOARD INSPECTION
* ELECTRICAL INSPECTION
* MECHANICAL INSPECTION
* PLUMBING INSPECTION
* FINAL INSPECTION
* INSULATION INSPECTION
* DRYWALL INSPECTION
* OTHER INSPECTIONS AS REQUIRED BY THE BUILDING OFFICIAL.
37. CONTRACTOR TO FOLLOW ALL REQUIREMENTS / INSTRUCTIONS AS LISTED IN THE
NATIONAL POLLUTANT DISCHARGE ELIMINATION SYSTEM (NPDES) NOTES.
38. THE CONTRACTOR AND SUBCONTRACTORS SHALL PURCHASE AND MAINTAIN CERTIFICATIONS
OF INSURANCE WITH RESPECT TO WORKMAN'S COMPENSATION. PUBLIC LIABILITY AND
PROPERTY DAMAGE FOR THE LIMITS AS REQUIRED BY LAW. THE GENERAL CONTRACTOR
SHALL BE RESPONSIBLE FOR INITIATING, MAINTAINING, AND SUPERVISING ALL SAFETY
PRECAUTIONS IN CONNECTION WITH THE WORK. OTHER PARTIES.
39. THE CONTRACTOR SHALL BE RESPONSIBLE FOR SECURITY OF PROJECT AND SHALL BE
RESPONSIBLE FOR DISCIPLINE OF ALL WORKERS ON THE PROJECT.
40. THE CONTRACTOR SHALL PROVIDE ALL SUPERVISION, ASSISTANCE, AND
COORDINATION OF VARIOUS TRADES.
41. MATERIALS SHALL BE JOINED TO UNIFORM, ACCURATE FITS, SO THEY MEET WITH NEAT, STRAIGHT
LINES, FREE OF SMEARS, OVERLAPS AND IMPERFECTIONS. INSTALL EXPOSED MATERIALS
APPROPRIATELY LEVEL, PLUMB AND AT ACCURATE RIGHT ANGLES OR FLUSH WITH ADJOINING
MATERIALS. WORK OF EACH TRADE SHALL MEET OR EXCEED ALL NATIONAL STANDARDS
PUBLISHED BY THAT TRADE EXCEPT WHERE THE CONTRACT DOCUMENTS ARE MORE STRINGENT;
IN SUCH CASES, WORK SHALL MEET OR EXCEED THE STANDARDS ESTABLISHED BY THE
CONTRACT DOCUMENTS.
42. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO DISTRIBUTE ADEQUATE
COPIES OF ALL DRAWINGS TO ALL TRADES FALLING UNDER THEIR RESPONSIBILITY AT ALL TIMES
DURING THE PROGRESS OF THE JOB INCLUDING REVISIONS.
43. UPON COMPLETION OF THE JOB, THE CONTRACTOR SHALL SUBMIT CERTIFICATES OF
INSPECTION OR SATISFACTORY COMPLETION.
44. THE CONTRACTOR SHALL AT ALL TIMES KEEP PREMISES FREE FROM ACCUMULATION OF DEBRIS
CAUSED BY HIS OPERATIONS.
45. CONTRACTOR IS RESPONSIBLE FOR DISPOSING OF OFF SITE PACKAGING CARTONS OR
CONTAINERS, TRASH, AND DEBRIS IN A SAFE, ACCEPTABLE MANNER, AND AT NO COST OR
INCONVENIENCE TO OTHER PARTIES.
46. WHERE NO DIMENSION IS SHOWN, PROVIDE AND CONFIRM DIMENSIONS IN WRITING AT THE TIME
OF WALL LAYOUT & PRIOR TO ORDERING ANY MATERIALS AND/OR EQUIPMENT DEPENDENT ON
SUCH VERIFICATION.
47. THE TERM *TYPICAL" OR "TYP" AS USED IN THESE DOCUMENTS SHALL MEAN THAT THE CONDITION IS
THE SAME FROM SIMILAR CONDITIONS, THROUGHOUT UNLESS NOTED OTHERWISE.
48. THE CONTRACTOR SHALL COORDINATE WITH THE LOCAL FIRE MARSHAL AND PROVIDE FOR ANY
TEMPORARY FIRE -SAFETY REQUIREMENTS.
49. THE CONTRACTOR SHALL PROVIDE PROPER PROTECTION FOR ALL CONSTRUCTION MATERIALS
SUBJECT TO DAMAGE FROM THE ELEMENTS.
50. THE CONTRACTOR IS RESPONSIBLE TO PROVIDE COMPLIANCE WITH LOCAL APPLICABLE CODES
WITH RESPECT TO FIRE RATING OF DOORS, FRAMES AND RELATED HARDWARE. NOTIFY THE
ENGINEER OF ANY DISCREPANCIES BETWEEN CODES AND CONSTRUCTION DOCUMENTS.
51. PROVIDE BACKING AT ALL INDICATED FIXTURE, SIGN, HANDRAILS, AND OTHER WALL AND
CEILING -MOUNTED LOCATIONS AS REQUIRED.
52. ALL EQUIPMENT AND MATERIALS INDICATED SHALL BE "NEW" UNLESS NOTED OTHERWISE.
1. ALL DEMOLITION AND CONSTRUCTION SHALL COMPLY WITH CALIFORNIA FIRE CODE AND THE
CALIFORNIA BUILDING CODE 2022.
2. THE CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING ANY AND ALL PERMITS AND SHALL
PAY ALL FEES NECESSARY OF ENCROACHMENT, GRADING, DEMOLITION, AND DISPOSAL OF SAID
MATERIALS AS REQUIRED BY PRIVATE, LOCAL AND STATE JURISDICTIONS.
3. THE CONTRACTOR SHALL BE RESPONSIBLE FOR A SITE INSPECTION TO FULLY ACKNOWLEDGE
THE EXTENT OF THE DEMOLITION WORK.
4. THE CONTRACTOR SHALL VERIFY AND LOCATE ALL EXISTING ABOVE AND UNDERGROUND
UTILITIES. LOCATIONS SHOWN ON THE PLANS ARE APPROXIMATE AND ARE SHOWN FOR GENERAL
INFORMATION ONLY.
5. CONTRACTOR SHALL COORDINATE WITH UTILITY SURVEYOR PRIOR TO REMOVAL OF ANY
UTILITIES. ALL UTILITIES SHALL BE APPROPRIATELY DISCONNECTED PRIOR TO REMOVAL.
6. THE CONTRACTOR SHALL NOT ABANDON -IN -PLACE ANY EXISTING UNDERGROUND STRUCTURE,
UTILITY OR IMPROVEMENT SO DESIGNATED FOR REMOVAL UNLESS DIRECTED BY THE OWNER OR
OWNER'S REPRESENTATIVE.
7. DAMAGE TO ANY EXISTING UTILITIES AND SERVICES TO REMAIN SHALL BE THE RESPONSIBILITY OF
THE CONTRACTOR. CONTRACTOR SHALL REPAIR AND/OR REPLACE IN KIND.
8. EROSION CONTROL MEASURES SHALL BE IMPLEMENTED TO PREVENT DEBRIS AND UNSUITABLE
MATERIALS FROM ENTERING STORM, SANITARY SEWERS AND STREETS.
9. REMOVAL OF LANDSCAPING SHALL INCLUDE ROOTS AND ORGANIC MATERIALS
10. DUST CONTROL SHALL BE IMPLEMENTED DURING DEMOLITION. DUST AND NOISE DURING
DEMOLITION & CONSTRUCTION SHALL BE KEPT TO A MINIMUM
11. BACK FILL ALL DEPRESSIONS AND TRENCHES FROM DEMOLITION.
12. EXCESS WASTE CONCRETE MAY NOT BE WASHED INTO THE PUBLIC WAY OR ANY OTHER
DRAINAGE SYSTEM. PROVISIONS SHALL BE MADE TO RETAIN CONCRETE WASTES ON SITE. UNTIL
THEY CAN BE DISPOSED OF AS SOLID WASTE.
13. IT IS THE CONTRACTOR'S RESPONSIBILITY TO ENSURE THAT TRASH AND CONSTRUCTION RELATED
SOLID WASTES INCLUDING GREEN WASTES FROM LANDSCAPING AND HAZARDOUS MATERIALS
MUST BE DEPOSITED INTO APPROPRIATE RECEPTACLES AND DISPOSED OF.
14. CONTRACTOR SHALL BE IN COMPLIANCE WITH THE STORM WATER POLLUTION PREVENTION PLAN
DURING ALL DEMOLITION ACTIVITIES.
15. CONTRACTOR IS RESPONSIBLE FOR DISPOSING OF OFF SITE PACKAGING CARTONS OR
CONTAINERS, TRASH, AND DEBRIS IN A SAFE, ACCEPTABLE MANNER, AND AT NO COST OR
INCONVENIENCE TO OTHER PARTIES.
16. CONTRACTOR SHALL PROVIDE PROTECTIVE COVERINGS FOR CARPET, FURNISHINGS
AND EXISTING FINISHES IN AREAS OF DEMOLITION AND CONSTRUCTION AND SHALL BE
RESPONSIBLE FOR THE REPAIR OF ANY DAMAGE CAUSED BY THE WORK OF THE GENERAL
CONTRACTOR AND ANY SUBCONTRACTOR.

21. BRACE, SUPPORT, AND / OR TEMPORARILY SHORE EXISTING WORK, AS REQUIRED, PRIOR TO AND
DURING DEMOLITION AND NEW WORK. GENERAL CONTRACTOR SHALL BE SOLELY RESPONSIBLE
FOR PROVIDING THE TEMPORARY SHORING AND SHALL OBTAIN ANY NECESSARY GOVERNMENTAL

24. CONTRACTOR IS RESPONSIBLE FOR REVIEWING & VERIFYING DEMOLITION PLANS IN
RELATION TO EXISTING STRUCTURAL, ARCHITECTURAL, MECHANICAL, AND PLUMBING
CONSTRUCTION DRAWINGS. ARCHITECT & THE OWNER ARE TO BE NOTIFIED OF ANY AND ALL
