DESCRIPTION/BACKGROUND RELATED TO PERIOD ARCHITECTURE:
The Prairie School refers to group of architects centered in Chicago at the beginning of the twentieth century. Primary amongst them
was Frank Lloyd Wright, under whom Prairie School designs reached their apex. Echoing the uninterrupted horizontal lines of the
American prairie, Prairie style homes—it was largely a domestic movement—are usually characterized by broadly pitched hipped
roofs with deep overhangs; two stories in height, often with one story wings; front porches with massive porch roof supports; and
detailing which emphasizes the horizontal. A common, vernacular interpretation of the type, sometimes referred to as the Prairie Box
or the American Foursquare, is box-like in massing and plan, with hipped or gabled dormers, porches across all or a portion of the
façade, and detailing culled from the vocabularies of a variety of styles, including Mission Revival, Colonial Revival, and Craftsman.

The Kelley House, built in 1922 is located on North Broadway between 10th and Washington Streets. The Prairie School influenced
residence is rectangular in plan, with a flat or hipped roof, broad eaves, and a stucco finish. Echoing the emphatically horizontal lines
of the roof treatment, the upper floor projects slightly out over the lower, and is accented by decorative wooden brackets in the
overhang. Three bays wide, the front elevation is symmetrical in configuration. The entrance, a single glazed door flanked by
sidelights, is protected by a hood consisting of a wide shallow arch supported by decorative brackets. Large fixed pane picture
windows occupy the side bays on the lower story. The upper floor fenestration consists of a central oriel window, supported by
brackets, flanked on either side by banks of four multi-paned casement windows. The house is elevated slightly above grade on a
concrete foundation. Curved concrete steps, reflecting the entry hood configuration, rise to the front door. No alterations were noted.
HISTORIC HIGHLIGHTS:
This house was built in 1922 for Charles and Louise Kelley. Kelley, called one of Santa Ana’s best-known merchants in Pleasants
History of Orange County (1931), was raised in Santa Ana and took his pharmaceutical training at the University of Washington. He
went to work at the Rowley Drug Company in downtown Santa Ana, and soon opened his own drug store at the corner of Main and
Fourth Streets where he dispensed a full line of pure drugs, proprietary remedies and druggist’s sundries. He was a member of
several local organizations including the Santa Ana Lodge of the A.F. & M. Masonic Order, the Santa Ana Commandary No. 36, the
Elks, and the Shriners. The Kelleys lived in the house for several years. By the 1960s, the property appears to have been converted
to office uses.

STATEMENT OF SIGNIFICANCE: (Discuss importance in terms of historical or architectural context as defined by theme,

Santa Ana was founded by William Spurgeon in 1869 as a speculative townsite on part of the Spanish land grant known as Rancho
Santiago de Santa Ana. Early growth and development was stimulated by the arrival of the Southern Pacific Railroad in 1878 and the
Santa Fe Railroad in 1886. Following its incorporation as a city in 1886, Santa Ana was recognized as one of the leading
communities in the area in 1889 when it became the seat of the newly created County of Orange. Beginning in the 1880s and
continuing through the first three decades of the 20th century, Broadway emerged as a prominent residential corridor and was
eventually lined by comfortably scaled homes shaded by rows of street trees. In the 1920s and 1930s, Broadway experienced new
growth as elegant multiple family residences, several of which were oriented around interior courtyards, were introduced to the street.
Several examples of both periods of development have survived, evoking, as a district, a distinctive sense of time and place, when a
Broadway address was a distinguished and desirable one.
The house is significant historically, for its contribution to the potential North Broadway historic district, and architecturally, as one
of very few Prairie School influenced residences built in Orange County. Substantially intact, the house retains sufficient integrity to
clearly convey its style and period of construction. Character-defining exterior features which should be preserved include, but are
not limited to: roof configuration and treatment; bracketing; entry hood; bay window; original fenestration; smooth stucco exterior;
and concrete front steps.
SUMMARY/CONCLUSION:
This building appears to be eligible for listing in the National Register of Historic Places under Criteria A and C. The house also
appears eligible for inclusion in the California Register of Historical Resources. The property is currently listed in the Santa Ana
Register of Historical Property. The Kelley House has been categorized as “Key” because it “has a distinctive architectural style and
quality” as an unusual example of Prairie School influenced design, and, as a contributor to a potential Broadway Historic District, “is
characteristic of a significant period in the history of the City of Santa Ana” (Municipal Code, Section 30-2.2).
