ARCHITECTURAL GENERAL NOTES:
R OOM DIMENSIONS
1. Floor Area. Dwelling units shol.1 have at least one
room which shall have not less than 120 square feet
of f I oor area. Other habitable rooms except kitchens
sholl hove an area of not less than, 70 square feet.
2. Width. Habitable rooms other than a kitchen shall
not be less than 7 feet in any dimension.
3. Ceiling Heights. Habitable space shall have a
ceiling height of not less than 7 feet 6 inches
measured to the bottom of the finished ceiling.
Kitchens, halls, bathrooms and toilet compartments
may hove a ceiling height of not less than 7 feet.
4. Sloping Ceiling. The prescribed ceiling height for
the room is required in only one half the area
thereof. No portion of the room measuring less than
5 feet from the finished floor to the finished ceiling
shall be included in any computation of the minimum
area thereof.
1 . General. For the purpose of determining. the light
or ventilation required by this section, any room may
be considered as a portion of an adjoining room
when one half of the area of the common wall is
open and unobstructed and provides on opening of
not less than one tenth of the floor area of the
interior room or 25 square feet, whichever is greater.
2. 'Natural Light. All habitable rooms shall be provide
with natural light by means of exterior glazed
openings with an area not less that one terith of the
floor area of such rooms with a minimum of 10
square feet.
3. Natural Ventilation-.
Habitable Rooms. Natural ventilation by means of
openable exterior openings with an area not less than
one twentieth of the floor area of such rooms with a
minimum of 5 square feet shall be provided.
4. Other Rooms. Bathrooms, water closet
compartments and similar rooms shall be provided
w ith natural ventilation by means of openable exterior
openings with an area not less than one twentieth of
the floor are of such rooms with a minimum of 1-12
square feet.
Mechanical Ventilation: (In lieu of required exterior
openings for natural ventilation.)
5. Habitable Rooms. A mechanical ventilating system
capable of providing two air changes per hour may
be provided. One fifth of the air supply sh.oll be
taken from the outside.
6. Other Rooms. Bathrooms containing a bathtub or
shower or combination thereof, laundry rooms and
similar rooms, a mechanical ventilation system
connected directly to the outside capable of providing
five air changes per hour may be provided. The
point of discharge of exhaust air sholl be at least 3
feet from any opening into the building. Bathrooms
which contain only a water closet or lavatory or
combination thereof and similar rooms may be
ventilated with an approved mechanical recirculating
fan or similar device designed to -remove orders from
the air.
7. Under -floor Areas. Under -floor areas shall be
ventilated with openings having a net area of not less
than 1 sq. ft. for each 150 sq. ft of area. Openings
shall be located as close to corners as practical and
shall provide cross ventilation. The openings shall be
approximately equally distributed along the length of
at least two opposite sides and shall be 'covered with
corrosion- resistant wire mesh with mesh openings of
1/4 inch in dimension.
8. Attic. Attic area shall be ventilated with openings
having a net area of not less than 1 sq. ft. for each
150 sq. ft. of area. The openings shall be covered
with corrosion - resistant wire mesh with mesh openings
of 14 inch in dimension.
1. Toilet Facilities. New water closet shall have a
maximum flush capacity of 1.6 gallons and shall be
located in a clear space not less than 30 inches in
width and have a clear space in front of the water
closet stool of not less than 24 inches.
2. Shower Areas. Showers shall have floors and walls
finished with smooth, hard, non -absorbent surfaces
such as Portland cement, concrete ceramic tile or
other approved material to a height of not less than
70 inches above the drain inlet. Materials other than
structural elements used in such walls shall be of a
type which is not adversely affected by moisture.
3. Glazing for Shower and Bathroom Enclosures.
Glazing used in doors and panels of shower and
bathtub enclosures shall be fully tempered, laminated
safety glass or approved plastic. When glass is used
it sholl hove a minimum thickness of not less than
1/8 inch when ful,ly tempered or 1/4 inch when
laminated and shall pass the test requirements of
U.B.C. Standard No. 54-2.
1. Emergency Egress. Every sleeping room shall have
at least one operable window or exterior door
approved for emergency escape. These emergency
escape windows or doors must provide a full clear
opening and shall be operable from the inside without
the use of special tools. All emergency escape
windows shall have a minimum net opening of 5.7
square feet with a minimum bet clear height of 24
inches and width of 20 inches. The sill height of
emergency escape windows shall not be more than 44
inches above the interior floor.
1. General. A smoke detector is required for new
construction of sleeping room and corridor or area
giving access to a sleeping room. (For existing
construction, see page 4.)
2. Location. The required smoke detector shall be
mounted on the ceiling or wall of the sleeping room
and at a point centrally located on the wall or ceiling
or the corridor or area giving access to sleeping
room. All required detectors shall be located in
accordance with the manufacturer I s instructions, with
no part of the detector located more than 12 inches
below the finished surface of the ceiling of the room
or corridor in which the detector is required to be
installed.
3. Power. Required smoke detectors for new
construction shall receive their primary power from

1. Entry Vision.. All entry doors., shall be provided with
a door viewer, view ports or viewing windows. Such
view ports or windows shall be constructed of fully
tempered glass.
2. General. Single swing door, the active leaf of a
pair of doors and the bottom leaf of Dutch doors
shall be equipped with a dead bolt and deadlocking
latch. The deadbolt and latch may be activated by
one lock or individual locks. The lock or locks shall
be key -operated from the exterior side oft the door
and openable from the interior side by a device which
does not require a key, special knowledge or special
effort to operate.
3. Swing Doors. Swing wood doors shall be of
construction of one of the following:
a.). Solid -core doors not less than 1-3/8 inches in
thickness.
b.) Hollow -core doors less than 1-3/8 inches in
thickness either of which are covered on the inside
face with 16-gauge sheet metal attached with screws
at 6-inch maximum centers around the perimeter or
c.) Wood panel type doors with panels fabricated of
lumber not less than 9/16 inch thickness, provided
shaped portions of the panels are not less than 1/4
inch thick. Individual panels shall not exceed 300 sq.
in. in area. Stiles and rails shall be of solid lumber
with overall dimensions of not less than 1-3/8 inches
in thickness and 3 inches in width. Mullions shall be
considered a part of adjacent panels unless sized os
required herein for stiles and rails except mulli ' ons
over 18 inches long may have an overall width of not
less than 2 inches. Carved areas shall have a
thickness of not less than 3/8 inch. Dimensional
tolerances published in recognized industry standards
may be utilized.
Door Stops. Door stops of in -swinging doors shall
be on of one-piece construction with the jamb or
joined by rabbet to the jamb.

Inspection Required. The permit holder or his agent
shall notify the Department of Building and Safety
when building is ready for each of the following
inspections:
1. Foundct*ons: When the excavation for footing is
completed and all forms and required reinforcing steel
are in place but before any concrete is poured.
2. Wood Froming: When all wood roof, wall and floor
framing, fire blocking and bracing is completed and
all piped, rough electrical and plumbing, chimneys,
flashing and vents are in place, but before any
interior wall covering is in place.
3. Thermal Insulation For Dwellings or Residential
St.ructures: When all thermal insulation is installed in
required wall and attic spaces, but before any of this
work is concealed.
4. Plostering. When the backing and lath is in place
ready for plaster or stucco.
5. Final. When the building is completed and ready
for occupancy.
1� All insulation materials shall be certified by the
manufacturer as complying with the California Quality
Standards for Insulating Material.
2. Doors and windows between conditioned and outside
or unconditioned spaces such as garages and
compartments for central air gas furnaces s a e
fully weather- stripped.
3. Manufactured doors and widows shall be certified
and labeled in compliance with the appropriate
infiltration standards.
4. All plumbing and electrical penetrations, windows
and door frames, between wall sole plate and floors
and all other openings in the envelope, shall be
coilked.
5. Fluorescent lights shall be provided for general
lighting in kitchens and bathrooms.
6. All openings (doors and windows) shall be properly
weather- stripped, certified and labeled.
7. Backdroft dampers for all exhaust and fan systems
shall be provided.
8. New fireplace shall be installed with tight fitting,
closeable metal or glass doors, outside air intake with
damper and flue damper.
