Subject: SINGLE-FAMILY RESIDENCE AT 2460 NORTH PARK LANE
As authorized by Section 41-608 of the Santa Ana Municipal Code, the Planning Manager/Zoning
Administrator has made the following determination regarding the general yard requirements for
2460 North Park Lane due to the unique circumstances of the property. This determination for a
general yard requirement is in response to the proposed single story, 250 square foot master
bedroom and bath expansion at the western portion of the site (see attached site plans).
1. The North Park Lane frontage shall be considered as the front yard setback. Note, the
required front yard for any new building or alteration to an existing building shall be not
less that the arithmetical average of the front yards existing on 40 percent or more of the
lots along said block.
2. The Heliotrope Street frontage shall be considered as the side yard with a minimum setback
of ten feet.
3. The southerly property line shall be considered as the side yard with a minimum five feet
setback.
4. The easterly property line shall be considered as the rear yard setback. It is recognized that
the existing structure is nonconforming with the minimum ten feet rear yard requirement
and that the adjoining open space is less than the required 12,000 square feet. These.
conditions are existing nonconforming and not affected by the proposed expansion.
This determination is in harmony with the purpose and intent of Chapter 41 of the Santa Ana
Municipal Code to protect the health, safety, and welfare of the community.
