This determination for a general yard requirement is in response to the proposed single -story expansion of approximately 740 square feet. The scope of the project includes the relocation of the existing two -car garage with the addition of a storage area, an enlarged master bedroom and bath, a new pantry area and laundry room, and an additional bathroom (see attached site plans). 1. The North Flower Street frontage shall be considered the front yard setback. Note, the required front yard for any new building or alteration to an existing building shall be not less than the arithmetical average of the front yards existing on 40 percent or more of the lots along said block (SAMC 41-603(b)(2)). 2. The Riviera Drive frontage shall be considered the side yard. Given the location of the garage with access off Riviera, it is recommended that a minimum 22-feet setback be provided. This setback will accommodate the minimum requirement for a 20-feet driveway length leading to a garage and maintain the prevailing setback along Riviera Drive. 3. The southerly property line shall be considered the rear yard setback with a minimum 10-feet setback maintained. A minimum 12,000 square feet of open space shall be provided in conjunction with the rear yard area. 4. The easterly property line shall be considered the side yard setback with a minimum 5-feet setback. This determination is in harmony with the purpose and intent of Chapter 41 of the Santa Ana Municipal Code to protect the health, safety, and welfare of the community.
