FIRE RESI-E3TIVE REQUIREMENTS
1. Dwellings require the following exterior wall and opening protection. (Sec. 503.2, C.B.C.)
a. Walls., within 3'-0" of a property line, must be of one -hour fire -resistive construction (e.g.: 7/8" exterior
CeME:nt plaster on the exterior surface and 5/8" type x gypsum board at the interior).
b. No openings are permitted in walls within 3'-0" of a property line (except for walls which are perpendicular to
the property line).
2. Projections, beyond the exterior wall (e.g.: eaves, architectural appendages), shall not extend beyond: (1) a
point, one-third the distance to the property line, from the exterior wall, or (2) 2'-0" from the property line,
whichever is least restrictive. (Sec. 503.2.1, C.B.C.)
3. Combustible projections (e.g.: eaves, architectural appendages) which are located within T-O" of a property line
must have one -hour protection and regardless of the material, or fire, resistance, projections may not be less
than Z-O"'from a property line. (Sec. 705, C.B.C.)
4. Provide smoke detector in each sleeping room and at a point centrally located:in the corridor, or area giving
access to each, separate sleeping area, and, in each story or basement. If sleeping rooms are at an upper
level, provide a detector at the ceiling of the upper level in close proximity to the stairway. (See. 310.9.1.4i
C.B.C.)
5. When the value, of an addition, alteration, or repair, exceeds $1,000, or if a sleeping room is added, detectors
must be installed. (Sec. 310.9.1.2, C.B.C.)
6. Detectors must receive power, from the building wiring, and shall be equipped with battery backup, except that
in the existing portion of an existing building (not in an addition), they may be battery operated. (Sec. 310.9.1.3,
C.B.C.)
7. Chimneys must extend at least 2'-0" above the roof, or any part of the building, within 10'-0", measured
horizontiilly. (Table 31-B. C.B.C.)
8. Chimneys must be designed andlor braced to withstand wind and seismic forces.
EXISTING,- EMERGENCY EGRESS, DOORS, STAIRS.
1. At least one exit doorway shall be of a size to permit the installation of a door not less than 3'-0" wide x 6-8"
high and a clear width of 32" with the door at 90 degrees. (Sec. 1003.3.1.1, C.B.C.)
2. Exit doors shall be openable from the inside, without the use of a key or any, special knowledge, or effort,
except that a night latch, security chain, or dead bolt may be provided, provided such devices are openable
from the inside without the use of a key, or tool, and are mounted at 48" maximum above the floor. (Sec.
1003.3.1.8 C.B.C.)
3. A landing is required on each side of a door. The landing shall be level, except at the exterior, it may slope at
1/4" per foot, maximum (See. 1004.9, C.B.C.). The landings shall have a length of 36" minimum (Sec. 1004.10,
C.B.C.), The landings shall have a width not less than the width of the stair or door, whichever is greater, and
the door in the full)(open position shall not reduce the width by more than 7" (Sec. 1003.3.1.6, C.B.C.).

GENERAL CONSTRUCTION AND FRAMING REQUIREMENTS.

1. Grade and species of all lumber, unless otherwise noted at a particular location on the plans, will be Douglas Fir
No. 1. grade. Lumber,, coming into direct contact with concrete, will be Douglas Fir Pressure Treated (D. F. P.T.).

2. Strength of concrete, when poured-, shall assume minimum 2,500 p s.i. within 28 days.
3. Steel reinforcing. bars shall conform to current A.S.T.M. requirements. For reinforcing bars, used in concrete
footings and foundations, use only #4 bars. t,
4. Provide openings, in the exterior walls, which have a net area of not less than 1 sq. ft. for each 150 sq. ft. of under-
floor area. Openings are to be located as close to the corners as possible, and the required area shall be
approximately equally distributed along the 'vtlen h of at least two opposite sides. Provide corrosion resistant wire
mesh with W maximum openings. (Sec. 2306.7 C. B.C.)
5. Roof sheathing to be Y2" CDX plywood. Nailing will be 6" edges, 6" ends, and 12" field with 8d galvanized roofing
nails.
61 Wood subfloor shall be CDX, with nailing to be 6" edge, 6" ends, and 12" field with 10d common nails.
7. Roof nailing shall be laid with face grain perpendicular to the supports.
8. Roof sheathing nailing shall be inspected before covering.

t 9. Plywood rood sheathing, exposed on the underside, shall be bonded with exterior glue.
10. Notches, on the ends of floor joists, shall not exceed 1/4the depth.
11, Bored holes are not permitted within 2" of the top or bottom of floor joist.
12. Notches, on the top or bottom of floor joist, shall not exceed 1/6 the depth and shall not be located in the middle
1/3 of the span.
13. Floor joists must be lapped 3" over supporting beams, girders, or partitions, or tied together in an approved
manner.
14. Floor joists require 1-1/2" of bearing on wood or metal, and 3" on masonry (unless supported on a I "x4" ribbons
trip and nailed to the adjoining stud).
15. Notching of studs, in bearing partitions, shall not exceed 25% of the width.
16. Notching of studs, in nonbearing partitions, shall not exceed 40% of the width.
17. Bored holes, in studs in noribearing partitions, shall not exceed 60% of the width (unless the bored studs are
doubled, and no more than two such successive doubled studs are so bored).
18. Bored holes may not be located nearer than 5/8" to the edge of the stud, and may not be located in the same
section of the stud as a cut or notch.
19. For attics with a vertical clear height of 30" or more, provide *a readily accessible attic opening in the ceiling.
Opening shall be 22"x30" minimum and have 30" minimum headroom. (Sec. 1505.1 C.B.C.)
20. Provide ventilation for attic spaces and enclose rafter spaces. Ventilation openings shall be not less than 1/150 of
the area ventilated. Openings may be reduced to 1/500 if 50% of the openings are in the upper portion of the
space, and at least 3-)' above the eaves. Corrosion resistant mesh, with %" maximum openings, is required. (Sec,
1505.3 C.B.C.)
21.The engineer, or architect in responsible charge of the structural design work, shall include in the construction
documents, the following:
a. Structural tests and inspections required by C.B.C. Chapter 17.
b. The Structural engineer of record shall provide periodic and final inspections for all structural elements to

insure completed construction agrees with his design. Prior to the Building Safety Division's final inspection,
the structural engineer of record shall submit a letter to the Building Official certifying completed *uctural
elements. (106.3.5 and 1702 C.B.C.)
C. Other structural inspections required, by the engineer or architect in responsible charge of the structural

design work.
22.Walls braced to resist wind and seismic forces shall not exceed the following height to width ratios: 2 for 1,for
plywood. Framing members or blocking shall be provided at the edges of all sheets in shear walls; 2 to 1 for
gypsum wallboard and Portland cement plaster (stucco). Wall sections having height -to -length ratios in excess Of
