1. The Contractor shall visit and inspect the job site,
familiarize himself with site conditions, and study these
documents fully before agreeing to work on the project. His
agreement to work on the project constitutes verification that
he has so studied the job site and the documents prior to
commencing construction.
2. Upon inspection of the site and studying of the documents,
the Contractor shall submit to the owner for review any special
conditions or unclear areas, which might alter the bid during
construction.
3. Any changes or additions to the project shall be approved by
the owner prior to construction.
4. There are to be no substitutions of materials or products
without the owner's approval.
5. All sub -contractors shall be responsible for the removal of
all debris accumulated as a result of their operation. All scrap
debris and other excess material shall be removed from the
site, unless otherwise directed by the Contractor.
6. The drawing are necessarily schematic and are not intended
to show complete situations; the Drawings, 5pecif ications, and
Addenda are complainant, therefore what is called for by one
is called for by all. As such, the Drawings, Specifications, and
Addenda must be considered as a whole.
7. DO NOT SCALE DRAWINGS!
TITLE 24
1. All weatherproofing around windows and doors shall be
performed in accordance with manufacturers' requirements.
Any special conditions where installation has to be altered shall
be presented to the Owner in writing for approval.
2. Comply with the California Energy Commission (GEC) laws
enforced.
3. Insulate all exterior partitions with full thick batts. Use
sound full batts at walls enclosing bathrooms, laundry rooms,
FAU closet and any other interior partitions as called for by
the drawings.
4. Caulking or weather stripping:
a. Around all doors & window frames.
b. Between wall bottom plates & concrete and between
plates to the exterior.
c. All penetrations in walls, ceilings, floor due to the
installation of plumbing, electrical, gas and HVAC lines,
d. All openings in attic.
e. All other openings in bldg. envelop.
5. Insulation:
a. All exterior walls: R-13 batts.
b. Floors: R-19
c. All flat ceilings wl attic space above-, R-30
6. Contractor shall sign and post on the structure an Insulation
Certificate prior to the finish inspection.

CITY PERMITTING REQUIREMENTS
1. Separate plans, application fees and plan checks may be
required for mechanical, plumbing and electrical work. Contact
permit tech at 714.647.5800
2. The permit applicant must notify the designers of the
other construction disciplines including electrical, plumbing and
mechanical of changes in use/occupancy.
FRAMING NOTES
1. All construction shall conform to the 2001 CBC.
2. All framing shall be D.F. #2 or Better, unless otherwise
noted.
3. Refer to SHEAR PANEL SCHEDULE for sill panel nailing at
shear panels.
4. Typical joist hanger/connectors beam to post shall be
"SIMPSON" hardware unless otherwise noted.
5. Studs in exterior walls and bearing partitions may be cut or
notched no more that T its width and studs for non -bearing
walls no more that 40% its width. Bored holes shall be limited
to 40% width in any stud located at least 5/8" from edge of
studs.
6. All 4x8 and larger headers shall have double trimmers at
each end of header.
7. All nailing shall be per UBC table 23-I-Q nailing schedule.
8. Fire blocking shall be provided at all drop ceiling and
soffits. It should also be provided at floors and ceilings and at
mid -height of walls greater that 10'-0"
9. Where top plate or sole plates are cut for pipes, a metal
tie, min. 0.058" thick, 1.5" wide shall be fastened across the
opening wl (6)-16d nails min. each side.
10. If certain conditions are not shown or detailed, their
construction shall be of the same general type as that which is
shown or detailed and shall follow standard construction
practices.

ELECTRICAL NOTES
All wiring must comply with the 2001 California Electrical
Code.
WORK INCLUDED, All labor, material, and equipment to
properly complete all electrical work other than that
which is provided by the utility company.
SWITCHES shall be mounted at 48" high unless
otherwise noted. Dimmer switches shall be 600 watts,
located per plan. Receptacles shall be installed at 12"
above finished floors except as shown on plans.
Receptacles in bathroom shall be installed above the
worktop except as shown on plans.
RECESSED LIGHTS at insulated ceiling shall be
UL-listed for direct contact with insulation. (ICT type)
SMOKE DETECTORS shall be State Marshall approved,
wired into the house's circuitry and equipped with a
battery backup. They shall have no disconnecting switch,
outside of those for overcurrent protection. They are
required in each room used for sleeping, centrally located
in the wall or ceiling in corridors providing access to each
separate sleeping area, at each floor. (CBC 310.9.1.4)
PROTECT all outlets with GFI circuits at the following
locations: bathrooms, outside, and at all kitchen
counters and islands (NEC 210-8a)

Title 24, Parts I and 6 of the California Code of Regulations, and the administrative regulations to implement
them. This certificate has been signed by the individual with overall design responsibility. When this certificate
of compliance is submitted for a single building plan to be built in multiple orientations, any shading feature that
is varied is indicated in the Special Features/Remarks section. The undersigned recognize that compliance using
duct sealing and TXVs requires installer testing and certification and field verification by an approved HERS
rater.

Space Conditioning, Water Heating and Plumbing System Measures: (continued)
§ 150(m): Ducts and Fans
1. All ducts and plenums installed, sealed and insulated to meet the requirement of the 1998 CMC Sections 601,
603, 604, and Standard 6-3; ducts insulated to a minimum installed level ofR-4.2 or enclosed entirely in
conditioned space. Openings shall be sealed with mastic, tape, aerosol sealant or other duct -closure system
that meets the applicable requirements of UL 181, UL 181A, or UL 18 1B. If mastic or tape is used to seal
openings greater than 1/4 inch, the combination of mastic and either mesh or tape shall be used. Building
cavities shall not be used for conveying conditioned air. Joints and seams of duct systems and their
components shall not be sealed with cloth back rubber adhesive duct tapes unless such tape is used in
combination with mastic and drawhands.
2. Building cavities, support platforms for air handlers, and plenums defined or constructed with materials

other than sealed sheet metal, duct board or flexible duct shall not be used for conveying conditioned
air. Building cavities and support platforms may contain ducts. Ducts installed in cavities and suport
platforms shall not be compressed to cause reductions in the arm -sectional area of the ducts.
3. Joints and seams of duct systems and their comprients shall not be sealed with cloth back rubber
adhesive duct tapes unless such tape is used in combination with mastic and drawbands.
4. Exhaust fan systems have back draft or automatic dampers.
5. Gravity ventilating systems serving conditioned space have either automatic or readily accessible,
manually operated dampers.
6. Protection of Insulation. Insulation shall be protected from damage, including that due to sunlight,
moisture, equipment maintenance, and wind but not limited to the following: Insulation exposed to
weather shall be suitable for outdoor service e.g., protected by aluminum, sheet metal, painted canvas,
or plastic cover. Cellular foam insulation shall be protected as above or painted with a coating that is
water retardant and provides shielding from solar radiation that can cause degradation of the material.
§ 114: Pool and Spa Heating Systems and Equipment.
1. System is certified with 78% thermal efficiency, on -off switch, weatherproof operating instructions, no
electric resistance heating and no pilot light
2. System is installed with:
a. At least 36" of pipe between filter and heater for future solar heating.
b. Cover for outdoor pools or outdoor spas.
3. Pool system has directional inlets and a circulation pump time switch,

Lighting Measures:
§ 150 (k)l.: Luminaires for general lighting in kitchens shall have lamps with an efficacy of40 lumens/watt
or greater for general lighting in kitchens. This general lighting shall be controlled by a switch on a readily

accessible lighting control panel at an entrance to the kitchen.
§ 150 (k)2.: Rooms with a shower or bathtub must have either at least one luminaire with lamps with an
efficacy of*40 lumens/watt or greater switched at the entrance to the room or one of the alternatives to this
