Coordination: The Contractor shall verify all dimensions and conditions at the job site and shall be responsible for coordination of all work and materials including those furnished by subcontractors. 2. Discrepancies: The contractor shall inform the Architect in writing, during the bidding period, of any discrepancies or omissions noted on the drawings that do not conform to codes, rules and regulations. Upon receipt of such information, the Architect will send written instructions to all concerned. Any such discrepancy, omission, or variation not reported shall be the responsibility of the contractor. 3. Job site visits by the Engineer shall not constitute an official Inspection, unless specifically contracted for. 7. Other Trades. See architectural, electrical and mechanical drawings for size and location of pipe, vent, duct, other openings, anchor bolt requirements for equipment and other details not shown on these structural drawings. All dimensions are to be checked and verified with the architectural drawings. 8. Shoring: It shall be the contractor's sole responsibility to design and provide adequate shoring, bracing and formwork, etc., as required for the protection of life and property during the construction of this building. Excess load capacity of slab shall not exceed loads equivalent to the design superimposed loads less construction dead and live loads. Design superimposed loads include live load, partition load, and any other load not in place at the time of shoring. 9. Excavation: The contractor shall be solely responsible for all excavation procedures Including logging, shoring, and protection of adjacent property, structures, streets and utilities in accordance with the standards of the City of Santa Ana. 11. Materials and Workmanship: The contractor shall supply all labor, materials, equipment and services of every kind, including water and power, necessary for the proper execution of the work shown or Indicated on these drawings. All material shall be new and materials and workmanship shall be of good quality. All workmen and subcontractors shall be skilled in their trade. 12. Materials and Workmanship Warranty: The contractor shall replace any defective materials and correct poor workmanship with no additional costs to the owner, and shall remedy any defects in material or workmanship which appear in one year from the date of completion of the project. This warranty applies to the work done by the subcontractors as well as the work done by the employees on the contractor. 13. Safety. The contractor shall adequately protect his work, adjacent property and the public, and be responsible for damage or injury due to his act or neglect. FOUNDATION NOTES 1. Design: Foundation designed in conformance with the 1997 Uniform Building Code and CBC 2001. Allowable soil bearing pressure is 1000 p.s.f. 2. Footings: All footings shall extend a minimum of 24 inches below finished or natural grade into undisturbed soil. 3. Inspections: The Soils Engineer or his authorized representative shall inspect all subgrade preparation prior to the placement of any reinforcing steel or concrete and shall perform tests as necessary to verify that such work Is In conformance with the recommendations given In the soils report. Compressive Strength: The minimum ultimate compressive strength of all concrete unless noted otherwise shall be 4500 psi at 28 days. Refer to plans for the design strength of concrete for specific structural elements. Design of mixes shall be by an approved testing laboratory and signed by a registered engineer. 2. Continuous Inspection: All concrete of greater than 2500 psi design strength shall have continuous Inspection by a registered Deputy Building Inspector. 3. Weight: All concrete shall be "regular weight* unless noted otherwise. 4. Cement: Cement shall conform to the ASTM C150-71o, Type V and aggregate ASTM c33-71o. Water cement ratio = 0.45. 5. Concrete Placement and Quality. Shall be per recommendations In ACI SP-15. A copy shall be available at the construction site during construction. 6. Debris: Remove all debris from forms before placing of concrete. 7. Segregation of Aggregates: Concrete shall not be dropped through reinforcing steel (as in walls, columns, and drop capitols) so as to cause segregation of aggregates. Use hoppers, chutes or trunks of varying lengths so that the free unconfined fail of concrete shall not exceed 5 feet, and a sufficient number shall be used to ensure the concrete is being kept level at all times. 8. Doweling: All walls and columns shall be doweled into footings, walls, beams, or slabs with bars of the some size and spacing as the bars above. Use a 30 bar diameter lap except where specifically Indicated. 9. Splices: Vertical wall bars shall be spliced at or near floor lines. Splice bars In grade beams, etc., (unless noted otherwise) as follows; bottom bars at mid -point of span, top bars at the support. All reinforcing steel shall be securely wired and properly supported above the ground and away from forms. 10. Inserts: All items to be cast in concrete such as reinforcing, dowels, bolts, anchors, pipes, sleeves, etc., shall be securely positioned in the forms before placing the concrete. WOOD NOTES 1. Lumber: All lumber shall conform to U.B.C. 23-1-97 and U.B.C. 23-3- 97. 2. Lumber Grading: All wood structural members shall be D.F. No. 1 per WCLB Rule #16 (both horizontal and vertical), u.n.o. All structural members shall be grade marked per Rule #16 WCLB. 3. Sills: All sills in contact with concrete or within 12" of soil shall be pressure treated D.F. conforming to 1994 U.B.C. standards. 4. Sill Anchorage: Unless otherwise shown, all sill plates shall be anchored with 5/8* x 12" anchor bolts embedded a minimum of 9* in concrete. They shall be spaced at a maximum of 4'-0* o.c. and a maximum of 9* from the ends of sills and from corners. A minimum of 2 per sill plate is required. 5. Bolts: All bolt heads and nuts bearing on wood shall have washers. All bolt holes in wood shall be drilled 1/32* to 1/16" diameter larger than the nominal bolt diameter. 6. Lag Screws: All lag screws bearing on wood shall have washers. The hole for the shank shall be the some diameter and length as the shank, the lead hole for the threads shall be about 70 percent of the shank diameter and the length of thread. 7. Wood Screws: The lead hole shall be about 70 percent of the root diameter of the screw and the length of the screw. 8. Nails. Nailing shall conform to Table 23-1-Q of the 1994 U.B.C. Connections shown are minimum permissible. All nails shall be common wire nails unless otherwise noted. Where possible, nails driven perpendicular to the grain shall be used instead of toenails. Pre- drill members and renoil should splitting develop due to the nature of the material or connection. 9. Plywood Sheathing: Plywood sheathing shall be D.F. plywood with exterior type glue as specified by the American Plywood Association and as noted on plans. Nail as shown on plans. If the nail head breaks the face ply, the nail shall be removed and renalled into firm adjacent wood. Nail heads which break face ply shall be cause for rejection of vertical or horizontal diaphragm. 10. Roof Sheathing: Roof sheathing shall be inspected and approved prior to placing roofing and Insulation. 11.
