Sscllon 1206.3.2 rsquires that cou( €ndosed on all four sides to be provided with a horizontal alr lntake
at tho bonom of the court or be adjacont to a yard or publlc way. To comply with the lntent of this
soction, lhe op6n-6nded flrefighler tunnels will provide an avenue for natural ventilation from an
adjacent court that is equivalent to the requlred opening of 10 square feet connected directly lo a street
or yard, Tho courts ln the prolect buildings are much larger than the minlmum dimensions roquired by
Section 1206.3 (i.e. 9'x 16' mlnimum dimensions for a s-story court). Courtyards 1 and 2 ln Bullding B
have approximate dimensions of 62' x 90'whora Courtyard 3 has approximate dimensions of 48'x90'.
These dlmenslons provlds a court area that ls at loast 30 times larger lhan the mlnimum sizo court
required by CBC Seclion 1206.3. The larger sizes of ths courts within the project bulldings do not have
the sams characteristics of a smaller four-sided court that can act as a chlmney durlng summer weather
whon lhe building mass is heated from the daytime sun (referenced attachad drawing sheet A2.2.1).
Additionally, it ls not lntonded for lhe courts to function as an efficlent source of natural ventilalion for the
spaces they front (i.e. dwelllng unlts, loungos, etc) therofore the requirement for having the courts abut a
yard or public way is l6ss esssntial.

are not rsouired to comolv with tho rgoulroments for exit oassaoewavs. The cunent ogross schsme
does not rBquiro the lntroducuon of exit passageways at the lo$/est residentiel level 8s defined in the
CBC and as regulated by CBC Section 1024. These tunnels will be referred to as'2-Hour Ratod
Firerighter Tunnels' ln lleu of'2-Hour lnterior Exit Passagewa/ as previansly sho,vn on tho dra$/ings.
Per OCFA Guideline B-09, the interior doors opening into the tunnels will b€ g0-minute rated self- or
automatic-closing assemblies, but lhe ends of each segment of tunnel that connects the open court
yards should not be requlred to be endosed since the op€ning is required for firotighters to conducl their
operations.

feet frqn the face of the €xterior wall on the vuesi side of the building. As such, thls cteatos an egr€ss court
conditicn that is less than 1o-feet in widlh measured betLEen the exterior wall cf ttle boildng ard the prop€rty
line. See Exhitit A attach€d.

Where a building is constructed on the adjacent property and withln 3.5 feet of the property the extarior wall of
this building will b€ required to achieve at l€ast a 1-hour rire resistance rating based on fire separation distance
and Table 602. Although th€ exterior wall ot the adjacent bullding may have openings located '1o-feet above the
walking surface of the egress court, the opsnings would not need to be rated since the egress court serves
occupants exiting the First Pointe Apartments and not the adjacent building. lf the future adjacent bullding
utilizes this same egress coun as an exil component then the exterior wall of the adiacent building will need to

hour fire resistanc€ rating for a distance of lo-feet above the floor of the egress court. Oponings in this portion
of th€ wall should achieve a 4s-mlnute firs protectlon ratlng. The exterior wall at this location ls alroady
constructed to achieve I l-hour rating, Unprotocled openings in this wall will be lnfilled. The extent ofthe rating
should oxtend as shown on the attachod exhibit.
