way ot the open-ended firsfighter tunnel connecting each court lo at leasl one adjoinlng court(s). CBC
Section 1206.3.2 requiros that court endosed on all four sides to ba provided with a horizontal air intake
at the botlom of lho court or be adlacent to a yard or publlc way. To comply wlth the lntent of thls
seclion, th6 opon-ended lirelighter tunnels will provide an avenua for natural ventilation from an
ad,iacent court that is equivalent to the roquked op€ning of 10 square feet connected directly to a street
or yard. Tho courts ln the prolect buildings are much larger than the minimum dimensions required by
Section 1206.3 (i.e. 9' x 16' minlmum dimensions for a S-story court). Courtyards 1 and 2 in Bullding B
have approximate dimensions of 62' x 90' where Courtyard 3 has approximate dlmenslons of 48190'.
These dimenslons provldo a court area that ls at l€ast 30 limos largor than the minimum size court
required by CBC Section 1206.3. The larg€r sizes of th6 courts within the prdect buildings do not havo
the same characterisllcs of a smaller four-sided court that can act as a chlmnsy during summer w€ather
whon lhe bullding mass is heatod from the daytimo sun (referonced attached drawing sh6ot A2.2.1).
Additionally, it ls not intended for the courls to functlon as an etlicient sourco of natural ventilation for tho
spaces they front (i.e. dwelling unlts, lounges, otc) lh6refore the requirement for having the courts abut a
yard or publlc way is less essential.

CBC and as regulated by CBC Section 1024. These tunnels will be refened to as'2-Hour Rated
Firefighter Tunnels' ln lleu of'2-Hour lnterior Exit Passageway" as proviously sho\Ml on th€ drawings.
Per OCFA Guideline B-09, the interior doors opening into the tunnels will be go-minute rated solf- or
automatic-closing assemblies, but the ends of each s€gment of tunnel that connects the open court
yards should not b€ requlrod to b€ €ndosed sinc6 the opening is r€quired for firolighters to conduct th€ir
oporations,
ln addition to the dan ch6ck comment responses abo/e, th€ dssign team nrould like to address the disctErge of
interior 6xlt stairways at Level l:
Eoress Court Condition: The interior exit staaru/€y identilied as Stair #1 discharges at Level 1 to a p.ivate
sid€walk located on th€ \r,est side
of the project that leads to the public way on East First Str8et. The prop€rty line is locet€d approdmately 6.5-
feet frorn lhe face of the exterior wall on the ne$ side of the building. As such, this creatas an egress court
condition that is less than 1o-fe€t in width measured b€tu,Een th€ exlerior wall d the buildng and the p.operty
line. See Exhitrit A attached.

Per the requirements of Section 1028.4, the exterior walls of the building will be required to achieve at least a 1-
hour tire resislance rating for a distancs o{ lo-feet above th€ lloor of the egress @urt. Openings in this portion
of th€ wall should achieve a 4tmlnule fire protection ratjng. The exterior wall at this location ls alroady
construclod to achieve a l-hour rating. Unprotecled openings in this wall will be lntilled. The extent of the rating
should €xtend as showyl on the attached exhibit.
Where a building ls constructed on the adjacent property and wilhln 3.5 feet of th€ property the extorior wall of
this building will be required to achieve at least a 1-hour lire resistance rating based on lire separation distance
and Table 602. Although lhe exterior wall of the adjacont building may have openings located 1o-feet above the
walking surfacs of lhe €gress court, the openings would not noed to b€ rated since lhe egress court serves
occupants exiling the Flrst Pointe Apartments and not the adjacent building. lf the future adiacent bulldlng
utilizos this same egr6ss court as an exil component then the exterior wall of the adjacent building will need to
be rated and have protected openlr --
