Coffee Architect & Associates (RCA+A) respectfully request a Modification of Building Construction — Per CBC Section 104.2.8. A 1-1/2 hour roll down fire door with smoke seals separates the joint elevator / stair #1 vestibule area. (See attached sheet A7.1 & door specifications.) Under normal conditions, the 1-1/2 hour fire / smoke door is to remain in the open position. Only during an emergency will the elevator lobby doors, stair doors and the 1-1/2 hour roll — down Care / smoke door close by the activation of smoke detectors and / or fire sprinkler water flow condition. Additional a note has been added to sheets A6.1, A6.2, A6.3 A6.4, A6.6, A6.7, A6.8 and A6.9 indicating that the contractor is to provide approved early detection devices throughout the building, such as smoke and heat detectors in accordance with the manufactures recommendations. Additionally, we propose that all stair risers and treads (in both buildings) are to be covered with carpet (no padding) having a minimum class 1— frame spread index of 0 to 25 rating. Furthermore, the top and bottom treads are to have contrasting color carpet per code. (Refer to letter from The Code Consultancy Dated, October 21.2003.) GENERAL BUILDING DESCRIPTION First American Corporation (Phase 2) is two new four story, fully sprinklered, Type H, Fire -Resistive, Group B, occupancies, Class A office buildings. Building 4 is approximately 31,000s.f. per floor (127,266sf total). Building 5 is approximately 24,500s.f. per floor (98,245sf total). JUSTIFICATION The intent of the Modification of Building Standards is to encourage the use of concepts in construction and materials, which currently are not covered by the code, however, do meet the performance intended by the California Building Code currently in effect. Amending CBC Section 605.4 (Stairway Construction), to include fire rated carpet over steel and concrete stair system. (See attached carpet specifications.) Amending CBC Section 1004.3.4.5 (Elevators) stating during and emergency will the elevator lobby doors, stair doors and the 1-1/2 hour roll —down fire / smoke door close by the activation of smoke detectors located both inside and outside of the stair and elevator lobbies.
