The contractor shall verify and be responsible for all dimensions
and conditions at the job site. The contractor shall be responsible
for bracing and shoring all excavations, temporary structures, and
partially completed portions of the work.
All conditions not specifically shown or detailed shall be of the
same type and character as those shown for similar conditions.
All work and material shall conform to the UBC97 Code and the
latest edition local codes.
FOUNDATIONS
Footings shall rest on firm undisturbed natural or compacted soil
at a minimum depth below finish grade as shown on drawings.
Allowable soil bearing values are based on 1,000 psf.
All Holdowns shall be in place prior to foundation inspection.
CONCRETE
Concrete shall have a minimum ultimate compressive strength of
2,500 psi at 28 days. All grade beam concrete shall have
compressive strength of 3,000 psi minimum at 28 days unless
noted otherwise.
LUMBER
All structural lumber shall be graded in accordance with the
grading and dressing rules of the west coast lumberman's
association.
All wood bearing on concrete shall be pressure treated Douglas fir.
Holes for bolts shall be bored with a bit (1 /32" to 1/16")
larger than the normal bolt diameter.
All bolts shall be pre -tightened prior to application of plywood,
plaster, etc.
2X solid blocking shall be placed between joists or rafters at all
supports.
Cross -bridging shall be provided at 8'o.c. max. for all floor and
ceiling joists with the ratio of depth to width equals six to one min.
All structural plywood shall be structural I . Each sheet shall be
identified by a registered stamp. Plywood shall be 15132, plywood
span is 24" O.C., 8D Typ. nailing shall be 6" in perimeter and 12" in field.
Provide 2X fire stops at all intersections of stud walls and / or
stud partitions at floor, ceiling and roof. Place fire stops at a
maximum spacing of 8' in the vertical direction, provide 2X fire
stops in all furred spaces, vertical and horizontal. At a maximum
spacing of 8' in each direction and at the same line as fire
stops in adjacent stud partitions and walls.
All structural lumber shall be Douglas fir -larch #2 for joists and
4X lumber; Douglas fir -larch #1 for GX lumber minimum unless
noted otherwise.
All structural Glulam lumber shall be 24F-V8 DF/DF for simple
supported beams and 24F-V4 DF1DF for all cantilever beams.
Use 24F-V4 DF/DF for simple suported Glulam beams typical.
Use 24F-V8 DF/DF for cantilever Glulam beams typical.
3/8" structual 1 plywood with 8d nails at 6" O.C. at edges,
12" O.C. field.
PLUMBING
Water closet shall have no more than 1.6 gallons per
flush (PC402.0).
