General Notes
1. The general contractor shall verify all dimensions and conditions at site.
Any discrepancy found shall be reported to the Architect or Engineer.
2. All work shall conform to the minimum standards of the 2001 edition of the Uniform Building Code.
3. Structural changes made shall be submitted to the Engineer for review and approval.
4. Portions of construction not covered by structural design shall be constructed per person 2326 of the U.B.C..
5. The general contractor shall be responsible for adequacy and safety erections bracing,
shoring and temporary supports.
Foundation & Site work
1 Design of foundation is based on clay, sandy clay, silty clay and calyey silt with alldwable bearing
value of 1000 psf per table 18-1 -A of U.B.C..
2. Contractor shall verify type of soil on site. He shall inform the Engineer if soil on site is inferior
than the assumed soil type.
3. Soils with an expansion index greater than 20 shall not be used as fill supporting foundation of structure.
4. Fills and back fills shall be compacted to 90 % of maximum density.
5. The contractor shall be responsible for all shoring and bracing necessary to support cut and/or fill banks
during excavation, and forming and placement of concrete
6. Concrete slab shall be 4" thick with 6" x 6" - #10 / #10 welded wire mesh over 1" sand over 6 mil
visqueen over 1" sand.
7. All hold down anchors and post bases shall be tied into place prior to foundation inspection.

1 . All wood bearing on concrete or masonry shall be pressure treated Douglas Fir or Redwood.
2. Structural members shall not be cut nor notched without the approval of the Engineer.
3. Metal anchors, fasteners, and connectors shall be Simpson Strong -Tie connectors.
Substitutions must be approved by the Engineer.
4. All structural lumber shall be Douglas Fir -Larch with 19 % maximum moisture content.
5. Unless otherwise noted, use the following lumber grades:

6. All nailing shall be per table I-Q of U.B.C. unless otherwise noted.
7. Plywood floor and roof sheathing shall be laid Continuous over two or more spans with face grain perpendicular
to support. Stagger all plywood panels a minimum of 4 ft.. Nailing shall be inspected before covering.
8. Plywood sheathing exposed on the underside shall be bonded With exterior glue.
9. Roof sheathing shall be 1/2" CDX plywood (P.i.24/0) nailed with 8d @ 6" at boundaries and edges; 8d @
10" field nailing.
10, Floor sheathing shall be 5/8" (minimum) T & G (P. 1. 32/16) nailed with 10d @ 6" at boundaries and
edges; 110d @ 10" field nailing.
11. Wall studs shall be continuous between points of lateral support (balloon fanned) and not interrupted by
horizontal plates. Such conditions are normally found on the walls found on the walls at gable end of
vaulted ceiling and walls around stairs.
12. All bearing walls on a wood floor shall be supported with double joists or solid blocking unless noted
otherwise.
13. Apply shear wall plywood prior to all box -outs, fur -outs, soffits or any other framing that may interrupt
continuity of the plywood shear wall.
14. Double top plate lap splice shall be minimum of 48" and unless noted other wise, shall be bailed together
with a minimum of (8) 16d common nails per splice. Top plate breaks shall occur over a stud or post.
15. All hold downs shall be fastened to a 4 x 4 post minimum, unless noted otherwise.
16. All exterior walls and interior bearing walls shall be secured to foundation with 5/8" ? x 10" anchor bolts @
maximum spacing of 48" O.C. with S/16" x 2" x 2" bearing plates. Refer to shear wall schedule for anchor
bolt size and spacing at shear walls.
Structural and Miscellaneous Steel
1 All structural and miscellaneous steel shall conform to ASTM A-36 and shall be fabricated and erected in
accordance with the latest edition of the A.I.S.C. Specification for the Design, Fabrication and Erection of
Structural steel for Building.
2. Pipe columns shall conform to ASTM A-53, grade B.
3. Steel rubes shall conform to ASTM A-500, grade B.
4. Bolts shall conform to ASTM A-307.
5. Provide 3 inch minimum cover around all structural steel below grade.
6. All welding shall comply with A.W.S. Specifications and shall be done by certified welders.
7. All welding shall be done by electric are process with E70XX electrodes.
8. All Welding shall be done in the shop of a licensed fabricator.
9. Provide special inspection for all field welding.
Manufactured Wood Products
1 All glued Laminated members shall be made of I - 1/2" Douglas Fir laminations, combination 24-F
per AITF with the following allowable values:
Fill = 2,400 psi Fv = 165 psi E = 1,800,000 psi
2. Glued laminated members shall be accompanied by a certified of inspection
3. All glulams shall have a standard camber unless noted otherwise.
4. Parallams shall be Parallarn PSL 2.0 E by Truss joist Macmillan with the following allowable values:
Fb = 2,900 psi Fv = 290 psi E = 2,000,000 psi
5. Joists shall be TJI joists by Truss joists Macmillan and shall conform to NER 200.
6. Refer to Truss Joists Macmillan Specification for location and size of holes that maybe drilled through
the web of TJ I joists.
Concrete Mason
1. Concrete block units shall be grade N-1, light weight, conforming to ASTM C-90.
Minimum compressive strength, fm = 1,500 psi.
2. Mortar shall be type M conforming to ASTM C-476. Minimum compressive strength, fc = 2,000 psi.
3. Grout shall conform to ASTM c-476. Minimum compressive strength, fc = 2,000 psi.
4. All walls below grade shall be waterproofed and positively drained.
5. Unless noted otherwise on the plans, special inspection is not required for masonry construction.
Concrete
Unless otherwise noted on the plans, concrete shall have a minimum compressive strength of 2,500 psi in 28
days.
2. Use type Cement.
1 Aggregate shall conform to ASTM C-33.
Reinforcing Steel
1. Reinforcing steel shall be deformed steel conforming to the requirements of ASTM A-615 grade 40.
2. Minimum cover for cast in place concrete shall be as follows:
a) Poured against earth 3 inches
b) Walls exposed to weather:
# 5 and smaller 2 inches
# 6 and larger 1.5 inches
3. Bars shall be clean or rust, grease or other material likely to, impair bond.
4. Minimum lap of reinforcement shall be 40 bar diameters. Lap horizontal bars at corners and intersections.

All ducts and plenums installed, sealed and insulated to meet the requirement of the 1998

Sections 601, 603, 604, and Standard 6-3; ducts insulated to a minimum installed level of R-4.2 or
enclosed entirely in conditioned space. Openings shall be sealed with mastic, tape, aerosol sealant, or
other duct system that meets the applicable requirement of UL 181, UL 181 A, or UL 181 B. If
mastic or tape is used to scale openings greater than 1/4 inch, the combination of mastic and either
mesh or tape shall be used. Building cavities shall not be used for conveying conditioned air. Joints
mastic or tape is used to scale openings greater than 1/4 inch, the combination of mastic and either
and scams of duct systems and their components shall be scaled with cloth back rubber adhesive
duct tapes unless such tape is used in combination with mastic and drawbands.
