Reinforcing steel shall be provided with the following amounts of concrete cover: Cast against and permanently exposed to earth or weather: No. 6 through No. 18 bars: 2" No. 5 bars, 5/8-inch wire and smaller: 1-1/2" Not exposed to weather or in contact with ground: Slabs, wells, joists: No. 14 and: No. 18 bars: 1-1/2" No. 11 and smaller bars: 3/4" Beams, girders, and columns: Prim. reinf., ties, stirrups, or spirals. 1-1/2" Shells and folded plate members: No. 6 bars and larger: 3/4" No. 5 bars, 5/8-inch wire and smaller: 1/2" 8. All reinforcing steel, anchor bolts, dowels, and inserts shall be well secured in position prior to placing of concrete or grout. 9. Unless otherwise noted, famish No. 3 ties at approximately 36 inches on center in all beams and footing to secure the principal reinforcement. 10. When reinforcing, steel is to be welded, the steel shall comply with ASTM A-706. This requirement may be satisfied by the use of steel complying with AST&I A-615 providing that this steel meets the chemical equivalent requirements and chemistry limits of ASTM A-706. 11. Vertical wall reinforcement shall have no splices except at the foundations, unless noted otherwise. REINFORCED CONCRETE 1, Cement with conform to ASTM C-150 Type with an alkali content less than 0.60 7. 2. Aggregates shall conform to ASTM C-33 for normal weight concrete and ASTM C-330 for lightweight concrete, 3. Ready -mix concrete shall be mixed and delivered in accordance With ASTM C-94. 4. Admixtures may be used with the approval of the structural engineer. Admixtures used to increase the workability of the concrete shall not be considered to reduce the cement content. 5. Refer to the architectural plans for moulds, grooves, ornaments, clips,_ or textures required to be cost into the concrete and for the location of depressions, curbs, and romps. 6. , Comers of slabs, beams, walls, columns, etc... shall be formed with a 3/4-inch chamfer unless noted otherwise. 7. Concrete from tolerances shall be within the standards of the ACI. 8. All reinforcing steel, anchor bolts, dowels, and other inserts shall be secured in position and inspected by the local building official prior to the placing of any concrete. 9. Location of all construction joints not specifically indicated in the plans shall reviewed by the structural engineer prior to placing and ordering of reinforcing Ste 10. Concrete floor slob variation from level to 1/8 inch in ten feet max. 13. Main circuit breakers on exterior walls shall be dosed, make all necessary provisions during framing. 14. Provide cross ventilation at enclosed attic and rafter spaces per 1/150 of area to be vented or 1/300 provided that 50% of required ventilation area is provided by standard wall or roof ventilators. Provide? vents at freeze blocking. 3. All roughsawn and resawn lumber to recive stain. Do not prime. 4. All glass lights where the least dimensions is greater than 18" and where less then 18* above adjacent walking surface shall be fully tempered. Glass enclosures at tub and showers to be fully tempered. 5. All glass and glazing shall comply with table 24A of the 2001 C.B.C. and must be labelled safety glazing where utilized in areas subject to human impact. 6. All heating and plumbing shall conform to local code. 7. Water heater with non rigid connections shall be strapped for lateral support 8. Flash all exterior openings with approved waterproof building paper to extend at least 3" under the building paper behind the wall covering. 9. Provide one layer 151b. asphalt saturated felt under exterior plaster or wood siding. 10. Interior finish shall have a minimum flame spread classification of 111. 11. Finish hardware and house or unit numbers shall be selected by owner and installed by finishing carpenter. SHEET METAL 1. All metal to be 26 go. golv, iron unless otherwise noted. 2. nosh and count ash at all roof and wall connections. 3. G1 flash roof valleys, roof and wall intersections, and wall and deck intersections. 4. G.J. flash and caulk wood beams, outlookers projecting from exterior well or roof surfases. 5. Provide continuous 26 go. golv. stuc co weep screed at sill plate of all exterior plastered wells. 6. Furnish and install all other sheet metal as shown on plans. This,building shall comply with the following minimum standards of construction to insure resistance to unlawful entry. SECURITY 1, Provide door viewers, view ports shall not exceed 1.5" in any dimension. 2. All exterior opening shall comply with the following: A. Swinging doors 1) All door stops of in swinging doors shall be of one piece construction with the jamb or joined by rabbet to the jamb. 2) All pin type hinges which are ac6essitile from outside the secured area when the door is closed shall have nonremovable hinge pins. In addition, they shall have minimum .25" diameter steel jamb studs with .25� minimum projection unless the hinges are shaped to prevent removal of the door if the hinge pins are removed. 3) The strike plate for latcher and the holding device for projecting deadbolts in wood construction shall be secured to the jamb and wall framing with screws not less than 2.5' in length. 4) Deodbolts shall contain hardened inserts. 5) Straight deodbolts shall hove a minimum throw of I" and an embedment of not less than 5/8'. 6) A hook shaped or on expanding lug deodbolt shall have a minimum throw of 3/4". 7) Wood flush type doors shall be 1.75" thick minimum with all panels fabricated from material not less than 3/8" thickness provided all shaped portions of the panel minimum 9/16" thick. B. Cylinder guards shall be installed on oil mortise or rim type cylinder locks whenever the cylinder projects beyond the face of the door or is otherwise accessible to gripping tools. C. Sliding doors and windows shall be provided with a device in the upper channel of the moving panel to prohibit raising and removing of the moving panel in the closed or partially opened position, D. Other operable windows shall be provided with substantial locking devices. HEATING VENTING 1. Sub contractors shall provide and install off heating units, thermostat vents, caps, and connectors. 2. Combustion air shall be token from outside. When heating unit is located with in structure combustion air shall be directed through continuous galvanized steel ducts with separate ducts for upper and lower supply 12 of floor and ceiling to comportment. Ducts shall have .25 mesh screen at outside openings. No screen shall be applied to ducts opening into attic. 3. Circulating air supply shall be equal to a minimum of two sq. inches per 1000 of furnace size. 4. Provide minimum 2W door to fou comportment and minimum 3* clearance to sides of unit and minimum of 6" clear to front end rea of unit. 5. Any required drawings of furnace and duct sizes or heat loss calculations shall be the responsibility of the sub contractor. This responsibility also includes any necessary permits. PLUMBING 1. Sub contractor shall famish all labor and materials necessary for the complete installation of the plumbing system together with oil necessary auxilliories, excluding the'work done by others. 2. Any necessary drawings, calculations, or permits required by the governing agency shall be the responsibility of the sub contractor. 3. All fixtures shall be new and of the best quality of the brand specified and shall be non absorbent throughout and free from chip, waves, kiln marks, or discolorations. 4. Use service weight cost iron, waste and vent piping torred inside and out. Joints shall be lead and oakum for 2" diameter and over, "no hub" cost iron or plastic pipe may be substitued where allowed by local code. 5, All pipes shall be securely fastened or suspended from wood with straps to prevent noise. ri. Soundproof any pipes in contact with wood. 7. All cleonouts shall be brought to outside wall where practical. 8. Gas pipe shall be scheduled 40 block pipe with moleable fitting. FIR M-7 1. 'Rork performedsholl comply with the following unless otherwise noted. A. California building code, 2001 Edition, 2001 UMC, & 2001 NEC. B. Appliance local, state, and federal codes, City ordinances and regulations. 2. On the site verification of all dimensions and conditions shall be the responsibility of the sub contractor noted dimensions and building code requirements shall take prescedence over scale. 3. Plan approval by the governing agency does not constitute approval of non compliance with applicable code. Portions of the plan or specifications which in unclear or is anbigous must be referred to the owner or architect for interpretations or clarification. 4. Construct barricades, fences, etc... when required by code. 5. Contractor shall consult all representatives of city, gas, light, water, power, and phone companies, concerning availability of service before starting work or connecting facilities. 1"M71% M, 7. Contractor shall verify all work and dimensions on drawing and report any discrepancies to the architect or engineer before starting work. 8. All materials shall be of the best of their respective kinds. All labor shall be performed in the best possible manner by skilled persons. 9. Sub contractor shall be responsible for his own work and materials. 10. Sub contractors shall keep the premisses clear of debris and rubbish caused by his work. 11. Any deviation from the approved plans and specifications shall be at the sub contractors own risk, unless prior approval is obtained from the owner or architect. 12. No trade shall cut or bore into any structural bearing beam, joist, or post without obtaining. approval from the building official. ENERGY 1. All exterior walls shall be insulated with blanket type mineral fiber or glass fiber insulation conforming to federal specification HH1 521 with a thermal assistance (R) of not less than 2. All ceilings of roof ceiling assemblies shall be insulated with blanket type mineral or glass fiber insulation conforming to Federal Spec. HH1 521E with a thermal resistance (R) of not less than R-30., 3. The building design meets the requirements of litle 24, Part 2, Chapter 4. Insulation installer shall post in a conspicuous location in the building a certificate signed by the installer and builder starting that the installation conforms with Title 24, Chapter 2-53, and that the material installed conform with the requirements of Ttle 20, Chapter 2, Subchopter 4, Article 3. 5. All insulation materials shall be certified by the manufacturer as complying with the California quality standards for insulating material. 6. Doors and windows between conditioned by the manufacturer as complying with the garages and compartments for central air gas furnaces shall be fully weatherstripped. 7. Manufactured doors and windows shall be certified and labeled in compliance with the appropriate infiltration standards listed in Table 2-53V of the energy regulations. 8. All fan systems exhausting air from the building shall be provided with bock draft dampers. 9. Caulk around all plumbing and electrical penetrations into the building envelope. 10. Caulk and seal around all window and floor frames and between wall sole plates and floors and between exterior wall panels. 11. Masonary and factory built fireplaces shall hove the following: 1) Tight fitting closeable metal or glass doors covering the entire opening of the firebox. 2) A combustion air intake to draw air from outside of the building directly into the firebox, which is at least six square inches in area and is equipped with a readily accessible, operable, and tight fitting damper. 3) light fitting flue damper with readily accessible control. 4) Continuous burning pilot tights are prohibited. 12. Ducts shall be constructed, installed, and insulated according to Chapter 6 of the 1997 Uniform Mechanical Code. All joints of the duct system shall be tightly sealed with mastic or tape. 13. Storage type water heaters and storage tanks for solar water heating systems shall be externally wrapped with insulation of R-12 or greater, unless so internally insulated. 14. Provide minimum R-3 insulation on water heater inlet and outlet pipe for first five feet in unconditioned space. 15. Insulate recirculating hot water piping in unheated spaces. 16. Gas fired household heating and cooling appliances, shower heads, and faucets shall comply with the appliance efficiency standards. 17. General lighting in kitchen and bathrooms shall have an efficiency of not less than 40 lumens/watts. (Specifly fluorescent lighting). 18. Thermostatically controlled heating or cooling systems (except heat pumps) shall have an automatic thermostat with a clock mechanism which can be manually programmed to automatically set back the thermostat set points for at least two periods within 24 hours. ELECTRICAL 1. All work shall be in full accordance with oil applicable rules and regulations of governing agencies and shall comply with the requirements of the serving power and telephone companies. 2. The sub contractor shall verify availability of services and determine exact locations and requirements before submitting his bid. 3. Any necessary drawings, calculations, or permits required by the governing agency and/or utility company shall be the responsibility of the sub contractor. 4. All materials and equipment furnished and installed under this section shall be guaranteed by the sub contractor for a period of one year from the date of acceptance of the work by the owner. 5. All equipment installed outdoors and exposed to the weather shall be waterproof. 6. Receptacles in a kitchen and bathrooms shall be installed above counter top. 7. Receptacles in bathrooms shall be on a ground fault interrupter circuit. (GFI) 8. Receptacles shall be installed vertically at 14" above floor unless otherwise noted. 9. Wall stitches to be 42* above floor. I 10. All electricity operated fixtures, outlets, equipment, or devices whether installed li,y this contractor or others shall be fully connected to proper electrical source and left in operating condition. 11. Ali outlets located in garage and laundry area to be ground type. 12. All outlets located at the exterior of the building to be grounded type and waterproof.
