GENERAL ANTES
1) Work must comply with the current California Building code,
National Electric Code, Uniform Plumbing code, Uniform
Mechanical Code and City of Anaheim amendments.
2) All materials and fixtures are to be listed by an approved
testing agency.
3) Roofing materials to be rated "Class B" minimum, except
South of #91 and East of #55 Freeways which shall be raced
"Class A". Minimum pitch of a roof is 1/4 inch per foot.
4) Lumber:
a) Use Douglas Fir construction grade # i for 6 x and larger
members and D.F. #2 for all 4 x and smaller members.
b) All lumber in contact with concrete or masonry shall be
pressure -treated or wood with natural resistance to decay.
c) Rafter ties 4' on center required immediatly above
ceiling joists when rafters and ceiling joists are not
parallel.
d) Plywood edges of subfloor shall have tongue and groove
or solid blocking at edges.
5 Light and Ventilation:
a) Rooms used for living, sleeping, eating or cooking shall
be provided with natural light equal to one -tenth of the
floor area with a minimum of 10 square feet.
b) Rooms used for living, sleeping, eating or cooking shall
be provided with natural ventilation euai to one -twentieth
of the floor area with a minimum of 5 sq. ft.
c) Bathrooms, laundry and simsilar rooms shall have natural
ventilation not less than 1/20 of the floor area or 1.5 sq. ft,
minimum, or provide mechanical ventilation with a
minimum of 5 air changes per hour.
d) Each bedroom SHALL have means of egr"ees in case of
emergency that opens DIRECTLY to an open yard. The
minimum net clear area of the window opening shall be
5.7 sq. ft. with a minimum width of20" and a minimum
height of 24". The sill of this window shall not exceed
44" from floor. An exterior door will comply.
6) Every dwelling room shall be provided with heating facilities
capable of maintaining a room temperature of 70 degrees at
any point 3 feet above the floor.
7) A door is NOT permitted from a garage to a bedroom.
8) All exterior doors shall have a switch and exterior light.
9) Smoke detectors are required in each sleeping room and in the
area giving access to the slopping rooms.
10) When applying stucco over plywood, the moisture barrier
shall consist of 2 la4yess of Grade D paper minimum.
