This set of plans is sufficient to obtain a building permit, however, not all materials and methods of construction necessary to complete the project are necessarily described to this "builder's set". The implementation of the plans requires an Owner/Contractor (General Contractor and Subcontractors) thoroughly knowledgeable with the applicable building codes and methods of construction. The plans and General Notes delineate and describe only locations, dimension, types of materials and general methods of assembling or fastening. They are not intended to specify particular products or other methods of any specific material, product or method. B, Codes: All work performed shalt conform with the applicable laws Including but not limited to: 1. 2001 California Building Code (CBC) 2. 2001 California Mechanical Code 3. 2001 California Plumbing Code 4. 2001 California Electrical Code 5. 2001 California Fire Code 6. Each "All Risk" policy shall be in an amount sufficient to cover the replacement value of the work being performed andlor the labor, services, and materials being supplied by the General Contractor, Subcontractors, Architect, and all professional Consultants. J. The General Contractor and every Subcontractor shall furnish all labor, equipment, and materials indicated on the plans and required by the applicable codes. K No Substitutions shall be made without the Owner's written authorization Any substitution shall be made in advance to avoid any delay in the project schedule. Neither the General Contractor nor any Subcontractor shall make structural changes without written authorization from the Structural Engineer and approval by the Architect. L. The Intent of the plans and General Notes is that all tabor, materials, equipment, and transportation shall be included In the work for the complete execution of the project. The Architect shall not be responsible for the means and methods of construction. M. All Subcontractors shall perform their own cutting, fitting, and patching of materials in a workmanlike manner. N. All trades shall keep the premises clean of any accumulated waste materials and rubbish caused by their work Subcontractors shall remove all rubbish, tools, scaffolding, and surplus materials at the completion of the work All fixtures, equipment, glazing, floors and other surfaces shall be left clean and ready for occupancy upon completion of the project. 0. The General Notes refer to various professional trade association materials and publications. The General Contractor and Subcontractors shall be familiar with and refer to the trade publications relating to their work P. The General Contractor and Subcontractors shalt be responsible for storing the materials on the site. The materials shall be kept secure and protected from moisture, pests and vandals. Any loss arising out of materials stored at the site shall be the responsibility of the General Contractor or Subcontractor who stored the damaged or lost materials. 2. SITE WORK (Not Used) 3. All structural steel shall be fabricated and erected according to the latest edition of AiSC Specifications - "Specification for the Design, Fabrication, and Erection of Structural Steel Buildings" B. Structural Steel Shapes and Plates: Shall meet the requirements of ASTM-36. C. Structural Tubing: Shalt conform with ASTM-A501 or A500, Grade B. D. Found pipe columns shall conform to ASTM A53, Grade B. E. Machine Bolts 4 Anchor Bolts: Shall meet the requirements of ASTM-301. F. All welding shall be performed by certified welders, using the Electric Shielded Arc Process at licensed shops or otherwise approved by the Building Department. Continuous Inspection required for all field welding. G. Where finish is attached to structural steel, provide 1/2" dia, bolt holes * 4'-0" o.c. for attachment of milers, UN.O. See architectural drawings for finishes (Nelson studs (/2" x 3" CPL may replace bolts). 14. Holes for bolts In structural steel shall be drilled or punched. Burning of holes shall not be permitted. 1. Drypaclk and grout under base plates and other locations shall be i.C.B.O. approved non -shrink grout. Minimum strength same as supporting concrete. J. All structural steel shapes shall be primed with a rust resistant primer before being shipped to the site. 6. FRAMING A. Refer to Framing Plans for Roof and Floor Sheathing grades, Shear Wall Schedule, 4 additional Framing notes. B. Fire blocking and draftstop 1. The opening around gas vents, ducts and pipes at the ceiling. 2. Provide fire blocking a 10 ft, intervals in concealed spaces both horizontally 4 vertically per CBC IOS2.1.1. C. Framer to contact DAViD A. KAECH 4 ASSOCIATES before construction for addendum documents. D. FINISH CARPENTRY 1. Provide labor, material, equipment, and services necessary for the installation of the finish carpentry where shown on the drawings and as noted herein. 2. Install all finished hardware, passage doors, and bath accessories. 3. Other requirements of the Construction Documents including, but not necessarily limited to, pertinent portions of Division I of these General Notes, apply to the work of this section as though fully repeated herein 4. Codes and Standards: a. California Building Code (or current applicable code) In. Woodwork Institute of California, "Manual of Millwork". 5. Previous work by others: Contractor she 11 review details and previous work by others for appropriateness to complete finish carpentry. CABINETS AND TOPS 1. Provide material, equipment, and labor necessary for installation of all cabinet work as shown on the drawings and as noted herein. 2. Other requirements of the Construction Documents including, but not necessarily limited to, pertinent portions of Division I of these General Notes, apply to the work of this section as though fully repeated herein 3. Previous work by others: Contractor shall review details and previous work by others for appropriateness to complete cabinets and tops. FLASHING AND SHEET METAL (NOT USED) C. SEALANTS I. Provide labor, materials, equipment, and services necessary for the installation of sealants where shown on the drawings and as noted herein. a. Principle work in this section: b. Coordinate all work in this section with related work 2. This section contains Generai Notes pertaining to sealants throughout the project as indicated or required and becomes a part of all trade sections requlring sealants. The term "sealant" is used throughout the drawings and General Notes to define the materials and methods of filing with an elastic compound the small crevices, holes, separations, and joints between similar and different materials that cannot be seated by any other means to prevent the . passage or penetration of wind, rain, water and dust, to make joints weathertight. 3. Other requirements of the Construction Documents including, but not necessarily limited to, pertinent portions of Division I of these General Notes, apply to the work of this section as though fully repeated herein. 4. Codes and Standards: a. California building Code (or current applicable code). b. Sealant and Waterproofers Institute. c. National Roofing Contractors Association (NRCA) "NRCA Roofing and Waterproofing Manual". d. Apply in accordance with manufacturer's installation instructions. 5. Products of only one manufacturer for respective items shall be used throughout the project for each item of material under this section unless otherwise indicated on the drawings or selected herein, 6. CHARACTERISTICS a. Color: Unless indicated or selected otherwise, exposed sealants shall match color of adjacent materials. b. Staining: Joint fillers, primers, or other materials used in conjunction with sealants shall not cause staining of sealants or materials to which they are applied. 1. Sealants types and locations: a. Mildew resistant sealant: Seal non -porous surfaces around ceramic tile, showers, tubs, sinks and plumbing fixtures where conditions of high humidity and temperature exists. b. Elastomertc sealant: Seal expansion and control joint, pre -cast panel joints, seismic joints, exterior Insulation finish system joints, curtain wall Joints, mullion and other joints that experience extreme movement. c. Weather proofing sealant: Seal pre -cast concrete panel Joints, curtain wall joints, mullion joints, metal panel walls and perimeters of window and door frames. d. Silicone glazing and waterproofing sealant: Seat expansion and control joists in pre -cast concrete panels, granite and metal curtain walls, structural and non-structural glazing and perimeter sealing of door and window framing of other metal building components. e. Silicone adhesive/sealant: Structural adhesive/sealant applications such as factory glazing and curtain wall production. f. Structural glass sealants Provides unprimed adhesion to most surfaces, Including glass, reflective glass, anodized aluminum, granite and most paints, including fluoropoiymer-based paints. 9. Glazing sealant: Designed for conventional glazing of glass and plastic, curtain wall sealing, solar and replacement glazing. K Polyurethane: For Joints in floors and sidewalks. 1. Non -sagging, permanently elastic butyl or similar polymers All Interior locations. S. Primer: As recommended by sealant manufacturer for use with sealant and application onto the various types of materials to which sealant is applied. 9. Cleaners: Where required in Iteu of primers, use those recommended by sealant manufacturer. 10. Joint filler: Must be compatible with sealant used and as recommended by sealant manufacturer. 11. Open cell neoprene or plastic foam "rod". 12. Felt tapes MIL-F-5656A, pressure -sensitive adhesive with interliner on one face, 1.5 mm thick 13. Caulking bead or type: Approved non-drying elastic polymer type with asbestos or other inorganic filler, for optional use in place of type. 14. Extruded neoprene: A57M D 150. 15. Fillers and backing shall be free from oil or other staining elements and compatible with the materials shall not be used, Including materials impregnated with solvent of bituminous materials. Filler and backing material shall be of compressible nature. 16. Apply in accordance with manufacturer's and Trade Association's recommended installation instructions and as indicated on drawings. a. Joint Dimensions- No Joint shalt be less than 1/4 inch wide. Depth of sealant shall not be greater than the width not less than 1/4 inch. For joints one inch wide or greater, depth of sealant shall be at least 1/4 the width. b. Joint preparations 1) Perform in strict accordance with manufacturer's application instructions. 2) Remove protective coating from aluminum components so that sealant adheres to base metal. c. Joint filler: Use where joints are deeper than 1/211. Position accurately inside joint to within 12mm of surface, to establish and control the uniform design thickness of sealant. Where Joints are over 3/4 Inch wide, place filler so that depth of Joint to receive sealant does not exceed 1/4 inch. d. Sealant placing: Apply material with sufficient pressure to completely fill the void space to assure complete wetting of contact area and to obtain uniform adhesion. During application, keep tip of nozzle at bottom of joint, forcing sealant to fill from bottom of joint to top. Finish joints smooth and flush with adjacent surface unless detailed otherwise. Modification of the seat by addition of liquids, solvents, or powders are not permitted. S. DOORS AND WINDOWS A. Standards: Refer to Title 24 Requirements below for Door 4 Window Standards. B. Swinging Doors: Shall be per plans and Architects specifications. AC. All glass over 9 sq.ft, in area within IS" of floor or grade shall be laminated, or fully tempered glass. (Chapter 24 C.B.CJ All glazing within 24" of a door 4 within 60" of the walking surface at stairs shall be tempered or laminated. See drawing for laminated glass locations. D. Glass: Shall comply with chapter 24 of the C.B.C, and all federal requirements. AE. Glass shalt be supported on all four edges with frame lap of 1/2" min. S. EILIISHES A. Gypsum Wallboard (Drywall): At all interior wall and ceiling surfaces, provide 5/6" Gypsum Wallboard, U.N.C. All Gypsum wallboard shall be installed in compliance with Chapter 25, California Building Code. Provide 5/6" Type "X" gypsum board at walls 4 ceiling as indicated on plans. 1. Joints: Provide perforated tape, bedding and taping compound finished smooth at all joints. Provide radius metal corner bead at all exterior Corriere. B. Flooring: Shall be selected by the Owner and installed by the Contractor per manufacturer's recommendations. C. Carpet: Shall be specified by Owner and installed by the Contractor per manufacturer's recommendations. D. Painting: Apply in strict conformance with manufacturer recommendations. Colors as selected by owner i. Drywall (Fiat): 1 coat primer w/ 2 coats flat wail paint. 2. Drywall (Enamel): 2 coats semi -gloss or egg shell enamel over I coat primer -seater. Switches: Switches at +361e U.N.O. and 12" max from nearest jamb. Switches to be selected by Owner. E. Receptacles: At +12" U.N.O. Provide and install Ground Fault interruption device to circuits containing waterproof receptacles exterior 6'-0" or any location adjacent within 6' of water fixtures as required by N.E.C. also. F. Aluminum: Use no aluminum wiring or devices using aluminum for current. G. Metal Boxes: Provide and install metal boxes in fire rated walls and ceilings. All sprinkler plans shall be approved by the Building Department. Plans shall include: a. Plan view showing the building's structural framing members and ail points of hanger attachments. b. All C-clamps (both new and existing) used to hang fire sprinkler lines must have earthquake -retaining straps Installed, 2-) Every suite In the Mall must have Its own spare sprinkler head box with spare heads and the correct tools required to change -out sprinkler heads, 3.) No sprinkler system piping, hangers, or sway bracing may be covered until a rough inspection Is completed and signed for by the Santa Ana Fire Department. b. Smoke Detection and Removal System: I.) Every suite is required to have one smoke detector that is part of the Ma ll's smoke removal system, installed within ten (10) feet of the main entrance of the suite. 2J Every suite is required to have the smoke removal system with in the Mall ducted into the sales area of the suite. The number of smoke removal system vents required for the suite must be verified by the City of Santa Ana HVAC/ Mechanical plans examiner. 3.) A City of Santa Ana Electrical Inspector must sign for all new wiring for the smoke removal System. 4.) Pre -test the smoke removal system to assure that both the Suite and Mail common area smoke removal fans operate prior to calling for fire Inspection. 5.) Any changes to the smoke removal system ducting will require approval from a City of Santa Ana HVAC Inspector. c. Roll Up Grilles: 1.) All electronically operated storefront grilles must be equipped with a manual emergency release, that when activated, will cause the grille to release and open to four (4) feet as measured from the floor. 2d All manually operated storefront grilles must be equipped with a lock conforming to exiting requirements of the California Building and Fire Codes. c, Cooking Hood Extinguishing Systems- 1.) All hood -extinguishing systems installed at the Mall must be tied into the Mali's alarm system, so as to cause a general fire alarm and activate the appropriate smoke removal system. Note: This list in no way shalt limit the responsibility of the General Contractor to assure that all work is done in compliance with applicable Codes and Regulations of the City of Santa Ana. On -site inspections of work In progress or completion are still required, and may reveal additional work needed or corrections. 1. Upon occupancy by the owner or proprietor, each single unit in a tract or commercial development, constructed under the same general plan, shall have locks using combinations which Intechange free from locks used in all other separate dwellings, proprietorships or similar distinct occupancies within such tract or commercial development. Every applicant shall be resquired to provide the enforcing authority with written confirmation of compliance with the above requirements. 2.
