Specific notes and details shall take precedence over general notes and details. 2. Omissions: In the event that certain features of the construction are not shown on the plans, then their construction shalt be of the same character as for similar conditions that are shown or noted. 3, All conditions noted as existing or shown are based on the best information available at the time of preparation of these drawings. No warranty is implied as to the accuracy of the same. The builder in the field is to verify all conditions. Should conditions become apparently different from shown herein, the Designer after notification, wilt prepare additional drawings to accommodate the conditions. 4. Where no construction details are shown or noted for any part of the work such details shalt be the same as for similar work shown on the drawings and/or shall conform to accepted standards of practice. 5. References of drawings are for convenience only and do not limit the application of any drawing or detail. Unless corrected or modified by addendum, any conflict shalt be resolved by the Contractor assuming the most restrictive, greater quantity, better quality or other superior condition will prevail. 6. Any ASTM, I(BO, UB( designations, etceteras, noted on these plans shall be as amended to the latest date of issue. 7. Work performed shalt comply with the following; a.) These general notes unless noted otherwise on the plans. b.) All current applicable iota( and state codes, ordinances, rules and regulations of governing agencies. c.l Alt local building and zoning codes, current enforced editions. d.l Alt appticabte utility company requirements (telephone, gas, water, power, cable Lv., etceteras). 8. The Contractor shall verify all dimensions, elevations and conditions at the site prior to commencing with the work. Notify Designer of any contradictions immediately. 9. The contractor shall be responsible for accurate placement of all construction features indicated on the plans, 10, The contractor shall provide temporary sanitary facilities during construction, as necessary. 11. Temporary power, water, telephone, gas and/or other utilities required to complete the work shalt be provided and paid for by the Contractor or Subcontractor(s). 12, All work performed by the Contractor and/or Subcontractorlsi and/or their work force, suppliers etc., shalt conform to the highest prevailing trade standards and practices. 13. Alt work performed by the Contractor and/or Subcontractor(si and/or their work force, suppliers etc,, shall be confined to the construction areas indicated on the plans, except for limited time periods where mechanical removal/delivery of equipment, materials etc. is required by the work. 14. The Contractor and/or Subcontractors) and/or their work force, suppliers, etc., shalt be responsible for protecting existing residences from dust, debris, & breakage and keep the site free of trash and debris throughout the course of construction. Haut all debris from site at Contractor's expense. Contractor to provide frash bins to insure proper clean-up of building materials, in accordance to the City of Los Angeles Exercise necessary means to abate dust and undue noise. Provide barricades or other types of protection to prevent damage to existing improvements. 15, The Contractor and/or Subcontractor(sl shall maintain a rate of construction and performance consistent with an expeditious schedule. 16. The Contractor and appropriate Subcontrador(sl shalt be responsible for obtaining all permits and paying all fees required to complete the work. This includes but is not limited to construction and hook-up of the following; electrical, mechanical, plumbing, pools & spas, driveways, curbs, gutters, street repairs, miscellaneous walls, fences etc., normally not covered by the building permit. 17. The Owner shall be responsible for the cost of the general building permit, associated fees and variances as determined by governing agencies. 18, No trenches or excavations over 5'-0" in depth into which a person is required to descend shalt be constructed without a permit from the State of California Department of Occupational Safety and Health (OSHA). Note: in the event that excavation reveals unfavorable soil conditions, a soils engineer and/or geologist's services may be required for the work. Temporary shoring is required for excavations that remove the lateral support from a public way or an existing budding or portion thereof. 19. No deviations from structural design without prior written consent of the Structural Engineer, Approval of the on -site inspector does not constitute authority to deviate from the plans and/or specifications. See structural plans and calculations for structural, notes and/or requirements, 20. Built-up roofing shalt be of class 'A' fire -retardant material and shall match existing as is reasonable within applicable code requirements, 21. Walls containing plumbing piping 1-1/2" or more in diameter shalt have minimum 6" nominal stud construction. 22. At demolished areas: repair, patch and finish to match existing adjacent surfaces, Paint as necessary to match, unless otherwise noted. 23. field verify all cabinet, casework, tilestone, built-ins, windows and fixed glass space, prior to fabrication. Submit shop drawings for Designer and Owner review. 24. No medicine cabinets, electrical panels, stove vents, or watt beaters shall pierce two-hour walls, 25. Unless precise color and pattern are specifically described in the contract documents, whenever a choice of color or pattern is available in a specified product, submit accurate color and pattern charts to the Designer for her review and approval; also provide relative cost when applicable. 29. The Contractor shalt take all necessary precautions to locate and protect any concealed conduit, plumbing or other utilities prior to demolition. 30, Neither the Owner nor the Designer will enforce safety measures or regulations. The Contractor shall design, construct and maintain all safety devices, including shoring and bracing and shalt be solely responsible for conforming to all Local, State and Federal safety and health standards, laws and regulations. 31, Contractor shalt give due and legal notice to adjacent property owners regarding the projection of their property and structures which may be necessary due to excavation and construction indicated on these drawings in due time prior to start of excavation. 32. Prevent movement and settlement of adjacent structures. Install temporary barriers, fences, card rails, enclosures, shoring, bracing, planking, barricades, lights, warning signs and other protections required to protect structures, utilities, landscaping, and other items that are to remain in place. 33. Remove, store and protect all items being removed, specified or to be reinstalled at Owners discretion. 34. Provide insect and rodent proofing where plumbing, wiring, vents or any other ducting pass through plates. 35. Provide weepscreed at the bottom of stucco walls on concrete stab. 36. Designer makes no warranties or guarantees for the work provided by other consultants, i.e., survey, sod, structural, etc, 37. Flash all exterior openings with approved waterproof kraft paper to at least 3" under the building paper behind the wall covering. 38. Underfloor areas shalt be ventilated by approved mechanical means or by openings in exterior foundation walls. Such openings shalt have a net area of not less than 1.5 square feet for each 25 linear feet of exterior wait. Openings shalt be located as close to corners as is practical and shall provide cross ventilation on at teas[ two approximately opposite walls. Openings shalt be covered with corrosion -resistant wire mesh not less than 1/4" nor more than 1/2" in dimension. 39. Smoke detectors shall be centrally located within all sleeping rooms and areas leading to sleeping rooms. All smoke detectors shall be permanently wired to building wiring except in existing dwellings where smoke detectors may be battery operated as/if accepted by local code. 40, A minimum 18"x24" crawl space access shalt be provided as required. 41. In lieu of exterior openings for underfloor ventilation, mechanical ventilating system(s) may be provided. Such system(s) shalt provide a minimum of two (21 air changes per hour in all habitable rooms. One fifth (1/5) of the air supply shalt be taken from the outside. An approved perimeter drainage system shall be provided around perimeter of all retaining walls. 10. Walls in shower and tub/shower enclosures shalt be finished with an approved non -absorbent waterproof material such as cement plaster or tile to a minimum height of 6'-0" above drain inlet. Materials other than structural elements shalt be moisture -resistant. Glass enclosure doors and panels must be tabled Category IL Swing door outward. Finishes: 1 All lathing and plastering shall conform to C.B.C. requirements, current enforced edition. 2. Loth and accessories shall be as follows: a.) The worts shall include all lathers materials and labor required for the proper support and neat finish of all plastering andrelated work customarily provided by the lather. b.) Lath at horizontal soffits shall be 3/8" ribbed diamond square expanded steel 3.4 lbs./sq.yd. minimum weight. Metal shall be shop -coated after fabrication. c.) Loth on continuous backing or furring more than 1" wide shall be self -furring type. d.) Loth on vertical surfaces shall be factory with type 'B' poper-backing per federal specification #UU-B-790A. e.) Lath shall conform to local code requirements. f.) Comer beads shall be bullnose, expanded wing typefor both interior & exterior, unless otherwise noted. 4. Plaster stops shall be expanded wing type for interior or exterior use, unless otherwise noted. 5. Plaster shall be as follows: a.) Fog coat shall be formulated of Portland cement, hydrated lime and mineral pigments. b.) Finish shall be smooth surface, steel troweled, unless otherwise noted. See plans. 6. Sand for plastering shall be clean, hard, well -graded for plastering work conforming to ASTM C144. 7. Gypsum board and accessories shall be 5/8" thick or as noted on plans and conform to ASTM C36. 8. Tape shall be high -strength paper type conforming to fed. spec. #SS-J-570B, type 11. 9. Joint compound shall be all-purpose ready -mix type conforming to fed. spec. #SS-J-570B, type 1. 10. Screws for attachment to resilient channels shall be #6 blue steel, self -tapping sheet metal with flat, countersunk phi)lips head, 1" or 1 5/8" long. 11. Fasteners for wood construction shall be type 'w' bugle head or screw type nails as recommended by the manufacturer. 12. Corerbeads, j-beads and casings for all exposed edges shall be galvanized steel with perforated edges by "Pittcon" or approved equal. 13. All interior and exterior in -place loth and/or wallboard shall be inspected and approved prior to the application of joint/fastener tape and mud and finish plaster (where applicable). 14. Wallboard nailing shall comply with applicable codes for each type and thickness of board used in the work. 15. Where applicable, integral color shall be as selected by the Designer and approved by CHFA by manufacturers' standard colors unless otherwise noted. Color mix shall be per manufacturer specifications. A minimum 12%12" sample panel shall be submitted to the Designer for approval prior to the work. 16. Water-resistant board shall be provided in all both, toilet and laundry rooms, kitchens, all additional 'wet' areas and shall conform with ASTM C360. 17. Casing for all exposed board edges shall be type 'j galvanized steel with perforated edges unless otherwise noted. See plans. 18. Refer to Finish Schedule for all interior finishes. 19. Duct shalt be sized per chapter 6 of the Mechanical (odes.) Security: 1. Owner to select and contractor to provide appropriate approved hardware and locking devices. 2. Door stops of in -swinging doors shall be of one-piece construction with the jamb or joined by rabbet to the jamb. 3. Alt pin -type hinges which are accessible from outside the secured area when the door is in the closed position shall have non removable hinge pins. and shall have min. 1/4" diameter steel jamb stu d with 1/4" min. protection unless the hinges are shaped to prevent removal of the door if the hinge pins are removed. 4. The strike plate for latches and the holding device for projecting deadbotts in wood construction shalt be secured to the jamb and the watt framing with screws not less than 1/2" in length. 5. Deadbotfs shalt have hardened inserts: deadlocking latch -key operated locks on exterior and locks shalt be openabie without key, special knowledge or special effort on interior. 6. Cylinder guards shalt be installed on all cylinder locks whenever the cylinder projects beyond the face of the door or is otherwise accessible to tools. gripping 9. Inactive leaves of double doors shalt be secured with approved locking devices at top and bottom. 10. Sliding doors and windows shalt be provided with a device in the upper channel of the moving panel to prohibit raising and removing the panel in the closed or partially open position. 11. For all security openings the following shalt apply: Doors shalt be wood flush -type 1 3/8" minimum thickness with solid core construction or wood f(ush-type up to 1 3/8" thick hollow core with 16 ga, sheet metal attached to the interior face with screws located at 6" on center around the perimeter, or wood panel -type with panels fabricated of lumber 9/16" minimum thickness provided shaped portions of the panels are 1/4" minimum thickness, Individual panels shalt not exceed 300 sq.ft. in area. Stites and rails shall be of solid lumber in thickness with overall dimensions of not less than 1 3/8" and 3" in width. Mullions shalt be considered part of adjacent panels unless sized as required herein for stites and rails except mullions less than 18" tong may have an overall width of 2" minimum. Carved areas shall be 3/8" minimum thickness. 12. Glazed openings within 40" of the door lock when the door is in the closed position, shall be fully tempered glass or approved burgtary-resistant material or shalt be protected by metal bars, screens or grills having a maximum 2" opening, These provisions shall not apply to view ports or windows which do not exceed 2" in their greatest dimension. 13, Single swing, active leaf, paired, or bottom leaf of dutch door hardware specifications shalt include throw type and deadbott embedment. 14. Means of securing inactive leaf or paired doors and upper leaf of dutch door shalt be specified per governing agency requirements. 15. Sliding glass doors and windows shalt be equipped with locking devices and shalt be constructed and installed to remain intact and engaged when subjected to governing agency specified tests. Additional Notes: 1. Provide weep screeds per Section 2506.5. Screeds shalt be 26 gage corrosion resistant material installed not less than 4 inches above finish grade. 2. Framing notes; al Nailing for panels and for all shear watts shalt be inspected prior to covering. b) Studs in exterior watts or interior bearing partitions may be cut or notched no more than 25% of their width. Interior non -bearing partitions may be notched 40% of their width. Sec. 2326.11.9 c) Bored hates in any stud shall be limited to 40% of their width and shalt be located at least 5/8-inch from the edge of the stud. Sec. 2326.11.10 3. Not Used. 4. Ownership of Documents: All Plans, Drawings and Specifications (the "Documents") are instruments of service and shall remain the property of RDI, whether the project for which they are made is executed or not. Owner shall not use the Documents on other projects, for extensions or additions to the project, or for the completion of the project by others except in agreement in writing and with appropriate compensation to RDI. The Owner shall hold RDI harmless from all claims, actions, cause of actions, liability, losses, damages, cost and expense including attorney's fees and costs arising from such unauthorized use.
