The reconstruction will use the existing foundation, first floor framing, and second floor framing. All other systems of the existing building will be removed and replaced. This project will upgrade the entire building to current building codes, but many aspects of the building will not meet current zoning codes and are considered " grandfathered". However, it is the intent of the owner to provide a full fire extinguishing system due to the recent history of this building. This system is listed as Alternate 1 on these drawings and will be installed per the owner's final decision. If the fire extinguishing system is installed, it will be design/build and the subcontractor will submit drawings to the building department for approval.
