Located on the southeast corner of East Fourth and Wright Streets, this is a two-story residence (1602 East Fourth Street)
exhibiting the Classic Box variant of the Colonial Revival style. A hipped roof with rounded rafter tails in the overhanging
eaves tops the building. Centered over the façade, a hipped roof dormer contains a tripartite window. Narrow clapboard
sheathes the residence, with a bracketed belt course between stories. The façade is divided into three bays by the
fenestration. In the center bay of the upper story, a balcony features an arched opening trimmed by molding and fronted by a
closed railing. Windows in the side bays are double-hung sash, with muntins arranged in an “X” pattern in the upper sashes.
The entrance porch is recessed into the east half of the lower story and is defined by a closed railing and paired Tuscan
columns. Leaded glass transoms enhance the windows in the lower story side bays. The entry occupies the center bay.
Cant bays project from the side elevations. Alterations include a rebuilt chimney on the west elevation, a new balcony and
entrance in the rear, and the addition of a gazebo to the property. A carriage house (1604 East Fourth Street) in the rear of
the property appears to be original, although it, like the house, has been converted into offices. Redwood trees, lawns and
other plantings landscape the well-maintained property.

The Quick-Watts House is architecturally significant for its integrity and its representation of the Classic Box variant of the
Colonial Revival style. According to a newspaper account discovered by the current (2003) owner, Richard C. Watts, in the
Santa Ana Daily Evening Blade (March 30, 1906), the house was constructed in 1905. The earliest known owners were
Joseph and Martha Quick. Quick was a successful real estate broker. By the mid-1960s, the house was functioning as a rest
home and boarding house. In 1978, Frank C. Aldrich, Senior, initiated a series of improvements that resulted in the
conversion of the house and carriage house into attorneys’ offices. The property has been completely rehabilitated by Richard
C. Watts, who purchased it in 1987.

The Quick-Watts House is located on East Fourth Street, several blocks east of downtown. This area, on the outskirts of
town at the time the house was constructed, offered generously sized lots well suited to the substantial massing of a Classic
Box house. The Quick-Watts House is particularly notable for its extensive use leaded glass and “X” patterned windows, its
incorporation of Classical features such as Tuscan columns and a Palladian attic vent, and the decorative use of rafter tails
and brackets.
The Quick-Watts House qualifies for listing in the Santa Ana Register of Historical Property under Criterion 1 as a
representative example of the Classic Box variant of the Colonial Revival style common in the first decades of the twentieth
century. Additionally, the house has been categorized as “Landmark” for its unique architectural quality as a highly intact and
finely detailed example of the Classic Box genre. All original and restored exterior features of the Quick-Watts House are
considered character-defining and should be preserved, including, but not limited to: materials (wood) and finishes
(clapboard); roof configuration and detailing; massing; porch and bays; windows and doors; chimney; architectural details
such as rafters, brackets, and columns; carriage house, and original landscape features.”
