SPECIFI CATIONS 1.0 GENERAL REQUIREMENTS 1.1 Ai Work shall be executed in accordance with the highest quality standards of the industry for material and workmanship. 1.2 Any discrepancies in drawings or rpecifications shall be brought to the attention of the Architect and Construction Manager prior to construction, and if not clarified, the Contractor shall assume the most stringent requirements indicated. 1.3 The Contractor shall provide the Architect with scheduling nformation prior to commencement of construction, and will update the schedule as necessary to reflect any changes in activities and milestones. 1.4 All construction and materials shall comply with any and all applicable codes, rules and laws. 1.5 Submit for approval, prior to fabrication or purchase, shop drawings and/or samples for items as requested by the Construction Manager and/or Architect. 1.6 Uhle55 noted, existing construction, materials and finishes shall remain. All material shall meet flame spread and smoke contribution requirements of the locally adopted Building Code, and as noted in the Contract Documents. 1.11 The Contractor Shall re -execute any work that fails to conform to the construction documents, and any defects due to faulty materials of workmanship whtich appear within a period of one (1) year from the date of move -in. These provisions apply to work done by subcontractors and tenant vendors as well as work done by direct employees of the Contractor. Warranty shall be extended for all construction components, equipment, and installations included in this work for a minimum of one (1) year from the date of move -in. F1 SPECIFICATIONa 1.12 Al cutting, coring, drilling and patching required for the installation of systems herein described, shall be provided by the Contractor. Structural members shall not be disturbed without prior approval of the Owner. All areas disturbed by work performed under this contract shall be neatly repaired and refinished to the condition of ad joinnq surfaces in a manner suitable to the Owner. o.Where cutting or coring is necessary, it shall be done by methods which will not damage the structure, and shall be subject to prior written approval of the Owner. Any damage to structure or finished surfaces shall be repaired by the Contractor to the satisfaction of the Owner. The Contractor shall bear all costs associated with obtaining approval of cutting or core drilling of existing structure from a registered professional engineer. b.The Owner is responsible for removal and capping of unused or abandoned conduit, cables, duct work, plumbing or other materials to the point of origin, within the confines of the tenant space prior to commencement of the Work. Contractor is to notify the Construction Manager of any discrepancies before proceeding. 1.13 The drawings shall serve as working drawings for the general layout of the various items of equiprraerlt. However, layout of equipment, accessoriwA, specialties (including furniture), and conduit systems are diagrammatic unless specifically dimensioned. If additional junction box, pullbox, or other devices are required to complete an installation, the Contractor shall notify the Construction Manager of the additional work and cost prior to proceeding. 1.14 All dimensions shall be field verified. Before proceeding with any work, the Contractor shall carefully check and verify all dimensions. Any discrepancies shall be reported to the Architect. 1.15 .substitutions will only be considered prior to receipt of bids unless written request for acceptance has been received by the Architect and Construction Manager at least 48 hours prior to the date for the receipt of bids. Each request shall include the name of the material or equipment for which is to be substituted and a complete description of the proposed substitute indudinq drawing&, cuts, performance and test data, samples and any other information necessary for an evaluation. A statement setting forth any changes in other work that incorporation of the substitute would require shall be included. The Architect's and Construction Managers decision of acceptance or disapproval of a proposed substitution shall be final. If the Architect and Construction Manager accept any proposed substitutions prior to receipt of bids, such acceptance will be set forth in an Addendum. Bidders shall not rely upon acceptance made in any other manner. No substitutions will be considered after the Contract Award unless specifically provided for in the Contract Documents. 1.16 All shop drawings prepared by the manufacturer mr�,ust be reviewed by the Contractor. The Contractor's .stamp of approval and date must be included on all submitted materials along with the project name. Submittals not containing the above information will be returned without action. 1.17 The review of shop drawings doe& not relieve the Contractor from responsibility for errors, omissions or deviations from the Contract Documents, unless they are called out in writing at the time of submission and written acceptance. The Contractor is responsible for details, size of members or quantities; or omissions of components or fittings; or for coordinating items with actual Wilding conditions and adjacent work. Errors and arissions discovered at a later time will be considered non conforming work. 1.18 The Contractor shall maintain on site up-to-date complete "Record" set of prints which are corrected daily with all changes in layout from the original drawings and specifications, including MEP. Contractor shall deiver "Record" set to Construction Manager prior to final parent. 1.14 Contractor is responsible for obtaining ' ALL permits and inspections and paying all fees therefor. If it is determined that such demolition and/or construction work may trigger the fire alarm system, it will be necessary for the Contractor to notify the shopping center office so the system can be removed and restored to service upon completion of the activity. c.Contractor will place smoke detector dust bags on the detectors in the areas where production of dust will occur. The dust bags must be removed by the end of each working day. Contractor will notify the shciIping center office before placing and removing dust bags to prevent false alarm. d.All wall, floor or ailing penetrations shall be sleeved and adequately sealed to prevent the spread of smoke and fire per applicable codes.
