Significance: Theme Residential Architecture Area Santa Ana Period of Significance: circa 1880-1946 Property Type: Single-family Residence Applicable Criteria: C (Discuss importance in terms of historical or architectural context as defined by theme, period, and geographic scope. Also address integrity) The Pickering House is significant as a typical example of the Colonial Revival/Craftsman cottages being built immediately following World War I. According to previous research, building contractor George and Jennie Pickering were initial owners. Later residents include Simon and Caroline Soult (Treasures). Santa Ana was founded by William Spurgeon in 1869 as a speculative town site on part of the Spanish land grant known as Rancho Santiago de Santa Ana. Early growth and development were stimulated by the arrival of the Southern Pacific Railroad in 1878 and the Santa Fe Railroad in 1886. Following its incorporation as a city in 1886, Santa Ana was recognized as one of the leading communities in the area in 1889 when it became the seat of the newly created County of Orange. The development of southern California is general and Santa Ana in particular experienced a large boost in the second half of the 1880s, when competition between the two railroads triggered a real estate boom. Significance (continued): Initially, residential development of Santa Ana was concentrated in the vicinity of the civic and commercial centers, located around the intersection of Fourth and Main Streets. By the second decade of the twentieth century, however, the city had expanded outwards. Neighborhoods such as French Court, north of the earlier French Park district, were improved with the popular residential styles of the day, including Craftsman bungalows and Colonial Revival styles. The Pickering House is a representative example of a Colonial Revival/Craftsman cottage from this period. Included in the Santa Ana Register of Historical Property, the Pickering House has been categorized as “Contributive.” The house reflects the influence of the Colonial Revival in its massing, symmetry, and porticoed entrance, yet retains Craftsman attributes in its window configuration. Despite fiberglass siding added in 1993, the house is relatively intact. Character-defining exterior features of the Pickering House that should be preserved include, but may not be limited to: roof configuration and detailing; windows; portico; doors; and architectural detailing such as columns. *B12.
