Playfully carved rafter tails, bargeboards, beams, and brackets with oversized, curved ends lend charm to this one-story, side-gabled Craftsman bungalow. Spanning most of the façade, an attached porch is topped by a low-pitched gable which is the focal point of most of the design. Clustered posts sit atop the brick pedestals and balustrade that enclose the porch area. The house is primarily clad in narrow clapboard, with wider clapboard below window level. The entrance features a large, wood door flanked by narrow sidelights. Single light rectangular windows are located to the north and south of the entrance. Extended lintels above the openings feature rounded ends. Other than hardscape modifications such as a concrete block planter and a curved entry path, the bungalow appears to be substantially intact, although it has been converted into a law office. *P3b. Also address integrity) The Tubbs House is architecturally signficant for its evocation of the Craftsman style through the elaboration of exposed structural features. Previous research indicates that Mrs. Alice Tubbs built the house following the death of husband Will Tubbs in 1911. Mr. Tubbs had been treasurer of the Santa Ana Commercial Company as well as other community organizations. Mrs. Bertha Harrison, also widowed, owned the house from 1924 until the 1940s (Treasures). Significance (continued): Santa Ana was founded by William Spurgeon in 1869 as a speculative town site on part of the Spanish land grant known as Rancho Santiago de Santa Ana. Early growth and development were stimulated by the arrival of the Southern Pacific Railroad in 1878 and the Santa Fe Railroad in 1886. The development of southern California in general and Santa Ana in particular experienced a large boost in the second half of the 1880s, when competition between the two railroads triggered a real estate boom. Following its incorporation as a city in 1886, Santa Ana was recognized as one of the leading communities in the area in 1889 when it became the seat of the newly created County of Orange. Initially, residential development of Santa Ana was concentrated in the vicinity of the civic and commercial centers, located around the intersection of Fourth and Main Streets. By the second decade of the twentieth century, however, the city had expanded outwards. Neighborhoods such as French Court, north of the earlier French Park district, were improved with the popular residential styles of the day, including Craftsman bungalows and Colonial Revival styles. The Tubbs House is a representative example of a Craftsman bungalow from this period, made distinctive by its incorporation of elaborately carved woodwork, perhaps of Asian inspiration, into its design. Included in the Santa Ana Register of Historical Property, the Tubbs House has been categorized as “Contributive” because it “contributes to the overall character and history” of the French Court neighborhood through its age and style, “is a good example” of Craftsman style, and “has not been substantially altered.” The house showcases such characteristic elements of the Craftsman style as low-pitched gables, a deep porch, horizontal lines, and exposed structural members. Character-defining exterior features of the Tubbs House that should be preserved include, but may not be limited to: materials and finishes; roof configuration and detailing; porch; windows and doors; and architectural detailing such as posts, brackets, beams, and bargeboards. *B12.
