This impressive two and a half story Colonial Revival house dominates its corner location. A hipped roof pierced at the top by
an interior chimney has deep eaves decorated with carved brackets. Hipped dormers face front (east) and north and are
balanced by small cross gables set above raised bays at the south end of the east elevation and the west end of the north
elevation. Shingles face the gable ends and dormers while clabboard covers the house. Echoing the strong horizontal lines
of the eaves, an attached porch with a pent hip roof wraps most of the front and north elevations. Supported by columns set
on a clapboard porch wall, the porch roof is detailed with brackets in its deep eaves. Closed gables suggesting pediments
are located over the central bay on the east and the end bay on the north to mark building entries. Large, fixed, rectangular
windows with transoms flank a particularly impressive front door of Craftsman design. Other notable features include angled
windows at the northeast corner of the house and double-hung windows whose upper sash are framed by small, rectangular
lights. The house appears to be in substantially original condition.

The Heninger House is architecturally significant as a fine example of the Colonial Revival style and historically significant as
the home of a prominent Santa Ana subdivider, Martin Heninger, and his family. Martin Heninger came to Santa Ana from
Aberdeen, South Dakota, to join his brother, H. B. Heninger. Deciding to stay, Martin sold his interest in the Aberdeen gas
and electric plant in order to invest in Santa Ana real estate. The brothers, whose name now marks the neighborhood which
they subdivided, often built homes for their clients after selling lots (Marsh, page 130). Martin and his wife Mary built their first
home on Broadway, soon after the turn of the twentieth century, but it was this house, built in 1911, that would be their most
personal expression (Treasures).

Santa Ana was founded by William Spurgeon in 1869 as a speculative town site on part of the Spanish land grant known as
Rancho Santiago de Santa Ana. Early growth and development were stimulated by the arrival of the Southern Pacific
Railroad in 1878 and the Santa Fe Railroad in 1886. Following its incorporation as a city in 1886, Santa Ana was
recognized as one of the leading communities in the area in 1889 when it became the seat of the newly created County of
Orange. The development of southern California is general and Santa Ana in particular experienced a large boost in the
second half of the 1880s, when competition between the two railroads triggered a real estate boom.
Heninger Park was developed primarily between 1900 and 1930 and is one of the oldest neighborhoods in Santa Ana. Now
recognized as a historic area, the neighborhood is significant primarily for its concentration of homes built in the Colonial
Revival, Craftsman, and later revival styles. Brothers H. B. and Martin Heninger were responsible for developing and
platting the tract upon purchasing thirty-four acres of what was known as the Palmer Tract in 1907. The Heningers planted
trees, put in sidewalks and curbs, and paved the streets on what had been a barley field. Later they bought additional tracts
of ten and eighteen acres which they also platted and improved. These properties were known as Heninger Additions
Numbers 1, 2, 3, and 4. In 1921, Orange County historian Samuel Armor described the Heninger tracts as “… the finest
residence section of the city, built up with fine homes…,” adding, “ Mr. [Martin] Heninger and his brother have erected 150
houses on the property (Armor, p. 1777).”
The Heninger House is included in the Santa Ana Register of Historical Property and has been categorized as “Landmark.”
The house displays typical elements of the Colonial Revival style such as columns and boxed eaves and combines them
with massing indicative of the style’s Classic Box variant and windows and doors reflecting Craftsman influences. All
original exterior features of the Heninger House are character defining and should be preserved. These features include,
but may not be limited to: materials and finishes; roof configuration and detailing; bays; porch; doors and windows; and
architectural detailing such as columns and brackets.
